Copper Beech Townhomes - Ames, ames-ia

I moved into Copper Beech at the beginning of this school year, and my experience has been great so far. The maintenance staff does a great job communicating when appliance issues need to be fixed and keeps us updated on when they will be coming. Harley in the front office is so sweet, remembers the residents, and is very attentive. Any issues we have had were worked out quickly by Jake, Joey, and Harley. I really appreciate how responsive and helpful the team has been!

I love living here! The office staff is very nice and communicative, and maintenance always responds in a timely manner. I love how spacious the apartments are and enjoy all the benefits the clubhouse has to offer!

I have previously posted positive reviews of Copper Beech but as others have mentioned in their reviews, the quality of Copper Beech has drastically declined since new management stepped in during October 2025. As others have mentioned, there have been countless issues and delays with pool maintenance, office and unit renovations, parking lot fixes, and porch/deck cleanings. HOWEVER, most discouraging and frustrating has been the move out process with this new management. My roommates and I moved in early sat year to an “as is” unit. The first unit we were placed in was so damaged that they had to switch us to another one that wasn’t as damaged as the first one the day of. For example, the first unit was missing carpet on the stairs and other broken pieces of furniture in it. We completed a move in inspection form at the direction of the old management to document the “as is” condition of the unit we moved in to. Now, after moving out and cleaning the unit to the point where it was far cleaner than when we moved in, the new management at Copper Beech is dropping insane charges for its condition. We had old furniture (light colored wood, not even the newer black furniture the old management was transferring to) in our unit. Old management said they were working to complete the new furniture swap in our unit but never got to it. Now, management has charged us for having the old furniture. We followed their formal complaint and dispute process, only to be told that unless we have documentation or photos from move in, the charges will still apply and they told us they do not have our move in inspection form that we had completed. Nonetheless, I had an excellent time at Copper Beech prior to the new management. The staff was kind, the communication prompt, and the community amenities and events were accessible and fun. I caution those who are living there now or looking to rent, and advise that you take photos, document everything, and take proper legal action if necessary.

I love living here! The rent is affordable and the homes are nice! When we need something fixed, maintenance is at our house really quickly to help! The office events every month are so nice too! The only annoying thing is that you have to get mail through the front office, but other than that it’s great!

Don’t live here, it’s overpriced for what you’re getting. Cheep interior thin walls creaky floorboards. I couldn’t get in the first night because you have to pull with your whole weight while twisting the key. Not to mention all the amenities they “offer” are only available 4 hours out of a day. Not to mention good luck having guest because they give out only 10 guest passes a day and they get taken up in the first 15 minutes of them opening. Super stingy, and the staff is absolutely terrible and rude.
