Biscuit Factory, belfast

I visited Biscuit Factory with my teenage daughter for a tour and was really impressed. My daughter loved it and I left feeling confident that it would be a fantastic place for her and her friends to live. We left feeling really positive and I would have no hesitation recommending it to other parents looking for student accommodation in Belfast. Big thanks to Stewart for making the booking process so easy!

my tour of the biscuit factory was held by Sharon. The staff have such a nice way about them and I couldnt reccomend more- I was so lost with my choices of accomodation and figured that biscuit factory would be the best for me (just the staff alone make the place feel like a second home) Sharon really put my mind at ease for my first year moving for uni! 🩷🩷 cant wait to stay with you!

Went for a viewing of the place, it looked amazing, a lot of thought has been put in!

Very disappointing stay. We booked a studio for two guests, but there was only one towel and one of each kitchen utensil provided. We raised the towel issue with the host and were told another towel was being delivered, but this never happened. The shower had no hot water, despite hot water being available from the kitchen and bathroom taps. When we used the shower in the level-access wheelchair-accessible bathroom, water immediately began flowing into the bedroom. Within minutes, the entire studio was flooded. We reported the flooding to the security staff at reception, who initially could not locate the host. We provided our phone number and were later told via WhatsApp that the issue had to be reported through Booking.com. We immediately contacted the property through Booking.com, but received no response for over four hours. We eventually had to return to the property ourselves to get the situation resolved. When we eventually spoke to the host, the handling of the situation was extremely poor. The host was on the phone and eating while speaking to us, and later told us, “if you have any more problems, do not come to me.” We were moved to another room, but had to wait around 30 minutes for the key, and the original flooded room had still not been dried or cleaned approximately six hours after the incident. The replacement room had no toilet paper, requiring another request at reception and a further 15-minute wait. The common areas were not kept clean, with food waste left around the property throughout our stay. The gym and games room advertised as available were not accessible. Overall, the property showed very poor maintenance and customer service. The flooding was particularly serious, and the slow response and lack of communication made an already stressful situation considerably worse.

What a fantastic facility, staff are great, top quality gym and cinema room too. Rooms are really comfortable, location is very central and right beside the Uni.
