Not a bad place, though things occasionally broke and it would take a while till they were repaired. The rooms were also not thoroughly inspected at the time I had moved in, and the previous owner had left a bunch of junk lying around. Has the bonus of being somewhat close to the university with all utilities included, but the rent is somewhat steep. The lock to the front door was also unreliable and would sometimes jam up.

Student accommodation, not the cheapest, rooms nice, but haven't put the central heating on once, even during sub zero temperatures, and have just removed the electric heater they provided instead.

DO NOT COME HERE AT ALL. I say never. Even if you don't have an acomodation,just Airbnb one. I have been staying here since one month and God knows how many problems i have been facing in this freaking acomodation. I have had shower issues suddenly one day on Sunday and when I called them for assistance, they said we are out of working hours and we don't find it an emergency so we cant help you today. They even told when being questioned that how am i going to even take a shower, the reply was 'I am afraid that you will have to skip today and take tomorrow. This was their reply to the students who have come from a whole different country and are staying at their place by paying so much of rent. They also have only one freaking maintenance guy for around 200 students and when we lodge a complaint for any maintenance thing, they reply is they don't have a maintenance guy and he is on leave, so until he come back, we cant fix the issue is what they have to reply to the students. Guys they don't even have a professional team manager or a person who can assist students with the problems and if you want to live in a secure place and want a security for everything, please live somewhere else. This place is a hell for students and I am afraid the property owner even know this thing about his managers. Such a disappointment living here.

To whoever decides to move here, I highly suggest to NOT move into any of the rooms on ground floor, specially the ones on the main street. Rusholme has a very high rate at burglary and the security system in Oxney House & Garden is beyond useless and careless for any future tenants. The only security they provide is an alarm that goes off if the window experience some kind of shock. Please be warned that when the alarm goes off, it doesn’t connect to any protecting service. Furthermore, if these events occur after 7 pm on week days or over the weekend you will be on your own dealing with the consequences. You might have to sleep in a room with a broken window until further action by the office is being made. Without forgetting, the phone number for outside office hours isn’t reliable and the team will say whatever you want to hear over the phone until office hours are opened. Their resolution, is to move you into a different flat or property hoping that you will forget and forgive their unprofessionalism. But also, the team will continue to move new students in the rooms which have poor security without making any effort in improving it and will find whatever excuses to back up their repeated mistakes. No matter how many times you complain to the manager or decide to put together a petition (already done and ignored). They will say whatever you want to hear until your contract is finished with them. Last, some of team do not respect privacy and will enter the flat or your room without knocking and unannounced.
