Fitzrovia
Fitzrovia begins north of Oxford Street and extends towards Euston Road.
A home around Goodge Street, Great Portland Street or Warren Street can keep Oxford Street within walking distance. The area also serves students at UCL, University of Westminster, Birkbeck, SOAS and several specialist colleges.
Private flats dominate much of the local market. Managed student buildings appear around Bloomsbury, King’s Cross and Euston instead of directly on every Fitzrovia street.
Rent usually reflects the Zone 1 address. A short academic journey can save travel time, but it may not justify several thousand pounds in extra annual rent.
Check the bedroom’s position before booking. Tottenham Court Road, Euston Road and Oxford Street carry more traffic and evening noise than the smaller streets around Fitzroy Square.
Bloomsbury
Bloomsbury has a large academic population due to UCL, SOAS, Birkbeck, the University of London and several medical institutions.
The neighbourhood keeps the British Museum, Senate House and major libraries nearby. Tottenham Court Road, Russell Square, Euston Square and Goodge Street serve different parts of the district.
Bloomsbury Janet Poole House currently appears from £376 per week for shared rooms, private rooms and studios. Scape Bloomsbury has also displayed entry categories from around £325, although live availability determines the room attached to that price.
A Bloomsbury address suits students whose present institution uses central London teaching buildings. It provides no special advantage connected with the closed Grafton College.
Soho
Soho lies immediately south of the former Oxford Street premises.
The area keeps restaurants, theatres, music venues and the West End close to home. Private student buildings remain limited, while conventional flats command high rents.
A room here can create noise from deliveries, restaurants and late-night venues. Visit the street during the evening before signing.
Soho makes more sense for a student with a substantial housing budget and a current campus nearby. Outer Zone 1 or Zone 2 districts often give better room sizes for the same annual payment.
Marylebone
Marylebone lies west of Oxford Circus and north of Marble Arch.
The district serves students at the University of Westminster’s Marylebone Campus, Regent’s University London and several healthcare or professional colleges. Baker Street adds Bakerloo, Circle, Hammersmith & City, Jubilee and Metropolitan line connections.
Private rooms in Marylebone usually cost more than options in King’s Cross, Old Street or outer north London. A student who only attends central teaching on two or three days each week may save considerably by taking a direct Underground route.
The residential streets north of Marylebone Road feel calmer than Oxford Street. The rent still needs comparison with the complete journey and contract length.
King’s Cross
King’s Cross gives students a large accommodation market and access to six Underground lines, national rail and Eurostar.
Chapter King’s Cross occupies 200 Pentonville Road, around five minutes from King’s Cross St Pancras. Current rooms begin at £372 per week, and the provider lists 44- and 51-week contracts among its tenancy choices. Bills, Wi-Fi and access to the building’s study and social facilities form part of the rent.
The entry room currently uses a twin-studio arrangement. Two residents share the sleeping space and bathroom, so the price does not describe a private en-suite.
King’s Cross can serve active institutions around Bloomsbury, Euston, Holborn and central London. Students should map the present campus instead of using Grafton’s former premises as their destination.
Old Street And Clerkenwell
Old Street and Clerkenwell place students east of the West End.
The Northern line connects Old Street with Tottenham Court Road. Buses also cross central London, although traffic can increase weekday travel times.
Chapter Old Street currently begins at £314 per week and includes shared rooms, private rooms, studios and selected complete apartments.
The area suits students who divide their time between an academic campus and work in Shoreditch or the City. It creates more travel to Oxford Street than Fitzrovia or Bloomsbury but can provide a wider choice of managed rooms.
Waterloo And South Bank
Waterloo gives students direct Bakerloo line access to Oxford Circus.
The neighbourhood contains large rail connections, cultural venues and several student residences. A property near Waterloo station can work for students who study north of the Thames but prefer South Bank.
The commute remains manageable, but central London river crossings become busy during peak hours. Test the full door-to-door journey before accepting a tenancy.
Students should also compare Waterloo with Elephant and Castle, where rents can fall lower while the Bakerloo and Northern lines maintain central connections.
Islington
Islington provides a larger private-room market north-east of central London.
Angel and Highbury & Islington connect with the Underground, Overground and buses. Travel to Oxford Street usually needs a change or a direct bus.
Current House of Student listings show AXO Islington from £299 per week and Chapter Islington from £334. Both properties include private rooms and studios, while available contracts and room categories change throughout the booking period.
Islington can serve students at several active north and central London institutions. It should not appear as a current Grafton College recommendation.
