About this property

Emily Bowes Court

Emily Bowes Court London Student Accommodation

Choosing where to live in London involves more than finding a room within budget. The daily journey to university, the cost of household bills and the facilities available on site can all affect how easy it is to settle into student life. A well-placed residence can also save a surprising amount of time when lectures, shopping, social plans and everything else start filling up the week.

Emily Bowes Court is located in Tottenham Hale, North London, giving students access to a well-connected part of the capital without being right in the middle of the busiest central areas. The residence offers both en-suite rooms and private studios, so students can choose between shared and more independent styles of living.

With bills included in the rent, study rooms, communal areas, on-site services and a 24-hour concierge, Emily Bowes Court accommodation covers many of the practical details students need during the academic year. Its location also puts public transport, supermarkets, cafés, parks and other everyday destinations within easy reach.

About Emily Bowes Court

Moving away for university can mean getting used to a new city, a new routine and, for many students, living independently for the first time. The place you return to at the end of a busy day therefore matters just as much as how quickly you can reach campus.

Emily Bowes Court offers a mixture of shared and self-contained accommodation. Students who choose an en-suite room have their own bedroom and bathroom while sharing communal areas with other residents. Those who prefer greater independence can opt for one of the property's studio rooms, with their main living facilities contained within the room.

The accommodation is furnished, so there is less to arrange before moving in. Students can settle into their rooms and begin getting used to university life without having to start from an empty space.

The residence also has areas outside the individual rooms for different parts of the day. Dedicated study rooms give students somewhere to work when they want a change from their bedroom, while communal social spaces provide an alternative when they want to sit with friends or meet other residents.

Practical services are also available within the building. A 24/7 concierge can assist with day-to-day queries, while facilities such as laundry, bike storage and on-site support take care of some of the routine tasks that come with living away from home.

For students comparing Emily Bowes Court London with other student residences in the capital, the combination of room choice, included bills and access to public transport makes its location in Tottenham Hale worth considering.

Emily Bowes Court Address & Location

Address: Lebus Street, Tottenham Hale, London N17 9FD, United Kingdom

The Emily Bowes Court address places the residence in Tottenham Hale, an area in North London with strong connections to the wider capital. Tottenham Hale Underground & Railway Station is a short walk away, giving students access to both Underground and National Rail services.

That location can make a difference during a typical university week. A quick trip to the station can make it easier to reach campus in the morning, travel into Central London after lectures or get across the city for an evening with friends.

Life at Emily Bowes Court London

The area surrounding Emily Bowes Court has many of the places students need for everyday life. Tesco Express is located on Lebus Street, while Asda, Lidl and Co-op Food provide further options when it's time to stock up on groceries. Tottenham Hale Retail Park adds more shops and services nearby.

Students who enjoy spending their free time shopping have further choices across North London. The Mall Wood Green, Bruce Grove Shopping District and the retail outlets around Tottenham Hotspur Stadium are all within reach, giving students alternatives to the same local shops they might use during the week.

Food and coffee are also easy to find around the area. Table 13 Bakery, Juicy Roots Tottenham Hale, Costa Coffee, Starbucks and Caffè Nero provide places to grab something between classes or meet friends for a quick catch-up. High Road Tottenham adds more cafés, restaurants and takeaway options as you move through the neighbourhood.

There are also several places to study outside the residence. Marcus Garvey Library and Tottenham Green Library can provide a quieter setting when you want to work away from your room. This can be particularly useful during revision periods when having a change of surroundings helps break up a long study session.

For students who like keeping active, The Gym Group London Tottenham Hale, PureGym Tottenham and Tottenham Green Leisure Centre are among the nearby fitness options. Broadwater Farm Community Sports Facilities also provides space for recreational activities.

The area has its share of green spaces too. The Paddock, Down Lane Park and Tottenham Marshes offer places to walk or take a break from the pace of London, while the River Lee Towpath and surrounding reservoirs provide longer routes for students who enjoy being outdoors.

Why Choose Emily Bowes Court?

Accommodation priorities can change from one student to another. Someone starting university for the first time may place more importance on shared spaces and meeting people, while a postgraduate student might care more about privacy and having somewhere quiet to work.

