Worst property I’ve ever lived in. Maintenance is extremely slow. Our AC has been broken for two days while it’s over 97°F outside. All they did was drop off a portable AC, but they didn’t even hook up the exhaust hose correctly. It ended up blowing cool air while dumping hot exhaust right back into the apartment, so it was basically heating and cooling the unit at the same time—completely useless and a total waste of energy. To make things worse, water from the AC was leaking all over the floor. I ended up coming home and fixing the exhaust hose myself. Even after I told them how extremely hot the apartment was, no one came to fix the actual AC. I can’t even stay in my apartment during the day because it’s unbearably hot. At night, the upstairs is still extremely hot and humid, and I haven’t been able to sleep properly for the last 2–3 days. As I’m writing this review, the AC is still not fixed. Really disappointing experience and completely unacceptable during a heat wave.

My friend actually toured it for me, the pictures looked great and I cannot wait to explore around Ames with this as my base point.

Unfortunately, I would never choose to live here again. The amenities are great (when they work). However, the pros of this place do not outweigh the cons. First, the communication is horrible. The management is awful at responding and following up when they say they will. Weeks of no communication. Random bills that get added to your account for no reason. Not sure why they charged some people a cleaning fee, when they do not clean. I moved into an apartment with dead bugs all over and random hair. The carpets were disgusting and clearly never cleaned. Hair in the fridge? The window didn’t have a screen on it. Oh and can’t forget the random holes/ pain missing all over the walls. Very overpriced for how terrible the place is. Heard of some people who got double charged on rent, and their rent went up $30 randomly and no one knew why? The extra money they give you off, they will definitely take away randomly and not tell you. When you submit maintenance request:- be ready to never get anything fixed. They’ll delete your request without even a word. Neighbors are screaming and throwing stuff around/ honking horns at 2am on a Tuesday night. Overall, I did not have a great experience here and I will never choose to live here again.

The Quarters is so so clean! Their model unit is also so smells good and the staff are wonderful. I have lived here for a year and I love it so much I renewed! They also did a good job w my roommate matching which was a concern! Definitely would check them out

While The Quarters at Ames has the potential to be a great living community, my experience has been largely frustrating due to consistent maintenance issues, poor communication, and a lack of follow-through from management. The biggest concern is the pool — which is heavily advertised as one of the main amenities — yet it has barely been functional all summer. It’s been closed multiple times due to ongoing issues, with little to no clear communication about the cause or timeline for reopening. If you’re going to promote luxury amenities, they need to be reliably maintained. Maintenance as a whole is unreasonably slow. Requests often take far too long to be addressed, and there’s an unprofessional attitude that makes residents feel like their concerns are an inconvenience. Many problems were clearly present before move-in and should’ve been resolved beforehand. Residents are paying too much to be treated like afterthoughts. The front desk staff is friendly, but upper management needs to re-evaluate priorities. There seems to be more effort going into social media presence than into the actual quality of living here. It’s disappointing to see TikToks and Instagram posts being pushed out while basic repair and amenity issues go unresolved. If management truly wants to improve, here’s what needs to happen: • Hire more responsive, professional maintenance staff who can resolve issues in a timely manner. • Communicate clearly and consistently about delays or closures, especially for key amenities. • Focus less on image and more on resident satisfaction. • Conduct regular inspections and proactive maintenance before move-ins. • Take resident feedback seriously — not as complaints, but as an opportunity to improve the property. This place could be worth the cost if the effort matched the promises. But until then, I can’t recommend it in good faith. Residents deserve better than excuses and delays — they deserve reliability, respect, and accountability.
