About this property
If you are ready to trade the "struggling student" trope for a life of peak independence in the heart of Northern Ireland’s capital, then Botanic Studios Belfast Student Accommodation is essentially your new personality. Forget what you think you know about cramped halls and questionable communal fridges; this property is a total system reset. Located on the iconic Dublin Road, it sits right at the intersection of Belfast’s academic hustle and its electric social scene. It is where luxury meets logic, offering a boutique-style sanctuary for the student who refuses to live life in low resolution.
Living here means you are officially opting out of the shared kitchen drama. Every single room is a self-contained studio, which is the ultimate flex for anyone who values their privacy (and their own snacks). The design is sharp, modern, and intentionally sleek—think clean lines, high-spec finishes, and a flood of natural light that makes every corner of your room look like it was curated for a high-end vlog. It is the perfect blank canvas for your aesthetic, whether you’re into minimalist vibes or a full-on maximalist dorm-core explosion.
But it’s not just about the four walls of your studio. Botanic Studios is designed to be an extension of your lifestyle. It offers that rare "main character" energy where you have your own private retreat but are literally seconds away from the pulse of the city. You are positioned perfectly between the leafy, high-brow atmosphere of the Queen’s Quarter and the high-energy buzz of the City Centre. This isn't just a place to sleep between lectures; it’s a tactical base for conquering university life while maintaining a social status that’s as high as your GPA. If you want to spend your years in Belfast living in a space that actually reflects your ambition, the search ends right here on Dublin Road.
Life at the Botanic Studios
Let’s get into the daily ritual, because life at Botanic Studios Student Accommodation is basically like having a VIP pass to the best of Belfast. When you aren't busy being a genius in your studio, the property offers a collection of social spaces that actually make you want to leave your room. We are talking about a plush cinema room for proper movie marathons, a dedicated games area where you can finally prove your dominance at table tennis, and a social lounge that is actually cool enough to invite the squad over to.
If you are in your "hustle era," the dedicated quiet study areas are a literal sanctuary. They offer the kind of high-focus environment that makes the library seem totally unnecessary. Need a breather? The outdoor courtyard is a hidden gem—a slice of calm in the middle of the city where you can soak up the vibes (and the rare Belfast sun). The property even throws in a virtual gym and a garden room, ensuring your physical and mental health are as sharp as your outfit.
Safety is, of course, a top priority because nobody has time for unnecessary stress. The building is a fortress of chill with 24/7 CCTV, secure electronic entry, and a dedicated on-site residents' team that actually cares about your experience. Plus, with the "Be Wellbeing" programme, you’ve got access to events and activities designed to keep you connected and supported. The best part? The all-inclusive billing. Your rent covers everything—Wi-Fi, water, heating, and electric. No hidden fees, no splitting bills with flatmates, and definitely no drama. It is the ultimate stress-free setup for the modern student who just wants to live their best life.
Neighbourhood and Lifestyle near Botanic Studios
The location of Student Accommodation Botanic Studios Belfast is, quite frankly, a massive flex. Sitting on Dublin Road, you are the bridge between the academic prestige of Queen’s University and the neon-lit energy of the City Centre. You are a two-minute walk from Botanic train station, meaning the rest of Northern Ireland is basically your backyard.
The lifestyle here is a curated mix of "studenty" charm and urban sophistication. For your caffeine fix, you’ve got independent gems like Maggie Mays (famous for the legendary milkshakes) and Kaffe O just a stroll away. If you’re a foodie, the area is a goldmine—from the global flavors of the Holylands to the upscale eateries of the City Centre. You’ve also got the Botanic Gardens and the Ulster Museum right around the corner for when you need a dose of nature or culture for the feed.
When the sun goes down, the neighbourhood truly wakes up. You are minutes away from some of the city's most iconic bars and clubs, like Filthy McNasty’s and The Points. For the more low-key nights, the Queen’s Film Theatre and local comedy clubs are all within easy reach. Shopping? You’re a 10-minute walk from Victoria Square and all the high-street heat you could want. Living here means you don't have to choose between being a student and being a city-dweller—you are both, and you’re doing it from the most desirable postcode in Belfast.

House of Student Take on Botanic Studios
Botanic Studios is the definitive choice for the student who values their independence above all else. It is rare to find a property in Belfast that offers 100% studio living in such a high-traffic, high-energy location. We are obsessed with the "no extra charge for couples" policy—it’s a total game-changer for those looking to split the cost without sacrificing luxury.
The vibe here is polished, professional, and perfectly positioned. It feels less like "halls" and more like a private apartment complex for the city’s rising stars. If you are the type of person who needs a quiet, high-spec sanctuary to retreat to after a day of campus madness, this is your spot. It’s clean, it’s safe, and the location on Dublin Road is unbeatable for anyone who wants to actually experience Belfast, not just study in it. It’s a 10/10 for style and a 10/10 for strategic living.

Review and ratings
Graeme Littlemore
The five stars is for the exceptional building staff, particularly our staff team at reception including Chelsea. I do not normally write reviews of this kind, but I am making an exception. The reception team are some of the most friendly and helpful people you will find and want in any accommodation, full stop. Whether it is greeting you with a smile and wave every time you enter the building, stopping to have a conversation, or organizing excellent social events or giveaways, they are the best accommodation staff I have come across and I cannot recommend them enough. Further, anytime I had encountered minor or large maintenance issues, the staff are always efficient and timely with their responses and very helpful making my stay here during the past school term that much easier. Regrettably, and apart from this, I cannot leave a review without commenting on the essential maintenance work that has been ongoing in this building since about mid-March, 2026. I will not belabour the point (as past Google reviewer(s) have already made this point for me) but the ongoing remedial work that was present for my entire finals period (and is still ongoing even as I write this review), as essential as it is, is nothing short of being poorly timed and disruptive. However, and overall, my 5 star review remains and applies to the exceptional staff here at Botanic Studios.

The accommodation is really nice and Ashley, Racheal and Chelsea are amazing, really sweet, super helpful and honestly absolute cutie patooties. They have made my experience here so much better and are a big reason why I want to renew my contract. One thing I would say though is that I really think the rooms are quite ugly and not very aesthetic. The green board and green curtains absolutely ruin the vibe and make my room look hideous no matter how nicely I decorate it. I genuinely think a lot of other people probably feel the same way too. I feel like the rooms would look so much nicer with more neutral colours, even just changing the board and curtains would make a huge difference.

Living at Botanic Studios has honestly been such a great experience. The location is amazing — it’s just a short walk to Queen’s University and super close to the city centre too, so everything you need is right around the corner. One of the best parts about staying here is how friendly and welcoming the staff are. They really go out of their way to make you feel comfortable and at home. Big thanks to Stewart and Dylan — they’ve always been really helpful whenever I’ve had a question or needed something done in my room. Always friendly, approachable, and quick to sort things out. I’d definitely recommend Botanic Studios to any student looking for a well-located and supportive place to stay in Belfast.

One of the worst places to live in Belfast .From the silverfish issues to the lack of 24 hour reception allowing non residents in ,definitely would not recommend.