Emily Bowes Court offers a mixture of features that cater to both types of routine.

Some of the main reasons students consider the property include:

  • En-suite rooms and private studios across different price points.

  • Furnished accommodation ready for students to move into.

  • Electricity, gas, heating, water, Wi-Fi and contents insurance included in the rent.

  • Dedicated study rooms for coursework and revision.

  • Communal social areas for spending time with other residents.

  • 24-hour security, CCTV and secure door entry.

  • 24/7 concierge support.

  • On-site laundry facilities.

  • Secure bike storage.

  • Vending machines and recycling facilities.

  • Short access to Tottenham Hale Underground & Railway Station.

  • Nearby supermarkets, cafés, parks and shopping areas.

For students choosing accommodation in London, having these facilities within the residence can reduce the number of small arrangements that need to be dealt with separately. The included bills are particularly useful for budgeting, while the study and communal areas give residents options beyond their own rooms.

En-suite Rooms

The en-suite rooms give students a private bedroom and bathroom while keeping communal living areas shared with other residents.

There are several sizes and categories available, starting with the Large Standard Double Ensuite at £221 per week. Higher-priced options include the Premium Range 1 and Premium Range 2 En-suite Rooms, while some of the larger categories are also available within three-bed flats.

This setup can work well for students who want their own bathroom but still like the idea of living alongside other people. The shared setting also gives residents more opportunities to meet flatmates without having to give up their own private room.

Studio Rooms

Students who prefer greater independence can choose from several studio categories.

The Large Standard Double Studio starts from £332 per week, while the studio range extends to the Premium Range 2 Studio at £444 per week. There are also Classic, Premium Range 1, Large High Double and Large Highest Double Studio options between these price points.

A studio is particularly useful for students who prefer keeping their study, cooking and personal routine within their own space. It also removes the need to share the main living facilities with flatmates.

Choosing Between an En-suite and Studio

The main difference comes down to how you want to use your accommodation.

An en-suite room means you have your own bedroom and bathroom yet you are in a shared flat atmosphere. This can therefore fit students who want some seclusion but also want regular engagement with other residents.

A studio gives you greater independence, but the increased weekly rent is worth balancing against the overall student budget. For students who spend a lot of time studying in their accommodation, or who simply like to have their own place, then the extra expense may be worth it.

What's Included at Emily Bowes Court?

One of the easier aspects of budgeting at Emily Bowes Court is that several household expenses are already covered by the weekly rent.

Your accommodation fee includes:

  • Electricity

  • Gas

  • Heating

  • Water

  • High-speed Wi-Fi

  • Contents insurance

Having these costs included means students do not have to arrange separate utility accounts after moving in. It also makes it easier to work out the accommodation portion of your budget before the academic year begins.

Facilities at Emily Bowes Court

  • Study rooms

Social & Communal Spaces

Shared accommodation is often as much about the spaces outside your room as the room itself.

Emily Bowes Court has communal areas where residents can meet friends, chat with other students or take a break after lectures.

  • On-site laundry

Is Emily Bowes Court Right for You?

“Emily Bowes Court could be a good option for students who want the independence of living in London, but without the hassle of being right in the busiest parts of central London. Based in Tottenham Hale, the accommodation offers both en-suite rooms and private studios, and occupants may enjoy access to a robust transport network.

It is contingent upon your lifestyle preference which one of the two you want. An en-suite room gives you your own bedroom and bathroom, but yet means you may be in a shared flat atmosphere. You have more solitude in a studio, and you get more control over your personal living area. The trade-off is that the weekly rent is higher.

Students who study a lot in their accommodation may also be interested in the property. When you need a break from your bedroom, dedicated study rooms provide another location to work, while the public areas provide you somewhere to relax afterward.

Students Who Want Flexible Room Choices

The range of en-suite rooms and studios means students can compare different layouts and price points rather than being restricted to one type of accommodation.

This can be useful when deciding how much of your budget you want to put towards privacy and additional living space.

Students Who Prefer Predictable Bills

Electricity, gas, heating, water, Wi-Fi and contents insurance are included within the rent.

