Would not recommend booking a stay here. I am posting this negative review because I did not receive any response to a letter (attached to this review) I left at reception for the manager, despite explicitly requesting a reply, providing my contact details, and the manager being fully aware of the predicament their errors had placed me in. Upon returning to find that I had not received a reply, I asked for the managers email to contact them directly, but I was not provided with this. The lack of communication and disregard for guest concerns was extremely disappointing, especially after significant mistakes on their part that cost me both time and money, while also causing serious concerns regarding the security of me and my belongings. Despite calling ahead to inform staff of my arrival time, and contacting the number provided by the property on Booking.com upon arrival (as the phone number displayed outside the property does not work), I was left waiting for 30 minutes before a staff member came to assist me, despite already being aware of my arrival and having directed me around the side of the building. Rather than apologising for the delay and welcoming me, I was told off for holding a door open which I had done to make myself easier to locate after being told they could not find me. The check-in process then took an additional 1.5 hours. During this time, I was shown to a room that was clearly unprepared, with rubbish strewn across the floor, desk, and bed. After a 6-hour drive from Manchester, this was both exhausting and unacceptable, leaving me poorly rested before my 8am placement the following morning. I was forced to pay £6.20 for two hours of Zone 1 parking due entirely to staff delays, poor communication between managers and staff members and their inability to locate my key. As a student, this was an unnecessary and frustrating expense. After all of this, I was placed in a cluster room instead of the studio room that had been advertised and booked online (with evidence attached in this review). When I showed the staff member my booking details, he said that it was still a studio room, just with a shared kitchen. A shared kitchen would mean it isn't a studio room. I was also not provided with a key, as staff were unable to locate it. This left me feeling incredibly unsafe and created the ongoing inconvenience of having to rely on staff to open my room each time I needed access, which was anxiety inducing considering my difficulties in contacting a member of staff in order to gain access to the building once I had arrived. However, due to staff attitudes, my exhaustion, and the late hour, I had little choice but to accept the situation. I was reassured that the manager would resolve these issues, yet I received absolutely no follow-up communication from any member of staff the following day—not even the bare minimum of an apology or a check-in to ensure the room was satisfactory, just my key at reception after I asked for it. This experience was highly stressful, poorly managed, and entirely unacceptable. I would strongly encourage other students to avoid this property.

If you are a young student who's living alone for the first time please read this before considering Cross House. This accommodation has made me feel unsafe so many times I've lost count. It's a shame I have to write this because the staff are genuinely lovely but these are issues that can't be ignored. Firstly, both buildings had a power outage for 8 HOURS. This meant NO water, NO power, NO emergency lights and pitch darkness. I understand it was out of the staff's control and they did what they could but you can't expect us not to be angry when I personally had to wonder the streets in the middle of the night in a storm to charge my phone in a McDonald's because I had a 6am shift the next day. It's simply not fair. I can't imagine how the people who have exams going on feel. My flat had the window of the door kicked in and smashed in the middle of the night right at the beginning of moving in. This wasn't fixed until 3 months later. There's 2 flats that cause so much trouble every single night, kicking the walls which makes my bed shake because the walls are so thin and screaming at the top of their lungs. Despite calling security every night this wasn't solved as only a small minority were evicted, but they keep visiting their friends who live here anyways. It would've made sense to have security patrolling the back entrance but from what iv seen its only 1 or 2 people working a night... On top of that the window to our kitchen was broken and somehow the maintenance person blamed us for "not signing the waiver to have the window fully open" when we weren't the ones that broke it? The bin storage is something everyone probably knows about but somehow its only now been power washed a year later... Pigeons also live and have nests in the bike storage area. You can imagine how much poop there was and this is an area that people walk past everyday to get to their rooms. The lift was broken at least 3 times within the past 6 months, each time being out of order a minimum of 1-2 weeks. Coming back from home with a big suitcase and backpack and climbing 5 flights of stairs was definitely an experience. I want to emphasise that the staff are trying their best but these are issues that unfortunately cannot be ignored and people need to know about before they consider moving here. Bare in mind the rent was £7200 for this year, and this is the quality of the place. The rooms are small for the price compared to places that are 5 mins away and the area is incrediblely scary to live in with drug addicts and mentally ill people fighting every night right outside of the building.

It's in the city center and much more budget-friendly than other accommodations. The rooms are large enough for one person, and the staff is very friendly. I recommend booking a studio room because it has everything you need and the rooms are very nice.

Lived here for 3 years and have loved my stay. Friendly staff and great maintenance team. If you want a reliable , secure place to stay with modern rooms, I recommend staying here. The only downside is staying on the 7th floor can get very warm during the summer months however a large fan is provided with these rooms. Hoovers and mops are provided as well. 5/5 stars !!! 🤩
