NEVER BOOK WITH THEM. I have lived here for 3 years (I have attached my tenancy agreement with them for your review). Here is what you can expect: 1. Inefficient property management. The front desk does not have a proper SOP, and the staff are unprofessional. When packages or letters arrive, residents cannot collect them directly. Packages must first be manually registered, and letters must be manually placed into the mailboxes. Even if you can clearly identify your own package, they will stop you from collecting it and ask you to wait for their email. However, in my experience, it usually takes them 1-2 working days to register your package, and sometimes the notification never arrives. In that scenario, if you ask to check whether your package has arrived, they would probably tell you to go back and wait for the email, and things would get stuck from their end. The same problem applies to letters. I once asked them about the process, and they told me, and their reply is "every night we will put new letters in the mailbox", but most of the time, it took A WEEK for them to do this, and of course, they would stop residents from checking letters themselves for “privacy reasons.”, and every time, you need to disclose your private details by explaining to them why the letter is important and they would let you search your letter reluctantly. 2. Poorly maintained facilities. The elevator on the Pear Tree Street site of the property has always been breaking down, the issue you would encounter include, but not limited to 1) some buttons are broken and no longer respond, 2) Serious problems with the door sensor causing it to keep opening and closing, 3) For some unknown reason, the elevator would stop on a certain floor and didn't respond when any button was pressed. These happen not just once or twice per year; in my experience, they would continue for a season or longer, they would send their maintenance team to do some repairs, usually taking 3 working days, and the elevator would break again after about a week. During this long period of time, it seems impossible for the staff to notice that the elevator may pose a potential risk to residents. 3. The shared kitchen is always messy. Residents here rarely clean the kitchen after using it, some people would leave their garbage in it, and the refrigerator would contain some food that hasn't been taken out in a long time. This did not happen only in the last few months; it has been happening for almost the last two years of my tenancy. When the kitchen becomes extremely messy, management sends an email to residents, but no one responds, and nothing changes. This is not simply because people are sharing a kitchen. I have lived in a similar property in Hong Kong, and the kitchen there was much cleaner because they had clear rules for using the kitchen and clear disciplinary measures. That is exactly what is missing here. 4. Smoking is an issue. During my second year living here, literally every night, people were smoking in their rooms, and that smell often woke me up at night because it made me choke. Many people also smoked marijuana in the yard where there are windows and rooms all around, and at the same time, they make a lot of noise, which often keeps me from falling asleep. 5. Poorly maintained laundry facilities. Similar to the elevator, the laundry room is poorly maintained. They outsource their laundry services, so technically it may not be entirely their fault, but the laundry room is still part of the accommodation experience and should be properly monitored. Though the situation became better after they made a major renovation at the start of 2026, dryers and washing machines were still always broken and often unavailable for weeks unless residents reported the problem. But according to my experience, even if you report, even when residents reported the problem, the machines often broke again, and the worst part is that you never know whether a dryer will actually work. You may pay more than GBP 2 only to end up with a basket of wet clothes.

I had a great experience living at iQ City. The facilities and amenities are excellent, and the staff are always friendly, approachable, and incredibly helpful. Will never book with them again! 1) The manager Maryam always seems rude and unhappy to help. If you work with customers, then try to develop at least a bit of empathy and a kind attitude! A huge thank you to Ravi though for always being kind. 2) Constantly found silverfish in the room and saw mice in the hallways. 3) Some security guards are also very rude, when I tried to ask for some help they looked very annoyed. 4) The fire alarm is really annoying. Goes off every week for 10-15 mins nonstop… Did not let me properly work sometimes. 5) The treadmill in the gym got broken and was not fixed for 7 months! 6) The studios are definitely not worth the price!

My son stays at this accommodation, the girls at reception come across as standoff ish, however there's one staff member called Rav who my son likes. He is consistently helpful with practical matters and takes the time to assist when needed. From our experience, he has been the most reliable point of support for my son during his stay.
