About this property

Princess Road East

Provincial House Sheffield Student Accommodation

Choosing student accommodation usually comes down to a few practical questions: how far is it from university, what will the weekly rent cover, and what will day-to-day life look like once you move in? Provincial House Sheffield keeps those considerations fairly straightforward, with furnished studios and one-bedroom apartments in a central Sheffield location.

Situated on Solly Street, the property puts students within easy reach of the University of Sheffield, Sheffield Hallam University and the city centre. Supermarkets, cafés, libraries, public transport and places to spend your free time are also close enough to become part of your regular routine rather than destinations that require a long journey.

For students who prefer having their own kitchen, bathroom and living space, Provincial House student accommodation offers plenty of self-contained options. Utility bills and Wi-Fi are included in the rent, while study rooms, a gym, games room, laundry facilities and bike storage cover several of the practical needs that come with student life.

About Provincial House

Provincial House is particularly suited to students who prefer independent living. Most of the accommodation consists of studios, giving residents their own space for sleeping, studying, cooking and relaxing. Students who need more room can also choose from bigger studios or one-bedroom apartments.

The room options vary in size, layout and features, so students aren't limited to one standard type of studio. Some have cityscape views, some are on the ground floor, and selected options include a balcony or a separate living area.

There is also plenty to use outside the room. Dedicated study rooms give students somewhere to work when they want a change from their own desk, while the games room provides a more relaxed setting after lectures or during quieter evenings. An on-site gym means exercise can fit into the day without requiring another journey across Sheffield.

Practical facilities are covered too. Students have access to laundry facilities, secure bike storage and CCTV, while the inclusion of electricity, gas, heating, water and Wi-Fi within the rent makes the weekly cost easier to keep track of.

Provincial House Address & Location

Address: Provincial House, Solly Street, Sheffield S1 4BA, United Kingdom

Living at Provincial House Sheffield

The location of Provincial House Sheffield is one of its main advantages. Solly Street sits close to Sheffield city centre, putting university campuses, shops, cafés and transport links within a manageable travelling distance.

The University of Sheffield's St George's Campus is around 0.68 miles away, while the Western Bank Campus is approximately 1.04 miles from the property. Students at Sheffield Hallam University can also reach the Collegiate Campus and City Campus by public transport.

Everyday shopping doesn't require a separate trip across the city. Sainsbury's, Sainsbury's Local and Tesco Express are nearby for groceries and household essentials. When you want to sit down with a coffee, Solly Street Cafe, Steam Yard and Aux Bon Vivant provide options close to the accommodation.

There are places to step outside the usual university routine as well. Crookes Valley Park and Weston Park offer green space for a walk or a quiet break, while Sheffield Central Library and The Diamond provide alternatives when you need somewhere else to study.

The city centre also brings restaurants, pubs, shops and entertainment within reach. For students who want to keep their daily routine fairly central, Provincial House Sheffield avoids the need for long journeys for many of the things they are likely to need during the week.

Why Choose Provincial House Student Accommodation?

Students usually have different priorities when choosing where to live. Some want a private studio, others need enough room for a longer stay, while many simply want accommodation where the main costs are easy to understand from the start. Provincial House Sheffield offers a mixture of room layouts and practical facilities that cover these different needs.

Some of the reasons students consider Provincial House include:

  • A selection of self-contained studios and one-bedroom apartments.

  • Furnished accommodation with private kitchen and bathroom facilities.

  • Electricity, gas, heating, water and high-speed Wi-Fi included in the weekly rent.

  • Dedicated study rooms for coursework, revision and independent work.

  • A games room for spending time away from lectures and assignments.

  • An on-site gym for students who want to exercise without leaving the property.

  • Laundry facilities for handling regular household chores.

  • Secure bike storage for students who cycle around Sheffield.

  • CCTV across the residence.

  • A central location with access to the University of Sheffield, Sheffield Hallam University and Sheffield city centre.

The range of accommodation is particularly useful for students who don't want to compromise on privacy. Rather than sharing a kitchen or bathroom with flatmates, studio residents have these facilities within their own accommodation. The larger studio and one-bedroom options also give students the chance to choose more space when that matters to them.

Room Types & Weekly Rent

Provincial House Sheffield has a fairly extensive selection of studios, with differences in size, position and layout reflected in the weekly prices. There are smaller options for students keeping an eye on their budget, alongside larger studios and one-bedroom apartments for those who want more space.

