About this property

LIV Student Belfast

The Capital city of Northern Ireland, Belfast is famous for its characterful and charming streets, for its connection to the Games of Thrones TV series, and of course for housing the infamous Titanic museum. More than that, Belfast is an immersive coastal city which is packed full of experience and opportunity for students from all walks of life.

Life in Belfast isn’t all Irish whisky and rugby (though if that’s what you’re into then you couldn’t find a better place to study!) Considered a safe and affordable place for students to live, Belfast offers a varied lifestyle for students from all backgrounds – with plenty to see and do within the city itself and further afield.

Located in Belfast’s central Cathedral Quarter, our residents enjoy unrivalled access to everything the city has to offer – including its historical architecture, charming surroundings, and the vibrant day-to-night life that comes from such a central location.

A stone’s throw from the Ulster University campus, and a 15-minute cycle from Queen’s University campus, our Belfast site has the best of both worlds – inviting students to experience life outside of the campus and forge friendships that will carry you through university and beyond.

Our Belfast site has the capacity for over 700 students – creating a thriving community with something for everyone.

Boasting a mixture of shared apartment and private studio rooms across a total of 13 floors, LIV Student housing gives even the most private people access to the same community vibe as those in shared accommodation. We are a short walk to everything you could wish for, including some great cafes, pubs, restaurants, clubs and shops – from the cheap and cheerful clothes from nearby charity shops, to high end retailers for expensive gifts for if you’re feeling flush, its all a stones throw away.

The rental cost of your accommodation includes contents insurance and all bills, including super-fast WiFi for all those FaceTime calls and online lectures.

Accommodation options are subject to availability. We encourage you to book as early as popular to ensure that you get the room type that you want. Typically you pay zero deposit to make things easier.

We stayed for a few days in the summer, rooms are small but adequate. Bathroom light turns on and off automatically meaning if you go in the middle of the night, the bright light comes on, as there is no switch. Also this means the light turns off when you’re in the shower. No biggie, but annoying. They do provide towels but no soap or shampoo for sink or shower. Great lobby with an arcade machine and pool table.

Extremely unpleasant experience with almost all male staff at reception. It seems that they have no respect for anyone and flat out get furious when they have to do their job. Near the start of the student year, I asked if I had received any parcels. Without even asking for my name or room number, the staff member just replied "Why would I know?" in a rude and aggressive tone of voice. Once had a friend over who cut his hand on the ping pong table in the lobby, I told the receptionist that I was sorry to bother him and asked if he had a plaster or anything and he just let out a pissed off grunt as he reluctantly paused his football match on his phone to go check the back room. Only recently I had asked another member of staff about the policy regarding guests staying overnight and he immediately snapped at me as if I had threw a drink on him or spat on his shoes. Don't get me wrong, the room and facilities are amazing but the staff are just so unbearable that it's ruining my stay entirely. Someone needs to teach the lot of them to cop on because they shouldn't be allowed to treat people like this who have done nothing wrong.

Send your kids to any other student accommodation! Started off poorly when on the day I arrived last summer I was put into a flat with possibly one of the dirtiest kitchens I’ve ever seen, after being moved to another one with a slightly less dirty kitchen the next issue was the consistent surprise visits from random staff members at random hours when I would be in bed or in the shower and people would just let themselves into my room and go oh sorry we didn’t know anyone lived here. I was also given an electric shock off of the light switch behind the bed and while they came to fix it they didn’t recognise the danger or apologise. I had issues with sewage smells in my bathroom and issues with my shower throughout, there is obviously a floor issue as the other girls in my flat had the same issues, showers blocked constantly even though there wasn’t a single hair in the drain. My shower also was either extremely hot or freezing cold there was no inbetween and when he eventually came to fix this I was left without a shower for a week as he broke the hose and then the person on shift ‘forgot’ to follow up on the issue before he went away on annual leave and then I was told to use a public shower when we pay extortionate amounts monthly for an en suite. People would dump our clothes out of the washing machine onto the floor if you left it for longer than five minutes. Our hoover was broken the whole time, dishwasher very temperamental and TV had issues connecting to the internet all of the time but when they checked it they would just say there’s nothing wrong with it but all 7 of us would try it and it simply would not work. Staff and cleaners just let themselves into your flat with no warning, they send emails weeks before saying they need access that day and two weeks later come in and say that email constitutes blanket access over the whole time when it clearly doesn’t. No communication to students whatsoever. Window checks were communicated however they came in with big work boots on and stood on my clean white bedsheets with their boots on which is not acceptable. I was abroad and upon my return late at night I walked into my room and was met with rubber gloves on my desk and all my books knocked over behind my bed, obviously scared I got security to check my room and had to sleep not knowing who had been in my room or why until I was told the next day that maintenance had been in there without my permission while I was away and just left his stuff in my room. Similarly, in the past month maintenance came into our flat, emptied the contents of the hoover onto the floor, pulled out our bin into the middle of the room put the lid on our clean counter top and just left it like that. No one could tell us what happened, we were at first told we were delusional, then the blame was placed on our other house mate who we knew wouldn’t do that and then all of a sudden we were told it was maintenance doing a check on the hoover. When we raised questions about this we were shouted at, told we were ‘being met with attitude’ and ‘ to stop creating hysteria’ and were made to feel uncomfortable for our last few weeks here by the extremely unprofessional and rude manager. While she was shouting at us her staff couldn’t even look up from their desk the situation was so awkward. We weren’t taken seriously and were concerned for our safety as we just wanted to know who was in our flat and why and they just wouldn’t tell us at first. We cancelled our summer contracts and moved out as fast as we could. Going off of the other really rude replies the manager leaves on other peoples reviews we assume we will recieve the same, overall the building looks nice but they don’t maintain it. Some of the staff are rude and Ulster simply shouldn’t be putting student into that building.

Excellent value for money, PS5, billiard, foosball, gym, study area available at no cost. Great location. It is a student dorm = can get loud if rented during a semester. Automatic light in the bathroom and a fan that would never turn off.
