We have a small number of dual occupancy rooms in some of our properties. However, outside of these rooms, we do not allow more than one person to live in our rooms, nor can we accommodated under 16's living in any of our rooms with a parent or guardian.

If you need to cancel your booking, you can do so but you may still be liable to pay your rent if you completed your booking and are outside the cooling off period. The property understand that applying for a University place or a visa application can be a stressful process. That's why if you don't get the results you need or your visa application is declined, we'll cancel your booking free of charge giving you peace of mind. This cancellation request is available to customers who have not yet checked in. If you have already checked in please speak to your property manager. If you have already checked into your room and you wish to cancel or amend your booking please contact your property reception team who will be happy to advise you on the next steps.

A guarantor is someone over the age of 25 who takes joint financial responsibility for your tenancy. If, for any reason, you are unable to pay an amount owed to Unite Students it is your guarantor’s responsibility to do so.

 This option is not currently available via our website, but if you contact us we will do our best to accommodate your requests. If you are in contact with one of Unite Students’ agents, they will also be able to gather your requirements to help you.

Most of the Unite bookings do not require a deposit, but if you did pay a deposit to Unite Students, it will be returned to the bank account which made the initial payment within 28 days after your tenancy end date. If you have any questions about a deposit you paid to your University, then you must get in touch with your University directly.

If you paid advance rent at the start of your tenancy, the property will put this towards your first rent instalment. It wasn’t a deposit, so they won’t return it to you when you check-out.

Advance rent has replaced deposits for most of our bookings. Some students who book through their university may still be required to pay a deposit. Customers who have previously paid a deposit will have their deposit returned when rebooking. Advance rent is property's new upfront payment type. It is a payment of a set amount (usually £250) towards your first rent instalment and is required at the point of booking. Advance rent will be exempt from anyone booking in Scotland, paying in full, rebooking or booking after the due date of the first instalment.

Most bills, including electricity, water, heating and Wi-Fi, are included in your rent. If you choose to watch live or on demand television you will need to pay for a TV licence.

It’s your responsibility to clean both your room and the shared areas of your flat.
