The Courtyards Student Apartments, ann-arbor-mi

Finishing my 4th year at the Courtyard Apartments, & I have so many good things to say. Their communication is top notch, their common areas are always kept nice & clean which makes it easier to lock in and study, the staff always gives me a big smile & is very helpful. The maintenance service is quick & efficient & they're all incredibly nice & don't make me feel like I'm inconveniencing them. It's pretty quiet for college housing. There are never any issues with people smoking which is really nice compared to other properties I've lived at. The trash is emptied & taken out almost daily so it never feels like it piles up. I feel safe walking around at night thanks to the exceptional exterior lighting. Needing a fob to get into any of the buildings makes me feel safe. The internet has been good for me, especially compared to the dorms, & there's always a spot in the parking garage for my car. They have a package locker where you get a code to get it when you get a package which is a great service they offer. I haven't had any issues with pests in the entire time I've lived here, & there not being any animals except for service ones has kept the property pet waste free, which as someone who is allergic to practically every animal helps me see Courtyards really cares about their residents. All in all, incredible experience living here. I hope if I have children Courtyards is still around so I can make sure my kids go here!

I coming onto a year and a half of staying in the courtyards and I can say that its been a mixed experience for the most part. Units are fully furnished, having my own bed and bath is awesome, walls are thin so sound easily passes through and you get your own washer and dryer and a fully done up kitchen Location wise its the best you'll get (on north campus) - NCRB next to you, Bursley in front if you want a meal plan, football pitch on the side for outdoor runners and tons of food spots behind as well as bus stops for both Bursley baits (S side) in front and the ride for Ann Arbor in the back (N side) I do believe that though stated in the lease there are often times extra fees that one wouldn't expect such as the recurring annual community fee or annual electricity startup fee though I have already been living here or the high cost of key replacement and they aren't necessarily willing to work with you/accomodate requests and are extremely strict with their rules even for special circumstances. Utilities(elec+water) are also a little high but not unmanageable at about 40-70USD per person per month for a 3bed3bath apt Outside that the support team (via the app) for any issues regarding the apartment such as leaks, damage etc are absolutely on point and very friendly as well as timely. In summation. If asked whether I'd like to live here again given the choice - yes I probably would

I’ve had a really good experience living at Courtyard so far. The location is super convenient for North Campus students. It’s close to the gym, library, dining hall, and bus stops, so getting around campus is easy without needing a car. The building itself is pretty new and well maintained. The management team has also been very responsive whenever there’s a question or maintenance request, and they do a good job keeping the property clean and organized. Overall, I’d definitely recommend Courtyard to other UMich students looking for a convenient and comfortable place to live on North Campus.

They kicked my son out of his apartment on one days notice for some apparent structural issue, an issue that they did not describe to us. When he returned, there were temporary support beams in the living room which apparently were going to stay there all year. It is not clear why they are there. It is impossible to reach them -- their AI phone service routinely hangs up on you. I have notified the City of Ann Arbor building inspector because I have not gotten answers. i should mention that they told my son at the time that they would provide accommodations in a local hotel. when he got they that night, that turned out to be incorrect. he scrambled to find a couch to sleep on at a friends that night. fast forward to december 2025. they want to start doing repairs on apartment three days before my son is leaving ann arbor for winter break. and their solution: find a friend to stay with. really??! they are out of their mind. complete nonsense. these people are the worst. "Opening the dialogue" means asking you to leave your apartment and sleep on a friend's couch for three days. See screenshot of the conversation and decide for yourself.

I’ve lived at Courtyard Apartments for two years, and it’s been great. The staff is awesome — Kal and Dylan in the leasing office are always super helpful, and maintenance is fast and reliable. The community events are actually fun, they had a cool Lego one and also bring in emotional support dogs around exam days. The location being right next to the North Campus Rec Building gave me no excuse to use it, and it is across from the Bursley-Baits bus stop, so it wasn't hard not having a car.
