London College of Fashion forms part of University of the Arts London. The college moved into its East Bank campus in September 2023, bringing courses, staff, technical facilities and specialist resources under one roof for the first time.

The building has 16 floors and supports subjects throughout fashion design, business, communication, media, beauty, footwear, accessories, costume, textiles and cosmetic science. Facilities include sewing and sample rooms, make-up studios, science laboratories, technical workshops, digital modelling equipment, virtual and augmented reality facilities and wearable-technology resources.

The second-floor library holds approximately 85,000 books, more than 390 print periodicals and 20,000 electronic journals. Its materials collection allows learners to examine textile samples alongside fashion archives and specialist publications.

LCF’s East Bank campus also includes student lounges on floors 4, 6 and 8, a tenth-floor canteen and evening bar, terraces, study areas and public exhibition spaces. The college shares the East Bank cultural district with UCL East, Sadler’s Wells East, V&A East and BBC Music Studios.

Use that postcode when checking every room and route. Older references to LCF buildings in Hackney, Lime Grove, High Holborn or Oxford Circus no longer represent the main campus.

LCF’s East Bank building has its own social spaces rather than functioning only as a teaching tower.

Student lounges occupy the fourth, sixth and eighth floors. The tenth-floor canteen becomes a bar in the evening, while the ground-floor café provides a less formal place to meet between classes. Terraces and outdoor areas connect the building with Stratford Waterfront and Queen Elizabeth Olympic Park.

Arts Students’ Union represents LCF learners and organises societies, sports clubs, cultural events, workshops and campaigns. Its clubs cover sport, creative interests, faith, politics, culture and the environment.

The East Bank cultural programme brings exhibitions and public events into the college building. V&A East Storehouse, Sadler’s Wells East and UCL East add further events around the park.

Westfield provides cinemas, restaurants, shops and gyms. Hackney Wick adds independent venues and canal-side places, while Victoria Park offers more open space west of campus.

The Olympic facilities remain part of the neighbourhood. London Aquatics Centre, Copper Box Arena and Lee Valley VeloPark provide swimming, fitness, indoor sport and cycling within or near the park.

Student Services operates from the first floor at East Bank. The campus also has wellbeing rooms, a multi-faith room, showers, changing areas and secure lockers.

Stratford and East Village

Stratford gives LCF its most practical address. The campus, Westfield Stratford City, Stratford station and Queen Elizabeth Olympic Park all occupy the same part of E20.

Hawthorne House lies about 15 minutes from college on foot. Stratford One also places residents close to the station and the Olympic Park. A room in East Village can make walking or cycling possible throughout most of the year.

The neighbourhood covers nearly every everyday errand. Westfield has large supermarkets, pharmacies, shops, restaurants, a cinema and gyms. Stratford Centre adds lower-priced food shops and local services on the other side of the station.

The college route needs checking in person because railway lines, waterways and large developments affect how pedestrians cross the area. A building that looks beside the East Bank on a map can require a longer route through the station or around the park.

Stratford also remains busy. Construction, rail traffic, Westfield visitors and major events at London Stadium can change the noise around a property. Ask which direction the bedroom faces before paying extra for a high floor.

Hackney Wick and Fish Island

Hackney Wick puts the creative side of East London beside the campus week. Studios, independent cafés, canal paths, music venues and converted industrial buildings occupy the area around the station and waterways.

Wick Park gives LCF one of its shortest official hall routes. UAL estimates the walk at 12 minutes. The residence stands between Victoria Park and Queen Elizabeth Olympic Park, making college, green space and Hackney Wick accessible without a daily train.

The route works particularly well for fashion design, performance, styling and media learners who expect long days in workshops or studios. Walking home also avoids the crowd around Stratford station after concerts and football matches.

Hackney Wick has fewer large supermarkets than Stratford. Residents may rely on local convenience shops, deliveries or a weekly trip towards Westfield.

Canal-side routes can feel quiet late at night. Use the main streets after evening sessions and check the building entrance during the hours you expect to return.