For students working with a fixed monthly budget, having these costs covered means there are fewer separate household expenses to keep track of.

Students Who Need Study Space

The dedicated study rooms give residents another option when they need to concentrate.

This can be especially useful during assessment periods, when having a quiet place away from the bedroom can make it easier to maintain a study routine.

Students Who Want Shared Facilities

The common room and social spaces give residents somewhere to spend time outside their accommodation.

For students moving to London without already knowing many people, these shared areas can also make it easier to meet other residents and gradually build a social circle.

Students Who Rely on Public Transport

Tottenham Hale Underground & Railway Station is one of the property's biggest practical advantages.

With Underground and National Rail services close by, students can travel towards central London, university campuses and other parts of the city without needing to rely on a car. Local bus services provide further options for shorter journeys around North London.

Conclusion

Emily Bowes Court brings together a choice of en-suite rooms and private studios with the practical facilities students need throughout the academic year. Included household bills, study rooms, communal areas, laundry facilities, bike storage and concierge support all contribute to a straightforward day-to-day routine.

Its Tottenham Hale location is another important consideration. With the Underground and railway station nearby, students can reach universities and other parts of London while still having supermarkets, cafés, libraries, parks and shopping destinations close to home.

For students comparing Emily Bowes Court reviews, the combination of room choice, included bills, on-site facilities and transport connections makes the residence worth considering. If the priority is finding a place that gives you some privacy while keeping the rest of London within practical reach, Emily Bowes Court London offers a sensible option for the academic year.

Really enjoyed my time at Emily Bowes Court! The rooms are clean and modern, and the location is super convenient with easy transport links. It’s easy to meet people here, but you still get your own space when you need it. The staff are friendly and helpful too. Overall, such a good student vibe, would definitely recommend!

I will start of with saying the accomodation is near so many amenities, a gym, tesco express and two prets as well as a costa and a starbucks. the washing mashines are a decent amount and usually available when i need them. you pay £6 in total to wash and dry which is not a bad price but it does sting when you are a student. in terms of wifi it is perfect and ive only had an issue once in the 6 months ive stayed here which is reasonable. the rooms are a big size and similar to the size of other more expensive student accomodations in london.

The Student Experience Team Manager is great, but unfortunately, some of the reception staff are rigid and inflexible. A particular issue arose with the staff handling breakfast. If you require people to stand in line for 10 minutes after an intense workout at 8:30 AM, just because they don’t have their phone on hand to fill out a survey before receiving breakfast, then something is seriously wrong with the system. One staff member refused to give me breakfast, saying, “I can’t give it to you for free unless you complete the survey.” But let’s be clear: I pay to live here, and this was during a free breakfast week. The only reason I didn’t fill out the survey was that I didn’t have my phone with me. Instead of showing basic flexibility and understanding, the staff turned someone who would have happily filled out the survey later into someone who now feels compelled to leave honest feedback here instead. I always appreciate good service and recognize great staff, but those who are unnecessarily rigid should expect fair criticism.

I’ve been living here for 8months.and it’s been a great experience. The apartment is clean, modern, and very comfortable. The management team is professional, friendly, and always quick to respond to any requests. The location is convenient, with easy access to [shops/public transport/parks, etc.]. I would definitely recommend this place to anyone looking for a safe and pleasant living environmen!!!

I have been living at Emily Bowes Court for about half year, and my experience has been extremely disappointing. Since before the Christmas holiday, the hot water and heating system on the 9th floor has not been properly maintained. The situation has gradually worsened: first, showers only provided lukewarm water; then the heating stopped working; and now even the sink water is cold. At present, the shower temperature is completely unacceptable and does not meet basic living standards. My flatmates and I have reported this issue multiple times via the maintenance app, by email, and in person at reception. Despite this, we have received no clear explanation, no response, and no timeline for repair. Even more concerning, some maintenance requests are marked as “completed” in the app, although no one has ever visited and the problems remain unresolved. Living without reliable hot water and heating for such a long period is unacceptable, especially given the rent being charged. Unless this issue is addressed properly, residents are left with no option but to seek compensation or consider further action. I would not recommend this accommodation unless management significantly improves maintenance response and communication.