Smaller & Value Studios

The Classic Smaller Studio and Value Studio are among the lower-priced options at Provincial House. They suit students who want the privacy of self-contained accommodation without moving into one of the larger layouts.

The Classic Smaller Studio starts from £161 per week, while the Value Studio starts from £165. Selected smaller studios are also available on the ground floor or with cityscape views, giving students a few different configurations to consider.

Classic Studios

The Classic Studio range sits across several price points, starting from £183 per week. Students can choose from standard layouts, ground-floor options, cityscape views and studios with a separate living space.

These differences are worth considering when comparing rooms. A student who spends a lot of time studying or wants clearer separation between sleeping and living areas may find a separate living-space layout more useful than simply choosing the cheapest available studio.

Bigger Studios

Students who want additional room can choose from the Classic Bigger Studio range, with prices beginning at £214 per week.

Several layouts are available, including options with cityscape views, balconies and ground-floor positions. The balcony options start from £221, while the Classic Bigger Studio with Balcony and the ground-floor version are listed from £242 per week.

One-Bedroom Apartments

For students who want a little more separation within their accommodation, Provincial House also offers one-bedroom apartments.

The Classic Bigger 1-Bed Apartment starts from £251 per week, while the Classic 1 Bedroom Apartment starts from £269. These options offer more distinct living arrangements than a standard studio and may suit students who prefer additional space or a clearer divide between their bedroom and living area.

What's Included at Provincial House?

The weekly rent at Provincial House covers several of the main household expenses students would otherwise need to budget for separately.

Your accommodation fee includes:

  • High-speed Wi-Fi

  • Electricity

  • Gas

  • Heating

  • Water

Having these costs included means students don't have to arrange separate accounts for the main utilities after moving in. It also makes it easier to compare the weekly accommodation price with other student housing options in Sheffield.

Facilities at Provincial House

Provincial House student accommodation includes facilities that cover several parts of everyday student life. Some are geared towards studying, while others are there for exercise, socialising or routine household tasks.

Study Facilities

Students have access to dedicated study rooms within the property.

These spaces offer an alternative to working inside the studio, which can be useful during exam periods, when coursework deadlines are approaching or when students simply want somewhere quieter to concentrate.

Social Spaces

The games room gives residents somewhere to spend time away from their studies.

It's a useful shared space for meeting other residents, taking a break between assignments or having something to do without heading into the city centre.

Fitness & Wellbeing

Provincial House has an on-site gym, so students can fit exercise around their timetable without needing to travel to an external fitness centre.

For students with early lectures or busy days on campus, having a gym within the building can make maintaining a regular routine considerably easier.

Laundry Facilities

On-site laundry facilities are available to residents, meaning washing clothes and bedding doesn't require a separate trip away from the property.

Bike Storage

Secure bike storage is available for students who use cycling as part of their daily commute around Sheffield.

Security

CCTV is installed throughout the property, adding an additional layer of security for residents and their accommodation.

Utilities & Connectivity

The main utilities and internet connection are included in the rent:

  • High-speed Wi-Fi

  • Electricity

  • Gas

  • Heating

  • Water

Provincial House Sheffield Reviews

Students comparing accommodation often look beyond the room itself before deciding where to live. Provincial House Sheffield reviews are likely to be considered alongside factors such as location, room size, facilities and the overall weekly cost.

The property's central position is one of its practical advantages. Both the University of Sheffield and Sheffield Hallam University are within travelling distance, while supermarkets, cafés, fitness centres and public transport are also close by.

The room selection is another point worth considering. Provincial House includes smaller studios for students working with a tighter budget, as well as larger studios and one-bedroom apartments for those who want more space. With utility bills and Wi-Fi included, students can also work out their accommodation costs without having to add the main household bills separately.

Is Provincial House Right for You?

Provincial House Sheffield is particularly suited to students who want their own space rather than a traditional shared flat. The studio-led room selection means you can have your own kitchen, bathroom and living area, while the larger layouts give you more room if you expect to spend a lot of time at home during the academic year.

Students Who Prefer Independent Living

If sharing kitchens or bathrooms isn't something you want to deal with, the self-contained studios offer a straightforward alternative. You can keep your own routine, cook when you want and have a private place to study or relax after lectures.

