Unfortunately, I cannot recommend Ayton House based on my experience. Throughout my stay, there were ongoing maintenance issues. The lift was repeatedly out of service, the heating was unreliable, there were frequent fire alarms, and the corridors often had a musty smell. Many issues had to be reported more than once before they were addressed, while others remained unresolved for months. For example, the heating in our shared kitchen was still not working around nine months after we adressed it. I also experienced my room heater producing smoke, which resulted in the fire brigade attending the building. During my stay, residents also had to leave the building temporarily following an incident involving part of the roof. The staff were always friendly and did their best to help, so my criticism is directed at the condition of the accommodation rather than the staff themselves. Overall, I do not think Ayton House offers good value for the amount students are expected to pay, and I would recommend considering other accommodation options.

The fire alarm system here is broken and it’s a serious problem. Within just one week of moving in, we’ve already had multiple fire alarm alerts telling everyone to evacuate immediately. The school term has only just started, and this is already taking a toll on students’ mental health. Frequent false alarms are not only disruptive but also dangerous in the long term. If there’s ever a real fire, students may ignore the alarms because they’ve gotten used to constant false alerts. This creates bad habits and puts everyone’s safety at risk. This needs to be fixed urgently. It’s unacceptable for a student accommodation to neglect something as critical as fire safety.

The staff and facilities at Ayton House are the best! They always have a smile on their face and are eager to help. The building itself is fantastic as well with great flat set ups and beautiful views of the ocean or surrounding landscape. I have loved living here and recommend it to all!

The building is in a great location - Only 5 minutes from market street - the staff are lovely, kind and really engaged with the students. The rooms are modern and of great quality. Is slightly on the more expensive side but for peace of mind its well worth it as I'm remaining in the building for another year of study. Parcels are collected by the reception during the week so you don't have to worry about parcels being returned. Maintenance team is really friendly and fix most issues when you report the issue.

The staff is super helpful, they are truly amazing! You can always call them when something is up or when something needs fixing. You can reach them by phone or just walk to the reception and they will help you as fast as they can. The rooms are very spacious, modern, and include all bills. Definitely a lot of quality for the price! The location is also perfect, five minutes walk from East Sands, 10-15 minutes from town, and about 30 minutes from university buildings. I would definitely recommend living here!
