Located in a rather unsafe alleyway. Small rooms, unreliable reception, unreliable maintenance (the buildings have no air extraction, including bathrooms!), barely any common spaces, and no kitchen/room cleaning service (unless they charge it to tenants). No kitchen equipment except for electrical appliances. Not enough drawers and closets for clothes (notice: it's a man writing this). Half of all ground floor rooms have no privacy. Room heating turns off automatically after a while, which makes it inconvenient in winter. Big kitchens, not fully occupied flats during 2023-2024, sufficient washing machines and dryers, and kind communication from staff (but they don't respond or commit to anything via email). Events with food are free, but sporadic, very small, and extremely badly organised (short notice and unreliable scheduling). All non-routine requests have to go through an app that doesn't work properly. They didn't inform applicants about a long, bothersome, and unnecessary scheduled construction work before they signed their tenancy agreements for 2023-2024. They only accept early package reception (before tenant's check-in) from their very expensive partners: UniKitOut. UCL's student residence advisers have no presence here at all. 20-30 minutes away from UCL's main campus. If I go missing after posting this, tell my parents it was them (hahan't).

Here are some stats: Unite Students provides homes to 68,000 students across 153 properties in 23 UK cities. 2024 revenue: £299 million; net income: £441 million. It’s honestly disgraceful how a company can generate that kind of revenue and show so little care for their occupants. They charge £21,600 per student per year and give you a stifling, window-sealed room with no AC in the middle of summer. It’s like living in a sauna — impossible to sleep, impossible to study. The kitchen? Same story. No ventilation, no air. They are literally failing to meet basic human needs. There is constant construciton all around so you wake up every day to loud banging, they do absolutely nothing to provide basic cleaning to shared spaces, nor do they provide basic amenities that you would need for a space to be functional and livable. As another reviewer said the kitchen and bathrooms are incredibly old and out of date. Absolutely insane they can charge such a fortune while providing so little. They prey on young students who often don’t have many other options — overcharging and underdelivering in every possible way. We’ve complained multiple times to reception and staff, and every single time we’re met with complete indifference. No action. No resolution. No care. Just “we’ll pass it along” and then... silence. Maybe a vague email months later saying “oh well, nothing we can do.” And if you think this is just a one-off, read the other reviews. The pattern is the same: cookie-cutter responses, zero accountability, and problems that never get fixed. This place is run by people who couldn’t care less about the wellbeing or comfort of the residents they exploit. It doesn't take much to look up how they've had recent lawsuits for lack of care and maintence. Check out the Guardian article.

I seriously suggest reconsidering living here, it should be your last, last resort. The appliances (fridge, stove-tops), furniture (mattresses, curtains, etc) are outdated, there is water damage in the kitchen, mold in both the kitchen and rooms. Furthermore, construction is ongoing in the area and on the exterior of the building itself--including loud drilling noises constantly. There is scaffolding everywhere—the whole area is essentially a construction site. I am constantly wary of construction items falling on me when walking nearby. The parcel factory that is right outside part of the building causes noise late into the night, sometimes around 4am. You are offered absolutely no peace and quiet living here. Furthermore the building is poorly made, because it is possible to hear the upstairs neighbours walking around. One of the main pathways to access the building is dangerous, wherein numerous robberies have occurred. In spite of this all, Unite Students as a company, offers no discounts on price (even though the whole exterior of the building is being renovated the whole term), choosing to prey off students by charging them abhorrent prices. The staff in the building are kind and helpful in most situations considering that they cannot do much about the external circumstances of the building. My review would be zero stars if this were an option.

I had an incredible stay at Beaumont Court. Unite staff, Cassandra especially, has always been incredibly warm, helpful, and proactive. I will miss living at BC, and its fantastic location. Thank you for having me Unite!

The Pros: - Proximity to UCL: roughly a 25-30 minute walk, fairly comfortable distance and strong connections to bus services (thanks to Camden being a convergence point for many bus routes). - Kind and helpful staff: very easy to talk to, generally helpful, friendly, albeit sometimes difficult to get an immediate hold of as the reception seems to be closed far more frequently than it should be. The Cons: - The price: a lot of the following points are secondary to this, but the price charged is simply outrageous. Just over £300/week for 23/24, and after checking today this is somehow jumping to £347/week for 24/25 for the cheapest option? To put it into perspective, this is equivalent to £1,500/month for rent, enough to pay for your own studio flat in the area or even a more comfortable single bedroom flat. I honestly have no idea what kind of deranged person is setting these prices, it's beyond a joke, well into the territory of being a scam, and something Unite should be ashamed of. Bare in mind, this is without the following issues I have yet to mention, and would be outrageous in of itself. - The rooms: Albeit slightly larger than the standard for London accommodation, the rooms leave a lot to be desired. 1) There is a single access point for plugs in the room, nothing by your bed or anywhere else. 2) The bathrooms are incredibly outdated, especially considering the price. The showers are small, the toilet is from the 1950s, the decor makes you feel as though you have stepped foot into a psychiatric hospital. 3) The windows, although large, open roughly an inch, leading onto the following point. 4) THERE IS NO AIR CIRCULATION IN THIS BUILDING. Not a huge problem in the winter, but a huge problem in the summer. Any time the temperature creeps above 20c, the rooms become SUFFOCATING. Absolutely zero breeze, air flow, or anything. They retain the heat and make it incredibly uncomfortable to even sit in. I have no idea how anyone could live here through the summer months. - The kitchens/cleaning: I have spent two years in student accommodation prior to this, and in both cases (and in most other cases I have heard of), the kitchens were semi-regularly cleaned by professional cleaners. Nothing of the sort exists here, not even for the ridiculous price they charge. Instead, there are weekly inspections, which completely lack consistency in how they are judged (which I have been informed is thanks to a very stupidly designed app by Unite which forces the staff to take pictures and 'mark' what they see, which provides an overall arbitary rating). Whilst I am thankful the standards kept by my flatmates has overall been high, on occassions it has been marked negatively thanks to this broken system. And if you get fail enough inspections? Expect to be charged for a mandatory cleaning process. Beyond this, the kitchens are dated, limited cupboard space, old ovens and stoves, just generally absolutely zero value for the money they charge. - The maintenance works: Yes, as every other review left here recently has mentioned, there are incredibly intrusive maintenance works ongoing. Since the start of this year, I have enjoyed being woken up at just after 8am almost every day with incredibly loud, never ending drilling into my walls, men shouting outside my window, and hammers being smashed into nearby walls. It's beyond ridiculous no warning was given to tenants about this, it's beyond ridiculous this continued into both exam seasons, and it's beyond ridiculous no compensation has been offered as a result of the disruption. While I understand the work is related to necessary safety improvements, the oversight of it into how students may be disrupted and how they can be compensated has been non-existent. I've been told they'll continue into the next academic year too, so please, stay clear of this accommodation if you don't want to be driven insane! And please don't respond asking for me to 'call' or contact Unite further. The only respectable thing Unite can offer now is compensation or partial refunds.