Students who need more room can also look at the Classic Bigger Studios and one-bedroom apartments. These cost more than the smaller options, but the additional space may be worthwhile for students who spend a lot of time studying from home.

Students Looking for Predictable Living Costs

The weekly rent includes electricity, gas, heating, water and high-speed Wi-Fi. Having the main household utilities covered removes several separate payments from your monthly budget and makes it easier to work out your actual accommodation costs before signing a tenancy.

This can be particularly useful for students managing their spending around a fixed maintenance loan or other regular income.

Students Who Want Study Space Beyond Their Room

A private studio gives you somewhere to work, but there are times when a change of setting can help. Provincial House has dedicated study rooms where residents can work away from the distractions of their accommodation.

The additional space can be useful during exam periods or when you're working through a deadline-heavy week and don't want every part of your room to feel like a study area.

Students Who Like Having Facilities On Site

The accommodation includes a gym, games room, laundry facilities and secure bike storage. These aren't facilities you'll necessarily use every day, but having them within the building can make certain parts of your routine easier.

You can exercise without travelling to another gym, do your laundry on site and store a bicycle securely if cycling is your preferred way of getting around Sheffield.

Students Studying at Sheffield's Universities

Location is another reason to consider Provincial House. The University of Sheffield's St George's Campus is 0.68 miles away, while its Western Bank Campus is 1.04 miles from the property. Sheffield Hallam University's Collegiate and City campuses are also within travelling distance.

For students who want to keep their commute manageable while staying close to Sheffield city centre, the location offers a useful middle ground.

Conclusion

Provincial House Sheffield gives students the privacy of self-contained accommodation without putting them far away from the rest of the city. Smaller studios provide a more budget-conscious option, while bigger studios and one-bedroom apartments give students the chance to choose additional space.

The practical side of living here is also straightforward. Electricity, gas, heating, water and Wi-Fi are included in the rent, while study rooms, an on-site gym, games room, laundry facilities and bike storage cover several parts of everyday student life.

For students comparing Provincial House Sheffield reviews or looking for Provincial House student accommodation in Sheffield close to Sheffield's universities, the combination of private rooms, inclusive bills and a central location makes it a sensible option to consider.

Quite an enjoyable experience of a tenant here! All accommodation staff are as warm and kind as family, and location of the accommodation is within walking distance of the city centre and the railway station respectively. Plus, the interior decoration of flats is absolutely gorgeous!

I had high hopes for this accommodation but unfortunately it was a huge let down. There is always something that is not working in the building. The TVs in the common room and the cinema projector were stolen over a year ago and still haven't been replaced. In addition, the elevator in the building is always breaking down. Whilst the ladies in the office are friendly, they do not do anything about the complaints or try to fix these issues for us. All of these issues still have not been resolved. I definitely do not think you get your moneys worth. There are other accommodations with very similar rooms but much better service and working facilities such as De Montfort Mews and 8 West Walk.

FAQs

Yes, we do! Some of our studio apartments are available for dual occupancy, so you can share the space with a partner or friend. Dual occupancy allows you to enjoy the convenience and comfort of a private studio or apartment while splitting the cost, making it a great option for those who prefer to live with someone they know. To book a dual occupancy studio apartment, simply get in touch with our dedicated team. They'll help guide you through the process and answer any questions you might have.

Absolutely! We know how important it is to share your student experience with friends. If you and your friends are looking to book accommodation together, we're here to make that process as easy as possible. Simply reach out to our friendly team, and we do our best to arrange group bookings that fit your preferences and requirements. Whether you're looking for rooms on the same floor or neighbouring flats, we've got you covered!

The only time you will need a UK-based guarantor is if you choose to pay your rent in instalments. Your guarantor will need to be over 25 years old and be living in the United Kingdom to be eligible. If you do not have a UK-based guarantor, you can still choose to pay in instalments by using a guarantor service such as Housing Hand, who can act as a guarantor on your behalf, for a small fee. Once you select the payment option for instalments during your booking process, we will kickstart the ID verification process by asking for your guarantor details. They'll then need to provide us with proof of address (less than three months old) and a valid photo ID. They also need to provide proof of available funds (for example, three months of payslips and/or a recent bank statement). Once you have your guarantor sorted, you can enjoy the convenience of paying your rent in four instalments. Here is when your payments will be due. First payment: 10 days before check-in (this will need to be paid so that you can move in) Second payment: September Third payment: January Final payment: April
