About this property
When it comes to student accommodation in London, iQ City doesn’t just tick boxes—it redraws them. Perfectly placed near Barbican and Old Street, this sleek property makes sure your uni life feels less like surviving and more like thriving. From modern en-suite rooms to fully kitted studios and apartments, this is where your London chapter gets a very polished start.
First things first—location. Sitting in the beating heart of Clerkenwell, iQ City is a stone’s throw from City University London, and a short hop to UCL, King’s, and the London School of Economics. Forget long, soul-destroying commutes—your desk is closer than your Deliveroo driver.
The building itself is all about that balance. Whether you’re after independence in a studio apartment or a community vibe in shared flats, iQ City’s mix of options gives you full control. All rooms come with high-speed WiFi, private bathrooms, and modern furnishings that make “student digs” sound like a bad 2000s stereotype.
The amenities? Oh, they’re the flex. A private gym saves you from London membership fees. A cinema room? Perfect for post-lecture Netflix binges with friends. Dedicated study areas? Ideal for essay warriors who occasionally forget libraries exist. And when you’re over the books, communal lounges and social spaces keep the vibe buzzing.
Worried about bills? Don’t be. Everything here is all-inclusive student accommodation, which means no monthly maths breakdowns over WiFi, heating, or electricity. Just one payment, and you’re free to spend the rest on flat whites and concert tickets.
And let’s not forget—you’re in one of the most connected corners of London. Old Street, Barbican, and Farringdon stations give you tube access to the entire city. Whether it’s Shoreditch brunches, Soho nights, or Camden gigs, London life is literally at your doorstep.
In short, iQ City isn’t just where you live. It’s where you live your London story.
If London life is a movie, iQ City is the set you’ll want to shoot on. This isn’t just about a roof over your head—it’s about student housing in London that doubles as a social hub, study haven, and personal sanctuary all rolled into one.
Facilities first. The on-site gym means you can roll out of bed and into your fitness routine before breakfast. The cinema room keeps your evenings interesting, whether it’s a Marvel marathon or late-night rom-com screenings. Dedicated study lounges give you that “fake library” experience—quiet enough to work but comfy enough to not feel like punishment.
Safety is a given here, and it’s serious business. With 24/7 staff, secure entry, and CCTV, iQ City lets you focus on classes and social life without stressing about your stuff. For international students especially, it’s a sigh-of-relief moment.
Then there’s the social life. Communal areas act like magnets—you’ll never struggle to meet people when everyone’s hanging out, gaming, or making late-night snacks. The property also hosts events that keep the vibe strong and make it easy to turn flatmates into lifelong friends.
The real kicker, though, is the blend. iQ City manages to be lively without being overwhelming. Want peace and quiet? Retreat to your private studio flat. Want community? Head to the lounge. It’s the perfect setup for both extroverts and introverts.
In short: you get the facilities of a luxury apartment block, the safety of a fortress, and the social perks of a uni hall—all bundled into one.
Living at iQ City puts you smack in the middle of London student life at its best. Clerkenwell, Shoreditch, and Barbican aren’t just cool neighbourhoods—they’re practically a cultural buffet.
Hungry? Exmouth Market is minutes away, brimming with street food stalls and indie coffee shops that will destroy your meal prep plans. Shoreditch’s bars, rooftop hangouts, and late-night eats guarantee your social calendar will never gather dust.
Culture vultures? The Barbican Centre is on your doorstep, serving up art exhibitions, theatre, and live music. Fancy something historic? St. Paul’s Cathedral and the Museum of London are a short walk away.
Connectivity is another major win. Old Street Station is a 5-minute walk, giving you fast tube links across the city. Barbican and Farringdon are close too, meaning you’re basically teleporting to anywhere from King’s Cross to Canary Wharf.
Day in, day out, you’ll have the best of London at your feet—from uni lectures to late-night gigs.

At House of Student, we’ve seen our fair share of student digs. But iQ City London? It’s on another level. The property nails that sweet spot between comfort, safety, and social energy, making it ideal for students who want it all without compromise.
It’s perfect if you’re hunting for student accommodation near City University London, but even better if you’re at one of London’s other big names—UCL, King’s, or LSE—since the tube links are unbeatable.
Our verdict? iQ City is for students who want more than “just a room.” It’s for those who want a lifestyle—think gym workouts in the morning, study sessions in chic lounges, Shoreditch nights out, and crashing in your private ensuite or studio after.