Bow

Bow lies south-west of East Bank and connects with Stratford through buses, the DLR and cycling routes.

The area has supermarkets, cafés, local food shops and access to Victoria Park. It feels more residential than central Stratford and often carries lower rents than new buildings beside the Olympic Park.

The exact street decides the journey. A room near Bow Church DLR can reach Stratford quickly, while an address closer to Mile End may work better by bus or bicycle.

Wick Park occupies the Hackney Wick side of Bow and offers a short college walk. Other properties farther south need a route check before they join the shortlist.

Bow can suit a group renting a conventional flat. The household may gain more communal room than a student residence, although utility accounts and maintenance become the tenants’ responsibility.

Mile End and Stepney Green

Mile End has a large student population because Queen Mary University occupies the area. That brings managed student accommodation in London, private flats, supermarkets, inexpensive food and reliable transport.

Rahere Court stands opposite Queen Mary and currently lists en-suite rooms and studios from £330 per week. The Central line reaches Stratford directly from Mile End, followed by the walk through the Olympic Park.

Stepney Green uses the District and Hammersmith & City lines, so the fastest East Bank route may involve a bus, cycle or interchange. Do not assume that every nearby Underground station provides the same campus journey.

Mile End works for someone who wants an established student district outside the Westfield area. The daily train fare and station walk still belong in the budget.

Leyton and Leytonstone

Leyton stands one Central line stop from Stratford. Leytonstone adds another stop while usually offering more conventional houses and flats.

Both areas can lower the rent compared with East Village. Larger supermarkets, high streets and local markets also make routine spending easier to control.

A property close to the station can give the East Bank a manageable door-to-door journey. A cheaper room deep inside a residential street may add a bus before the Central line, removing much of the benefit.

Leyton also works for cycling. The route towards Stratford avoids central London and can take less time than public transport from some addresses.

Private houses dominate many local streets. Check heating, insulation, deposit protection and the landlord’s repair process before signing.

Bethnal Green

Bethnal Green places LCF four Central line stops from Stratford. It also gives residents Shoreditch, Columbia Road, Victoria Park and local markets nearby.

Blithehale Court currently begins at £279 per week. Every room has a private bathroom, while studios add an individual kitchen. Utility bills form part of the advertised rent.

The area suits someone who wants a direct campus train and regular access to central East London. The journey becomes more expensive than walking from Stratford or Hackney Wick, especially over a full academic year.

Bethnal Green Underground station can become crowded during peak periods. Leave additional time before assessments, presentations or booked technical sessions.

Whitechapel

Whitechapel gives LCF an Elizabeth line connection to Stratford. The train portion takes only a few minutes, although the full trip includes the station walks at both ends.

The neighbourhood contains supermarkets, markets, fabric and trimming shops, restaurants and the Royal London Hospital. Brick Lane and Spitalfields remain reachable on foot.

Private student buildings around Whitechapel frequently charge more than comparable rooms in Leyton or Bow. The location gains value when a learner also has work, placements or events around the City and Shoreditch.

Whitechapel has several transport choices, but only the Elizabeth line goes directly to Stratford. Check disruption alternatives before relying entirely on one service.

Walthamstow

Walthamstow often provides more space for the same rent than Stratford or Bethnal Green. The area has large supermarkets, Europe’s longest outdoor street market, independent shops and residential streets.

The most convenient LCF route normally uses the Overground towards Wood Street or Leyton Midland Road followed by a connection, or the Victoria line with an interchange. Some bus routes also reach Stratford.

That means the precise address matters more than the neighbourhood name. A flat near Walthamstow Central can still require 30 minutes or more door to door.

Walthamstow suits fewer campus days, a larger room requirement or a household that wants to stay outside the main student-residence districts. The rent saving needs to justify the extra journey.

UAL hall bookings for 2026–27 are open, but room availability changes quickly. Applicants need an accepted UAL offer and an eight-digit student identification number before they can access the accommodation portal.

