When moving in my room was filthy, there was literal spit smeared underneath my side table. I cleaned it all myself. I had endless issues with my flatmates, one where my flatmate literally cornered me whilst drunk and all she got was a warning. The place is filthy and a mess. The whole place is a mess. The washing is a rip off and leaves your washing smelling of damp and must, there are spiders EVERYWHERE and is just generally unclean. Some of the staff can be nice but I’ve experienced so much rudeness. The worst place I’ve ever lived honestly would never recommend

your room will grow mold no matter how hard you try to prevent it due to the fact there’s no extractor fan or window in the bathroom and the only window in the flat opens 2 inches. if you’re in b1 i wish you luck the lift was broken for majority of the year so if you have friends who can’t walk up stairs or even just live on the top floor you’re done for. extremely overpriced and prays on clearing students as it’s often the only option left, they tried to increase the price to £245pw but unsurprisingly no one was booking it so put it back down

Do not recommend if you actually plan to study or sleep before 12 in first year. Music from nearby keeps you up ALL NIGHT, and laundry is a rip off, Staff are nice tho.

From a parents point of view. My son has lived here since September. I was worried when I read some of the reviews but when I went to see it myself my mind was put at rest. For student accommodation it is absolutely fine. Nice size room and en suite which is a plus. Great communal kitchen with all facilities and plenty of space. It is very secure needing a key card to get into the grounds then again to get into block, again to flat and lastly the room. My son said that reception are helpful and have taken in parcels for him. He also said that the internet is good. Some reviews have mentioned rats. When I went to visit I can see the receiption has vermin boxes dotted around so the problem is being managed. My son hasn't seen any around. It is expensive but that is because of the location. You are right next to Piccadilly train station which is great for trains and tram. He’s close to supermarkets and the arndale centre. Also a few gyms nearby. He has everything he needs on the doorstep. He is very happy there and will be living there next year too.