NEVER BOOK WITH THEM. I have lived here for 3 years (I have attached my tenancy agreement with them for your review). Here is what you can expect: 1. Inefficient property management. The front desk does not have a proper SOP, and the staff are unprofessional. When packages or letters arrive, residents cannot collect them directly. Packages must first be manually registered, and letters must be manually placed into the mailboxes. Even if you can clearly identify your own package, they will stop you from collecting it and ask you to wait for their email. However, in my experience, it usually takes them 1-2 working days to register your package, and sometimes the notification never arrives. In that scenario, if you ask to check whether your package has arrived, they would probably tell you to go back and wait for the email, and things would get stuck from their end. The same problem applies to letters. I once asked them about the process, and they told me, and their reply is "every night we will put new letters in the mailbox", but most of the time, it took A WEEK for them to do this, and of course, they would stop residents from checking letters themselves for “privacy reasons.”, and every time, you need to disclose your private details by explaining to them why the letter is important and they would let you search your letter reluctantly. 2. Poorly maintained facilities. The elevator on the Pear Tree Street site of the property has always been breaking down, the issue you would encounter include, but not limited to 1) some buttons are broken and no longer respond, 2) Serious problems with the door sensor causing it to keep opening and closing, 3) For some unknown reason, the elevator would stop on a certain floor and didn't respond when any button was pressed. These happen not just once or twice per year; in my experience, they would continue for a season or longer, they would send their maintenance team to do some repairs, usually taking 3 working days, and the elevator would break again after about a week. During this long period of time, it seems impossible for the staff to notice that the elevator may pose a potential risk to residents. 3. The shared kitchen is always messy. Residents here rarely clean the kitchen after using it, some people would leave their garbage in it, and the refrigerator would contain some food that hasn't been taken out in a long time. This did not happen only in the last few months; it has been happening for almost the last two years of my tenancy. When the kitchen becomes extremely messy, management sends an email to residents, but no one responds, and nothing changes. This is not simply because people are sharing a kitchen. I have lived in a similar property in Hong Kong, and the kitchen there was much cleaner because they had clear rules for using the kitchen and clear disciplinary measures. That is exactly what is missing here. 4. Smoking is an issue. During my second year living here, literally every night, people were smoking in their rooms, and that smell often woke me up at night because it made me choke. Many people also smoked marijuana in the yard where there are windows and rooms all around, and at the same time, they make a lot of noise, which often keeps me from falling asleep. 5. Poorly maintained laundry facilities. Similar to the elevator, the laundry room is poorly maintained. They outsource their laundry services, so technically it may not be entirely their fault, but the laundry room is still part of the accommodation experience and should be properly monitored. Though the situation became better after they made a major renovation at the start of 2026, dryers and washing machines were still always broken and often unavailable for weeks unless residents reported the problem. But according to my experience, even if you report, even when residents reported the problem, the machines often broke again, and the worst part is that you never know whether a dryer will actually work. You may pay more than GBP 2 only to end up with a basket of wet clothes.

I had a great experience living at iQ City. The facilities and amenities are excellent, and the staff are always friendly, approachable, and incredibly helpful. A special thank you to Hannah, Ravi and Krish, who went above and beyond to make my stay enjoyable. Their support and kindness really made a difference.

Will never book with them again! 1) The manager Maryam always seems rude and unhappy to help. If you work with customers, then try to develop at least a bit of empathy and a kind attitude! A huge thank you to Ravi though for always being kind. 2) Constantly found silverfish in the room and saw mice in the hallways. 3) Some security guards are also very rude, when I tried to ask for some help they looked very annoyed. 4) The fire alarm is really annoying. Goes off every week for 10-15 mins nonstop… Did not let me properly work sometimes. 5) The treadmill in the gym got broken and was not fixed for 7 months! 6) The studios are definitely not worth the price!

Lovely place with a great atmosphere! Mo and Ravi are incredibly kind and helpful, always happy to help and never fail to make me smile (always down for little chat as well so you never feel lonely). They both make the experience so much better. I’ve really enjoyed my time here and can’t wait to spend another year here! ❤️❤️❤️

My son stays at this accommodation, the girls at reception come across as standoff ish, however there's one staff member called Rav who my son likes. He is consistently helpful with practical matters and takes the time to assist when needed. From our experience, he has been the most reliable point of support for my son during his stay.
