Every month something new breaks, my AC has been broken for about 3 weeks now and in the winter my heat was broken. Genuinely kinda ridiculous for the price. Sometimes maintenance is speedy sometimes they are not. Genuinely depends on the week. Also, the hallways always stink, possibly because of the carpet. They aren’t cleaned nearly as frequently as they should be. The amenities are nice, that’s honestly what you’re really paying for. The units are nice as well, just alot of small issues that eventually pile up the longer you live here and realize it. Not terrible, but not the best.

I've lived at the yard for almost 2 years now, and the first year it was great. Still, the rent is expensive, the management is hard to communicate with, and my biggest issue is the security of packages. Last year, the situation was still dire. Many times, packages would be left outside the apartment building, but at least then, the leasing office would take packages for residents offering at least some security. This year, they've completely removed that. Their office doesn't even take packages anymore, and your package is MUCH more likely to be stolen/lost. Now, they have this colossal mess of a mail room. Your package could have been delivered 30 minutes ago, and you go to get it from the mail room, which is a SORRY excuse of a mail room just filled with shelves and labeled by floor with no security in site, and your package is lost/stolen. For reference, my sister and I have lost almost 4 packages now. My sister lost 1 early this year and then another one around now. I lost 2, one about last week and one this week. Then, when you go to the leasing office (when it's opened, which is hardly), they offer you practically no help. They've access to the secuity cameras and should at least help you figure out what happened to your package, but no this is too much of a request! There's no accountability from management, and they genuinely don't care if someone steals your package or you lose it. The circumstance is so terrible that I'm literally going to be delivering my packages to my friends' places because at least where they live, which is MUCH more affordable, they have security when it comes to their packages! Genuinely, I do not recommend this place, and maybe I would've a year ago, but now I can't wait to move into my new apartment.

I’ve really enjoyed living at The Yard Ann Arbor and it’s a solid 5 stars for me. It’s in a great spot on South Main, close to campus for an easy walk, right by downtown, and the private shuttle is a lifesaver on bad weather days. I like having my own bedroom in a fully furnished apartment with modern appliances, and the 24-hour gym, heated pool, and study lounges make it convenient to work out, relax, or get stuff done without leaving the building. The staff has always been quick to help with anything I’ve needed. Ask for Tara she is great.

Did a tour with my niece as she explored options for campus living after being in the dorms. After visiting serval apartments it was refreshing to have a tour guide, Zayaan, who was knowledgeable, personable and professional which truly helped us make our decision to choose The Yard.

I would give 0 stars if I could. They switched managing companies right in the middle of my lease and it turned off my autopay and changed the resident portal website and then they started charging me late fees for the rent because my auto pay was no longer on because THEY switched it off and then when I emailed and reset up my whole portal they said they would return my late fees they charged, but they never did. I even have it in writing via email AND text and I had gone to the office IN PERSON and was told my account would be credited back, but it never was. The office, by the way, is never open when it says it will be. The hours are supposed to be 10am-5/6pm during the week, but they consistently close early or take sporadic breaks during the day, without any notice. Even when they say they will open back up at a certain time, they do not. They will also send you a renewal lease to sign, without you ever agreeing to renewing your lease. They will also spam you with emails and texts asking for a lease renewal as early as 8 months in advance. They will charge you for the full month’s rent for August, but not let you move in until after the 24th. My list could go on…. The Yard is honestly not worth the rent.
