The two clearest hall choices for LCF are Hawthorne House and Wick Park.

UAL publishes all utility bills and basic contents insurance within its hall fees. Payment structures differ between university-managed and partner halls, so applicants should read the instructions attached to the individual offer.
Hawthorne House
Hawthorne House opens as a new UAL partner hall for 2026–27. It occupies Farthingale Walk in Stratford, approximately 15 minutes from LCF on foot and five minutes from Stratford station.
The residence has 366 rooms for UAL learners. Flats contain five to seven en-suite bedrooms around a shared kitchen.
UAL offers 251 partially funded rooms at £185.10 per week under a 42-week tenancy. The remaining 115 standard rooms cost £330 per week for 45 weeks. Eligibility checks apply to the funded category.
The £185.10 room costs £7,774.20 over the contract. The standard room reaches £14,850. Both residents use the same general property facilities, so the funding decision changes the total by more than £7,000.
Hawthorne House includes a gym, cinema room, karaoke and games rooms, study spaces, bicycle storage and a roof terrace. Its Stratford address also reduces regular transport spending.
House of Student currently marks its separate commercial allocation at Hawthorne House as fully booked. That page displays prices from £355, which differ from UAL’s official 2026–27 allocation. Use the UAL portal for the university hall rates and treat the commercial page as a separate contract source.
Wick Park
Wick Park occupies Stour Road near Hackney Wick. UAL places the college walk at approximately 12 minutes.
All 168 UAL rooms have an en-suite bathroom. The partially funded category costs £246 per week for 39 weeks, while the standard room costs £348 for 43 weeks. Both bedrooms measure approximately 12 to 14 square metres.
The funded tenancy totals £9,594. The standard contract reaches £14,964. A person accepted for the lower rate saves £5,370.
Each flat has its own laundry equipment, which removes communal washing-machine queues and separate machine fees. The property also includes a gym, library, study areas, karaoke room, private dining space, courtyard and weekly cleaning of shared kitchens.
Commercial listings for Wick Park currently begin at £369 per week under a 51-week agreement. That is not the same as the UAL room allocation. At £369 for 51 weeks, the contract would reach £18,819.
Emily Bowes Court
Emily Bowes Court stands near Tottenham Hale station and provides 270 en-suite rooms for UAL learners.
The 2026–27 rate is £274 per week over 42 weeks, giving a full rent of £11,508. UAL lists the hall as having good connections to London College of Fashion.
Tottenham Hale does not provide the same simple campus route as Stratford or Hackney Wick. Test the complete journey before choosing the room because the route may involve rail, bus or an interchange.
The 42-week contract makes the total more competitive than several private rooms with a lower weekly figure and a 51-week tenancy.
The Costume Store
The Costume Store occupies North Acton in West London. Its standard en-suite room costs £231 per week, while studios begin at £330. Both use 50-week contracts.
The standard room totals £11,550, which looks attractive beside private Stratford prices. The address creates a long cross-London commute to East Bank.
This hall deserves consideration only when the price, room format or other commitments in West London outweigh the daily travel. A fashion course with frequent technical bookings will make the journey particularly tiring.

Stratford One occupies International Way beside Stratford station, Westfield and the Olympic Park.
The property lists en-suite rooms and studios. Its current headline starts at £305 per week, although the live 51-week Medium Standard Double En-suite example also appears at £305, creating a full rent of £15,555.
The residence includes utility bills, Wi-Fi and contents insurance. Residents also gain access to study rooms, a cinema room, gym, social spaces, bicycle storage and a 24-hour concierge.
Stratford One works well for LCF because most days can begin on foot. Check rail and construction noise, particularly for bedrooms facing the station or active developments.
UAL will no longer use Stratford One as an official hall after August 2026. Private bookings remain separate from that change, so read the provider contract and do not assume UAL manages the tenancy.
Blithehale Court
Blithehale Court occupies Witan Street near Bethnal Green Underground station.
Current rooms begin at £279 per week. Every bedroom has an en-suite bathroom, and studio residents also receive an individual kitchen. Bills form part of the rent.
A 51-week room at £279 totals £14,229. That costs less than Stratford One at its current starting rate but adds a daily Central line trip.
The building includes study space, a communal lounge, games facilities, an outdoor courtyard and bicycle storage. Reviews on the current page vary considerably, so inspect the room and read recent comments before booking.
Rahere Court
Rahere Court occupies Toby Lane in Mile End and provides private en-suite rooms and studios.
Current prices begin at £330 per week. Electricity, gas, heating, water, Wi-Fi and contents insurance form part of the advertised rent.
The route to LCF can use the Central line from Mile End to Stratford. The station walk and East Bank route need adding to the train time.
The property has a communal room, courtyard, bicycle storage, laundry and secure entry. Recent reviews include both strong praise and serious complaints about maintenance and management, so a live viewing matters.
Pacific Court
Pacific Court currently advertises private rooms and studios from £339 per week.
The residence gives access to East London transport and includes bills under its student contracts. A 51-week agreement at the entry price would cost £17,289.
The location needs checking against the exact room address and route to Stratford. A property may appear close in straight-line distance but require a slower bus or rail interchange.
Compare Pacific Court with UAL’s standard Wick Park room. The weekly difference is small, but Wick Park gives a much shorter college walk and a 43-week contract.

The Costume Store costs £15 less each week than Wick Park’s funded room, yet its 50-week tenancy makes the final rent £1,956 higher. It also creates a much longer college journey.
Stratford One looks cheaper each week than standard Hawthorne House. Its longer contract makes the full rent £705 higher.
A postgraduate course may require close to 50 weeks in London, which changes the calculation. UAL’s standard 2026–27 postgraduate term continues into September, while the undergraduate teaching year finishes in June. Match the tenancy to the course calendar before treating summer weeks as unnecessary.
