We used HFS to manage a student investment property. The experience fell well below expectations. Costs increased steadily over time, with charges for basic repair work that we considered excessive. Issues were not resolved to a satisfactory standard. We are currently pursuing a formal legal process related to our experience with this company. Based on our experience, we would not recommend their services.

AVOID THIS PLACE IF YOU’RE A STUDENT *READ BEFORE YOU BOOK* This “student” accommodation is completely exploitative. They demand £1,700 rent upfront in August, well before most students receive their student finance. There’s no flexibility, and if you can’t pay straight away, they sting you with a £50 “admin fee” PLUS 2 weeks rent!!! just to defer your payment until your loan arrives. Asking for proof of sfe dates in August is not enough to demonstrate flexibility. Not every student would have had their application processed. This is plain wrong. It’s outrageous that a company marketing itself to students would operate like this, knowing full well that most of us rely on loans. They create unnecessary financial stress before term even starts and show zero understanding of students’ realities. If you want accommodation that actually respects students, look elsewhere. Extremely unreasonable and unrealistic.

Homes for Student / Uk student Houses . This is a 100% honest review with evidence to support my concerns. DO NOT USE THIS COMPANY.Athough they confirmed on e mail back in March that the flat would be ready and mould free on my sons move in day last week(liverpool) the place was a disgusting unsafe tip ! Front door wouldn't close let alone lock! Main door had to be left ajar. Huge window frame in living room not even attached to the top wall! So dangerous ! Large window opening with no stay so could fully open out on to the street ....4 flights up ! FLAT IS UNSAFE .Rubbish left from old tenants- disgusting! Mould and water ingress everywhere.Oven unusable- again disgusting! I can't even describe the condition of the bed..I wouldn't be happy to let a dog sleep on it. Disgustingly Heavily stained with springs poking out ! Flat was just a dirty unsafe tip. Had to drive back home with all his possesions. Company ignored numerous emails for a whole week. Worse than all this is 11 days later still no resolution. Customer service 0/10 Have sent them detailed photos and videos to consoliate my honest and fair concerns.They really don't care about their tenants. He has no accommodation so is unable to access his university course. THEY DO NOT CARE. My advice STAY WELL CLEAR FROM THIS AWFUL COMPANY. Will add photos and videos end of the week.

Absolutely awful company. Urban Student Life/Homes for Students are a joke — completely disorganised, never respond to emails, and leave students in the dark about where they’re supposed to live. They pulled out of my accommodation without warning, caused total chaos, and then acted like it wasn’t their problem. They lost tenancy details, messed up deposits, and made us chase their mistakes. If you want stress, confusion, and zero accountability, go with them. Otherwise, avoid..avoid…AVOID
