How Will I Know When Payments Are Due?

All your payment dates are listed in your agreement. It’s really important you understand these payments must be made on time. We ask for a portion of your rent along with your Tenancy Deposit, usually at the beginning of August.

If we haven’t received your first rent instalment and Tenancy Deposit payment by the time your tenancy starts, your booking may be cancelled. We also won’t be able to let you have your key so it’s important to make sure you have everything in place especially as you may not receive your student finance or bursary until after these dates.

Are there any upfront costs, deposits, or guarantor requirements?

Are there any upfront costs, deposits, or guarantor requirements?
You’ll be asked to pay an advanced rent payment when making your booking, to reserve your room, and your first rent payment is usually required at the beginning of August, ahead of moving into the property. Selecting to have a guarantor allows payment of your rent in instalments, or, if you prefer, and are able to make your full years payment upfront, you won’t need a guarantor.

If you do choose to have guarantor, please make sure they understand they are committing to pay the rent if you aren’t able to. For most Fresh properities, guarantors do not need to live in the UK but must be over 18 and not live in a property managed by Fresh. This criteria can vary between our properties, so please refer to our booking information for the most up-to date guarantor requirements at your chosen location. Once you have signed the agreement your guarantor will be asked to provide proof of ID and address and sign a copy of the agreement.

When Can I Move In?

A few weeks before the start of your tenancy we will get in contact to ask you to watch our induction video and book a move-in slot. You will need to do this so we can make sure we are expecting you!

What is the Advance Rent?

Most of our properties require applicants to pay an advance rent at the time of booking. This is refundable should you decide to cancel within the cooling off period (please see your properties T&C's for more information).

If you provide evidence before the start of the tenancy, we will also refund the advance rent if you later find your place has been withdrawn or you are not able to obtain a visa to enter the UK.

The advance rent will show as a payment towards your first rent instalment on your account.

Can I Come to Have a Look Around Before I Book?

Of course! We are very proud of our properties and would love to show you around. If you want to bring some friends or family members that’s absolutely fine too – we just ask that you speak to our Residents’ Team in advance so we can make sure we have some rooms available to view. If you find yourself in the area and haven’t had a chance to speak to us you can still pop in, whilst we might not have a room to show you we will still be able to show you around our Residents’ Shared Spaces. We can also offer online video viewings if you don’t live locally so let us know what works for you!

What Do I Need to Know About the Booking Process?

Our booking process is quick and easy but it will be helpful to have some information to hand when you start your application – having the name, email and address of your guarantor, a head and shoulders photo of yourself and a bank card to make your advance rent payment will save you time!
