I'd give zero stars but alas. Consider your choice of renting carefully if you mind your finances. Cabrio property, the company which manages this property will be strict and borderline mean when it comes to enforcing their policy but when it comes to delivering contractual obligations to tenants, they'll relax and take their time. EDIT #3: Where do I even start. On 9/27/2025 I reported what appeared to be fecal waste sitting on a shelf in the basement storage area. They opened a ticket, marked it closed, wrote "sending the cleaners." I checked again on 1/7/2026 — still there. 1/8 — still there. 1/9 — still there. Three months and counting of a biohazard in a shared space they claim was "addressed." They only cleaned it up after I reported it to the city and the Michigan Sanitation Department. New Year's Eve 2025 into 2026, a pipe burst under my kitchen sink and flooded my unit. Maintenance came, fixed the pipe, and left. That's it. No water extraction, no moisture cleanup — just a towel. Their work order says otherwise but I had a witness present. When I brought this up a week later they denied there was a problem, called the flooding "limited" and "largely contained." It took them until 1/9 to even schedule someone to come check — nearly two weeks after the flood. Then on 1/24/2026 my heat went out during a cold storm. Unit dropped to 55°F. Took about 5 hours for someone to show up with a single space heater. Heat wasn't actually fixed until 2/3 — that's 10+ days with no working heat in a Michigan winter. I sent a formal rent abatement request on 2/6 citing the city housing code. As of today 2/11, no response. They did however find the time to ask for their space heaters back. I've asked multiple times for a mutual lease termination because of all this. Denied every time. So they won't fix the problems but they also won't let you leave. Literally holding their tenants hostage in cold wet apartment during the winter. Make it make sense. Oh and if you're looking at their website and see that nice 4.8 star rating, go check Birdeye where they actually have a 3.8. Tells you everything you need to know. EDIT #2: It's now been 35 days since I requested the electrical service in Edit #1. One person came to take a look, said will come back and NEVER came to fix the issue. I still have re-reroute where my microwave is plugged, and everytime I turn on the stove and it doesn't work, I have to go out to spend money on take out. This is not the only issue i have encountered with them now, they will ghost you and leave your apartment looking half done. EDIT #1: turnover to get an electric issue fixed: 3 business days. I had nothing to cook on for a full weekend and the three days they took before coming to fix it. I don't know if that's common but when I called apparently it was not an emergency.

Pros: - Location. There are a couple of bus stops right outside the complex serviced by the 30, 31, and 34 lines, and it's a 10 minute walk to the 61/32 stop on Miller. It took me around 20 minutes to commute to central campus by bus. The area has decent bike accessibility and is right next to West Park. - Kitchen. Appliances and cabinets are nice (in the renovated units). - Laundry. Washing and drying are $1.50 each, which is cheaper than most places. Cons: - Heating and water issues. Our heat went out three times and our hot water went out twice during the winter, and each time, the issue took 2 - 3 days to resolve. The running water once went completely out for 2 days as well. - Lack of natural light. The 2bd apartments all have north and south facing windows, but the south facing windows are all covered by an awning (2nd floor) or balcony (1st floor), leaving the common room and kitchen perpetually dark. There is almost no direct sunlight in the apartment at any time of the year.

The hot water and heating system are broken all the time. I don't even know how they passed the inspections. And they are gonna raise the rent next year. This is definitely the worst apartment I have ever lived. I would never ever lived in this apartment even if they give me 50% discount.

Terrible apartment complex. Constant heating, wifi, electrical, and laundry machine issues. Currently have to walk through snow to the gym to take a hot shower because the hot water is broken and they need 3 days to fix it.