The two clearest hall choices for LCF are Hawthorne House and Wick Park.

UAL publishes all utility bills and basic contents insurance within its hall fees. Payment structures differ between university-managed and partner halls, so applicants should read the instructions attached to the individual offer.

Hawthorne House

Hawthorne House opens as a new UAL partner hall for 2026–27. It occupies Farthingale Walk in Stratford, approximately 15 minutes from LCF on foot and five minutes from Stratford station.

The residence has 366 rooms for UAL learners. Flats contain five to seven en-suite bedrooms around a shared kitchen.

UAL offers 251 partially funded rooms at £185.10 per week under a 42-week tenancy. The remaining 115 standard rooms cost £330 per week for 45 weeks. Eligibility checks apply to the funded category.

The £185.10 room costs £7,774.20 over the contract. The standard room reaches £14,850. Both residents use the same general property facilities, so the funding decision changes the total by more than £7,000.

Hawthorne House includes a gym, cinema room, karaoke and games rooms, study spaces, bicycle storage and a roof terrace. Its Stratford address also reduces regular transport spending.

House of Student currently marks its separate commercial allocation at Hawthorne House as fully booked. That page displays prices from £355, which differ from UAL’s official 2026–27 allocation. Use the UAL portal for the university hall rates and treat the commercial page as a separate contract source.

Wick Park

Wick Park occupies Stour Road near Hackney Wick. UAL places the college walk at approximately 12 minutes.

All 168 UAL rooms have an en-suite bathroom. The partially funded category costs £246 per week for 39 weeks, while the standard room costs £348 for 43 weeks. Both bedrooms measure approximately 12 to 14 square metres.

The funded tenancy totals £9,594. The standard contract reaches £14,964. A person accepted for the lower rate saves £5,370.

Each flat has its own laundry equipment, which removes communal washing-machine queues and separate machine fees. The property also includes a gym, library, study areas, karaoke room, private dining space, courtyard and weekly cleaning of shared kitchens.

Commercial listings for Wick Park currently begin at £369 per week under a 51-week agreement. That is not the same as the UAL room allocation. At £369 for 51 weeks, the contract would reach £18,819.

Emily Bowes Court

Emily Bowes Court stands near Tottenham Hale station and provides 270 en-suite rooms for UAL learners.

The 2026–27 rate is £274 per week over 42 weeks, giving a full rent of £11,508. UAL lists the hall as having good connections to London College of Fashion.

Tottenham Hale does not provide the same simple campus route as Stratford or Hackney Wick. Test the complete journey before choosing the room because the route may involve rail, bus or an interchange.

The 42-week contract makes the total more competitive than several private rooms with a lower weekly figure and a 51-week tenancy.

The Costume Store

The Costume Store occupies North Acton in West London. Its standard en-suite room costs £231 per week, while studios begin at £330. Both use 50-week contracts.

The standard room totals £11,550, which looks attractive beside private Stratford prices. The address creates a long cross-London commute to East Bank.

This hall deserves consideration only when the price, room format or other commitments in West London outweigh the daily travel. A fashion course with frequent technical bookings will make the journey particularly tiring.

Private Student Accommodation Near LCF

Stratford One

Stratford One occupies International Way beside Stratford station, Westfield and the Olympic Park.

The property lists en-suite rooms and studios. Its current headline starts at £305 per week, although the live 51-week Medium Standard Double En-suite example also appears at £305, creating a full rent of £15,555.

The residence includes utility bills, Wi-Fi and contents insurance. Residents also gain access to study rooms, a cinema room, gym, social spaces, bicycle storage and a 24-hour concierge.

Stratford One works well for LCF because most days can begin on foot. Check rail and construction noise, particularly for bedrooms facing the station or active developments.

UAL will no longer use Stratford One as an official hall after August 2026. Private bookings remain separate from that change, so read the provider contract and do not assume UAL manages the tenancy.

Blithehale Court

Blithehale Court occupies Witan Street near Bethnal Green Underground station.

