Graceland Apartments, athens-ga

Leased at Graceland for three years from 2023-2026, and my girlfriend lived in a different Graceland unit and had basically the exact same experience. I can honestly say that Graceland checks all the boxes for satisfactory living. Pricing and fees: Rent is cheap! In three years my rent had only increased by 20 dollars per month (excluding the monthly pet rent that was tacked on when I got my cat). No real hidden fees or add ons aside from standard utilities and parking. Utilities were always pretty reasonable price-wise, the electric would be higher in the winter but always pretty standard. State of the property: Both my apartment and my girlfriends townhouse were in really good shape with all things considered. Obviously there were some minor signs of wear and tear from previous tenants, but that's to be expected with student housing and it was never an issue. The only complaint I have is that the laundry facilities weren't the greatest, the machines were pretty outdated but they were still manageable nonetheless. Overall, really happy with how the property has been upkept. Management: This is the highlight of my time at Graceland. Kevin was great in every capacity. Always super quick to address repairs (with the few maintenance issues I've had). Always within a day of contacting him and sometimes within the hour, and 9 times out of 10 it was him doing the repairing. Super nice, personable, and invested in our lives, always wanted what was best for us. I've heard horror stories of management and rental companies in Athens, and I feel very fortunate to have lucked out with having Kevin. Overall had a great experience at Graceland and I truly believe there's few places in Athens that are comparable. I'm not really one to write reviews, but I'm moving out of state soon and the apartment search has made me realize just how fortunate I was.

Kevin Kline was an incredible landlord. The apartments are fairly priced and impeccably clean. I never had to worry about any issues with cleanliness here or worry about Kevin not fixing an issue, he always responded very quickly. They are always making improvements. I wish I could have stayed at Graceland longer!

Mark Rothstein was an awesome landlord. I have a dog he was more than happy to welcome into one of his units and was always super friendly/accommodating when I rented with him. Any repairs happened pretty quickly, he was considerate of my space and also was kind enough to pick up one of my packages and keep it safe for me while I was away on Christmas break. Overall, awesome experience renting through them. Be respectful to him and he will make your living experience grade A. Affordable, clean, and won't rip you off like many of the Athens rental companies.

I’ve lived at Graceland for 2 years now and I can say it’s one of the most well kept apartment complexes in Athens! Lynn, the landlord is very easy to get ahold of and she really cares about the comfort of her tenants! Maintenance isssues have been minimal and have been resolved within a few days, if not the day the issue arises! Rent is the best in Athens and the apartments are in a more quiet area but still only a 10 minute walk to campus! Definitely would recommend!

Graceland is a fantastic place to live in Athens, especially if you have classes on West Green. My apartment was an eight minute walk to the engineering building, just a few minutes from the bike path, and fifteen or so minutes from Court Street. The rent is fantastic for the location, and the landlord is very flexible and understanding. The apartment itself has a good layout with a deck, lots of storage, and a renovated bathroom. I highly recommend Graceland if you are looking for an apartment in the area while going to school at OU or even working at O'Bleness.
