I am practically begging you not to book with this terrible establishment. I was going to wait until I had completed my time here and moved out to write a full in depth summary because I understand I will most likely start noticing different behaviour due to this but I just don’t care anymore. This has been the worst, most dreadful experiences I’ve ever had with a living situation. 1. There is no privacy. I should have completely read the contract agreement but I naively assumed I would have some rights against this. They can enter your flat whenever AND THEY DO. They have entered my flat whilst I was napping an said they “knocked” dude I couldn’t hear you I was LITERALLY ASLEEP, ALL THE WHILE MY DOOR IS LOCKED! LADIES THE LOCK MEANS NOTHING! Of course there would be a master key that can tap into the doors when need be but I had always assumed if you were inside and TURNED THE LOCK that they couldn’t get in. Does not matter, could be the middle of the night and someone could still enter. They enter your flat when you aren’t there even if you have stated in your maintenance request that you wish to be present, they do not care. They claim they send emails in advance but they rarely ever do, you’ll enter your flat to your lights off and fridge turned to the lightest possible setting in order for them to save money (I am not joking my fruits rotted 2 days after buying which is when I realised that someone had quite literally altered the setting to my fridge when I had stated it wasn’t getting cold enough, THE IRONY). 2. The fire alarm. The fire alarm goes off multiple times a day and for so long and it is the most agonisingly loud experiences. It doesn’t just happen in the middle of the day or early but at midnight. I have been awoken multiple times with the scariest wailing of that thing. It’s no joke and it means nothing, there’s never a fire or anything related it’s because of their terrible ventilation systems. Cheap. 3. The facilities are garbage and as dirty as can be. The gym is so filthy and useless.It’s so small and the ventilation sucks, it absolutely reeks in there or they’ll clean when you are working out with the strongest chemicals, which is literally a hazard…. 4. The uncleanliness and filthiness of this place is something indescribable. LITERAL RATS are scurrying about, people leave their trash EVERYWHERE. I have stepped on a used condom in the stairway. It’s disgusting and smells horrible. 5. The never fix anything! I was locked out of my flat, literally locked out because the batteries inside my door had died and I had to be manually be let in to MY flat for a whole day, and when I had submitted multiple requests and physically went down to the lobby to get someone to help they did not care, I had to sit down their in front of them until i finally got someone to help me. There has been water LEAKING from my ceiling, dirty shower water leaking into my room, dirtying my floor and when i had this reported thinking the would actually screw something together or take something apart, I was told they just told the person to stop showering there? I have to be getting ragebaited at this point. The FIRST week I moved in the L.E.D lights above my sink caught fire and I only got help 2 days later… and guess what the fire alarm didn’t even go off then but 30 minutes later over nothing 😭. There are scratch marks on the counters and chips in all the corners of the room, the shower is rusted as well as the towel hanger and the photos on the website advertising the room showed none of it. 6. The heating doesn’t work. In the FREEZING winter the heating literally does. Not. Work. When I had sent multiple maintenance requests for this the guy just told me the rooms are built this way and so long as the detector (that is built right above the heater) says that it reached the imputed heating setting it just stops heating all together. This establishment will do ANYTHING to save money. 7. They will do ANYTHING to attract potential customers while the actual PAYING tenants are having the worst time of their life.

"An absolutely dreadful place. I highly recommend checking out the one-star reviews before booking; those are the real stories. The value for money is extremely low, and literally nobody I know has a single good thing to say about this place. Those 5-star reviews (which is the most funniest thing )completely mismatch my reality; the 1-star reviews tell the actual truth. The rooms are built like a sealed thermos flask with zero ventilation, and the windows only open a tiny slit—making it an absolute sauna in the summer. You deserve so much better. And to the management team reading this: save your breath. Don't bother apologizing or replying with a generic template, because you guys are completely unhelpful. If you are an international student like me, DO NOT look at the marketing pictures and think this place is nice. Booking this will be the biggest mistake of your life. This place is basically designed to give first-time arrivals in the UK the ultimate nightmare experience.

I’ve had a wonderful experience living here. While it is a bit of a premium investment, the quality of service makes it worth every penny. The reception team is incredibly helpful and handles all parcel deliveries efficiently. One of the biggest highlights is the reliability; unlike other places, I’ve never had issues with hot water or heating, which is essential during the winter. The maintenance team is also fantastic, usually resolving any requests within just a few hours. The social spaces—including the gym, study rooms, and gaming area—are top-notch. They also host frequent events like pizza parties and karaoke nights, which create a great community feel. With a 7-minute walk to the tube and plenty of shops and restaurants nearby, the location is perfect.

The only issue is the price. If you're willing to pay it, you'll get everything that you're expecting. The location is perfect if you study at QMUL - practically on campus, 50m away from a Sainsbury's, and close to both the Mile End and Stepney Green tube stations. The rooms are nice, even if they are a little small; you'll have your private bathroom and a kitchen with a microwave and an induction cooktop, although annoyingly no oven. The study spaces in iQ are great. You can book a smaller private room to study alone or with a group, or just use the public study room, which is also very nice, with lots of plugs available. The gym is very good, and probably my favourite part about iQ. It's small, but the equipment is modern and comfortable, and it's actually a proper gym with a cable machine, power rack, dumbbells going up to 30kg, a punching bag, etc. It has a working AC and two rooms which could be used for changing. Very convenient that, to work out, I just need to go downstairs. I also liked all the other facilities at iQ, including a table tennis table and the cinema room, which was also very good. The fire alarms were not an issue at all for me. Sure, they'd go off quite often, but usually only for a few seconds, and almost never during sleeping hours (there was only instance in which a fire alarm woke me up, and it was due to a technical issue). Overall, I had a great experience at iQ. Again, the only issue is the very high prices. Otherwise, I'd definitely recommend it.

Moving into a new setting can feel a bit daunting, but the whole experience was made so much easier thanks to Nana. His customer service was amazing, he was clearly very knowledgeable, and his easy-going nature made me feel comfortable straight away.