Current rooms begin at £279 per week. Every bedroom has an en-suite bathroom, and studio residents also receive an individual kitchen. Bills form part of the rent.

A 51-week room at £279 totals £14,229. That costs less than Stratford One at its current starting rate but adds a daily Central line trip.

The building includes study space, a communal lounge, games facilities, an outdoor courtyard and bicycle storage. Reviews on the current page vary considerably, so inspect the room and read recent comments before booking.

Rahere Court

Rahere Court occupies Toby Lane in Mile End and provides private en-suite rooms and studios.

Current prices begin at £330 per week. Electricity, gas, heating, water, Wi-Fi and contents insurance form part of the advertised rent.

The route to LCF can use the Central line from Mile End to Stratford. The station walk and East Bank route need adding to the train time.

The property has a communal room, courtyard, bicycle storage, laundry and secure entry. Recent reviews include both strong praise and serious complaints about maintenance and management, so a live viewing matters.

Pacific Court

Pacific Court currently advertises private rooms and studios from £339 per week.

The residence gives access to East London transport and includes bills under its student contracts. A 51-week agreement at the entry price would cost £17,289.

The location needs checking against the exact room address and route to Stratford. A property may appear close in straight-line distance but require a slower bus or rail interchange.

Compare Pacific Court with UAL’s standard Wick Park room. The weekly difference is small, but Wick Park gives a much shorter college walk and a 43-week contract.

What the Contract Does to the Price

A weekly rate should never decide the shortlist on its own.

The Costume Store costs £15 less each week than Wick Park’s funded room, yet its 50-week tenancy makes the final rent £1,956 higher. It also creates a much longer college journey.

Stratford One looks cheaper each week than standard Hawthorne House. Its longer contract makes the full rent £705 higher.

A postgraduate course may require close to 50 weeks in London, which changes the calculation. UAL’s standard 2026–27 postgraduate term continues into September, while the undergraduate teaching year finishes in June. Match the tenancy to the course calendar before treating summer weeks as unnecessary.

En-suite Room

An en-suite room gives one resident a private bedroom and bathroom. Flatmates share the kitchen and, in many buildings, a lounge.

Hawthorne House, Wick Park, Stratford One, Blithehale Court and Rahere Court all use this format.

The kitchen deserves a proper inspection. Fashion learners often keep irregular hours during production weeks, so fridge shelves, preparation surfaces and oven capacity matter more than a staged photograph suggests.

Ask how many bedrooms share the kitchen. Five residents at Hawthorne House create a different routine from a larger cluster elsewhere.

Shared-Bathroom Room

A shared-bathroom room keeps the bedroom private and places the bathroom outside it.

The format can lower the weekly price in UAL halls farther from Stratford. Very few current UAL options close to LCF use it because Hawthorne House and Wick Park provide en-suite rooms.

Count showers and toilets before booking. “Shared bathroom” does not explain how many people use the facilities.

Studio

A studio includes a private bathroom and kitchenette in one self-contained room.

Stratford One, Rahere Court, Pacific Court and commercial rooms at Wick Park all include studios. Prices usually exceed £400 per week in Stratford once an available category is selected.

A studio can support irregular working hours and provide quiet after a long technical day. The kitchenette may offer limited storage, a compact refrigerator and two hob rings.

Check the floor area before paying the premium. A self-contained room can still feel cramped once garment bags, suitcases, shoes, portfolios and project materials enter the space.

Private Room in a Shared Flat

This arrangement gives one resident a lockable bedroom and keeps the kitchen, lounge or bathroom communal.

Managed student residences often include utility bills and maintenance within the rent. A conventional shared flat may leave tenants responsible for every account.

The room can offer better value than a studio without requiring a shared bedroom. Check the storage and household size before choosing it.

Twin Room

A twin room places two beds and study spaces inside one bedroom.

This format can reduce rent in London, although neither Hawthorne House nor Wick Park uses it for its main 2026–27 LCF allocation.

Confirm that the displayed rate applies to each person. Providers almost always advertise twin-room rent per occupant.

