What is a guarantor and why do I need to provide one?
Your guarantor is a person who agrees to pay your rent or make other payments due under your tenancy agreement if you are unable to. They're standard practice for rental accommodation, particularly for students. The property will only contact your guarantor if there is a delay in payment or we are concerned that the terms of your tenancy are not being complied with. Your guarantor should be over 18 years of age. They should be in full time employment and a homeowner and/or renting accommodation. Student Roost welcomes international guarantors.
Do you do flexible tenancies/semester lets?
Many of the properties offer flexible tenancies. However, it depends on property to property.
If I pay the Advance Rent Payment, is my booking guaranteed?
Once you have paid the Advance Rent Payment and confirmed all details of your booking are correct, then an account will be created and a confirmation email sent to you. However, your booking is not guaranteed until you accept the offer of accommodation. You will also need to provide details for your guarantor, and any documentation, to secure your booking. Accepting the booking and making a payment does not guarantee that any additional requests made when booking have been confirmed, however property teams will try to accommodate requests as much as possible.
Will my booking be cancelled if I don't make the Advance Rent Payment?
If you are unable to make the Advance Rent Payment at the end of the booking process, then your booking will automatically be cancelled, and you will be required to start the process again. However, please be aware that the room type and tenancy length you originally selected may no longer be available if you make a booking later.
What is an Advance Rent Payment?
An Advance Rent Payment is an upfront payment of £250, taken at the point of booking. This payment is deducted from your last instalment amount, and is not a payment made in addition to your total rent. Advance rent payments are not applicable to bookings in any of our properties in Scotland. Instead, bookings made at our Scottish properties will require a deposit. Customers who are re-booking in Scotland will have their deposit roll over into the next academic year.
Can I arrive earlier than my tenancy start date?
Early arrivals are possible depending on the availability of the room you have booked. If you wish to arrive earlier than your tenancy start date, please contact the property team. They will do their best to accommodate your needs.
How do I book a shared dual occupancy room?
There are two ways you can book a dual occupancy room. 1. When making your booking, complete the Additional Requests section. Please add the full name of the second tenant. 2. After you have made the booking, we will contact the property team directly with details of the second tenant. You will receive an email from your property team asking for more details of the second tenant. Once completed, return the form to the property team so they can add this information to your account. Another email will then be sent to both the lead customer and the second tenant, confirming that your dual occupancy has been confirmed. Both occupants have to be students to qualify for dual occupancy and there is a weekly charge of £25 (or £50 at selected properties). Dual occupancy is only available on Studio room types.
