I honestly regret booking this accommodation. If I had known about the ongoing construction, I would never have chosen to live here. Main issues: • We were not informed at all before moving in that there would be ongoing construction throughout our stay • The construction noise is extremely disruptive — loud banging, drilling, workers shouting, yelling, and even arguing right outside my window • Noise starts from around 8am until noon, seriously affecting sleep and daily life • Not able to roll up the blinds or open window during the morning because of the construction • This is expected to continue until October 2026 • Many residents have complained, but nothing has been done and no compensation has been offered Maintenance & facilities: • Radiator doesn’t work at all • Sinks and shower drains get blocked very easily • Lift is frequently out of order • Laundry machines are often broken or doesn’t work properly Staff & services: • Nighttime staff are not helpful and don’t seem to know basic information • Was lied to about the cinema room being fully booked when it wasn’t WiFi: • Very weak connection • Disconnects frequently • Doesn’t work at all if you have a tv Kitchen & living space: • Kitchen in 2/3 bed flats is extremely small • Only two hobs, so realistically only one person can cook at a time • Not enough freezer space for 2 people • No proper ventilation, only option is opening the front door Positives: • Good location (Lidl, McDonald’s, 24/7 Asda nearby, close to the station) • Guests allowed (12 nights total with a short break in between) • Free gym next door For £246 per week, this is absolutely not worth it. The few positives are mostly about the location, not the accommodation itself. I understand construction may be necessary for safety reasons, but the lack of transparency before booking and poor handling of complaints is unacceptable. I would not recommend this place.

READ THIS BEFORE MOVING IN I really wish I never moved here. It’s absolute torture. I feel like I’m living in a prison. I can’t even sleep properly every day. I came here in May, thinking it was a nice enough place. Oh boy was I wrong. Moved in September, encountered various problems such as showers not draining, toilets not flushing, not getting hot water for shower. Not even getting cold water from the tap in the kitchen. The lifts always go out of service, the escalators didn’t work for months. I can hear the person below and above me loud and clear. The staff are lovely and the room isnt too bad aswell as the kitchen. Although in saying that, my mattress is extremely uncomfortable to the point I’ve put multiple quilts over it. Every time I sit on it the springs bounce, feels like a brick. They have some cool places such as the cinema room and the games room. It has a PS5 to play games etc. They can’t even afford to fix the pool cues, I sent them an email and they have been broke since December with no plan to get new ones. The pool balls are missing too. 😂 Don’t even get me started about this construction, I wasnt even informed of this before I moved in. Which is an absolute disgrace, and probably highly illegal. It’s expected to finish in October 2026, but I think it will go on for longer. I live on the second floor. The builders have built a platform, that they walk past my window every morning at 8am sharp, screaming, shouting. There is a lift right outside my window. Visibility is highly restricted. I may aswell not even have a window. The lift goes up and down all day with parts of debris falling down. I can’t even open my window, due to all the debris. Worst part about it? They even work on some Saturdays too… You’d think the builders would have common decency to be a bit quieter but they simply couldn’t care less, about a student potentially studying right beside them. Imagine yourself living here and you can’t even open your blinds because builders are inches from your room… Don’t even get me started about my friend on 10th floor. He encountered too many problems. His water and electricity going off all the time just to name a few. Imagine living on the 10th floor when they tell you suddenly that both lifts are out of operation, so you have to walk up 10 flights of stairs? The fire alarms never stop going off. They must be highly sensitive or something. One time they went off at 3:30am. That’s right AM, when I had uni that day. It went off for 20 minutes straight absolute hell. The layout of the place, means everyone doesn’t really talk to each other making it all the more isolating. It’s a nice area, lots of things to do, feels relatively safe, shame it’s so far from central London. There is a free gym membership which is nice, made good use of this. Counting down the days till I’m outta this place. 😩

DO NOT MOVE IN HERE!! BLACK MOLD AND CONSTRUCTION! One of my flatmates had to move rooms because it was infested with black mold! It was so bad, their shower was absolutely infested with black mold, it was under their bed and white mold started appearing in their carpet. Nothing has been done, no compensation given and now it is appearing everywhere on the flat. They have not tried to fix it at all. My other flatmates and I have gotten very sick due to this. The most concerning part is that one of the main maintenance workers informed us that this isn’t the worst he’s seen! Construction was not disclosed to us when we moved in. They have been working on it since September and it is very disruptive. There is arguing, loud banging and drilling every morning. One of the workers harassed one of my flatmate through their window. This place has terrible living conditions, loud construction, lifts constantly out of order, and the front desk takes forever to find a package that has been delivered, even when it is right in front of them. This is not a livable accommodation. Spend your money elsewhere unless you want to get black mold poisoning, woken up with loud construction every morning at 8 am, and harassed by the construction workers!

The room is fine and most of the staff are helpful. (Excluding the night staff, who I avoided as they were entirely useless in my first few months. Could they at least have pretended to care when we lost power in our entire kitchen for a day or two a few weeks in?) But it is unacceptable that most of us were not notified about the impact of construction works ahead of booking. I gather that I was lucky compared to most, with construction noise considerably less frequent, but when they were outside my window it was LOUD. And there’s still no notice on the CRM student website regarding this and no discount being offered for the inconvenience, which other accommodations frequently provide. 1* for the practices of the management of this accommodation in this regard. Many people were affected in ways worse than me and the response has been pathetic. Don’t be surprised if they extend construction works further than the current period for the hundredth time.

They conveniently hid a massive construction project from me before moving in. Builders are inches from my window screaming at 8 AM daily—I can't even open my blinds because of the falling debris. Literally nothing works. My kitchen cabinets and range hood have been broken since day 1 with zero repairs. The lifts are constantly broken, showers don't drain, hot water is rare, and the games room is neglected. Factor in paper-thin walls, brick-like mattresses, and highly sensitive 3:30 AM fire alarms, and you'll never sleep. The staff are lovely and the free gym is nice, but it’s 100% not worth your sanity. Counting down the days until my lease is up!