Two fashion students can fill a bedroom quickly. The floor plan needs to accommodate clothing, suitcases, equipment and coursework for both residents.

Private House or Flat

Leyton, Bow, Walthamstow and Mile End contain conventional houses and flats rented through landlords or letting agencies.

These properties can give a friendship group more room and lower rent per person. The household may need to arrange gas, electricity, water, broadband and cleaning.

Check the deposit scheme, licence requirements, guarantor conditions and joint-liability clause. One housemate’s missed rent can become the whole group’s responsibility under many joint agreements.

The strongest lower-cost choices come through UAL’s partially funded rooms. Eligibility checks apply, and the number of places remains limited.

Hawthorne House’s funded room provides the lowest current rent and one of the best locations. The difference between funded and standard rooms in the same building reaches £7,075.80.

UAL’s funding team checks eligibility for partially funded rooms. Applicants cannot assume that the lower price applies simply because the category appears on the room table.

A cheaper private room in Leyton or Walthamstow can also work, but utility bills and transport must enter the comparison. A £230 bedroom with £25 in weekly bills and travel does not cost £230 in practice.

Weekly Budget Beyond Rent

UAL estimates average annual London expenses at £19,750 for 2025–26. Individual spending changes with rent, transport, course materials and personal habits.

Wick Park includes washing machines inside apartments, which can remove communal laundry charges. Hawthorne House uses an on-site laundry.

Fashion costs rarely stay equal from week to week. A research period may need little. A project deadline can bring fabric, printing, trimmings, model-making, photography or portfolio expenses.

International Student visa applicants studying in London currently need to show £1,529 per month for up to nine months, unless an exemption applies. This amount belongs to the immigration process and does not represent a recommended personal budget.

Walking from Stratford

The route from Stratford station crosses the Olympic Park towards East Bank.

Allow 10 to 20 minutes depending on the station exit, crowd levels and familiarity with the route. Stratford is a large interchange, and reaching the correct exit can add several minutes.

Winter access at the college can change because the front and side entrances may close. UAL directs visitors to the waterfront mezzanine route during those periods.

Stratford Station

Stratford has Central, Jubilee, Elizabeth line, DLR, Overground and National Rail services.

The Elizabeth line gives quick access to Liverpool Street, central London and Heathrow. The Central line connects with Mile End, Bethnal Green, Leyton and Leytonstone. The Jubilee line links Stratford with Canary Wharf, London Bridge and Waterloo.

Use the actual door-to-door time. A seven-minute train still needs the walks through two large stations.

Stratford International

Stratford International serves high-speed rail towards St Pancras and Kent. The DLR also connects it with Stratford’s main station.

The station works particularly well for East Village and Stratford One. Check which station entrance gives the shortest route from the property.

Hackney Wick

Hackney Wick station uses the London Overground. Wick Park lies approximately 15 minutes away from the station, although the college itself can be reached more quickly on foot from the residence.

A train is unnecessary for the normal LCF journey from much of Hackney Wick. Walking through the park often takes less time.

Buses

Routes 339, 488 and 276 serve the Wick Park area. Stratford has a much larger bus network covering Bow, Leyton, Walthamstow, Hackney and east London.

Buses can provide a useful backup when rail services close or a resident carries large work. Peak traffic around Stratford can make journey times inconsistent.

Cycling

Queen Elizabeth Olympic Park has traffic-free paths and cycle routes connecting East Village, Hackney Wick, Bow and Stratford.

Cycling can shorten the route from Leyton and Mile End. Secure bicycle storage at both the accommodation and campus should form part of the room check.

Fragile projects, garment bags and large portfolios may need a different travel plan. A bicycle cannot handle every submission day.

Airport Travel

The Elizabeth line connects Stratford with Heathrow without a central London change.

London City Airport can be reached through the DLR. Stansted journeys usually travel through Tottenham Hale or Liverpool Street, depending on the service.

Early departures need a separate timetable check. The first public service may not arrive early enough for check-in.
