It’s also incredibly central, making it a stellar choice for anyone seeking student housing in Leeds city centre with easy access to the University of Leeds and Leeds Beckett University.
Managed by the reputable Unite Students, Joseph Stones House offers a perfectly balanced mix of independence and community. The property is home to nearly 200 students and boasts fantastic, modern living spaces. You can choose from the social Classic Ensuite or Premium Range 1 Ensuite rooms, where you get your own private bathroom but share a high-spec kitchen and communal lounge with flatmates. If ultimate privacy is your goal, the Classic Studio gives you a fully self-contained space with your own private kitchen and bathroom.

Life at Joseph Stones House, Leeds
Joseph Stones House nails the brief for modern student facilities, focusing on spaces that enhance both study and social life without unnecessary fluff. The communal areas are where the real energy is at.
The spacious Common Room is the main social hub. It's kitted out with comfy sofas, a TV, a pool table, and a stack of board games. It’s the perfect place to unwind after a long day of lectures, challenge your new flatmates, or just grab a free tea or coffee and chill. For focused study time away from your desk, there are dedicated Study Desks and areas within the common space, offering a change of scenery when deadlines loom. When it comes to the necessities, they’ve got you covered. There’s a convenient, on-site Laundry Room (because adulting is hard) and handy Vending Machines for those late-night snack emergencies. Plus, for those in the Ensuite rooms, the shared kitchens are modern, spacious, and fully equipped with everything you need to host a flat meal night. High-speed Wi-Fi is standard throughout, ensuring you're always connected, whether you're streaming, studying, or gaming.
The social scene at Joseph Stones House is particularly strong, especially since it’s often a primary choice for first-year students, particularly those at the Leeds Conservatoire.
Living here means you’re instantly plugged into a community of like-minded students, especially creatives and artists, making it incredibly easy to find your tribe. The layout of the Ensuite flats naturally encourages social interaction in the shared kitchen and lounge spaces. Beyond your flat, the central common room acts as a vibrant meeting point, hosting regular social events organized by the friendly on-site team. It’s the perfect blend of having your own private space (Ensuite bathroom is a must) while still being part of a large, buzzing residence. It's a place where collaborations start in the common room and friendships are forged over late-night study sessions.
Your safety at Joseph Stones House is non-negotiable. The property provides robust security features so you can focus on your studies and social life without the constant worry.
Security is maintained 24/7 with continuous CCTV surveillance across all communal areas. Entry to the building and individual flats is via a secure electronic access system, ensuring that only residents and authorized personnel can enter. There is a supportive and visible on-site service team and 24/7 emergency Maintenance Support and assistance, meaning help is always just a call away. Crucially, the rent also includes Contents Insurance, offering an extra layer of protection for your belongings. It's a securely managed environment designed for maximum student comfort and minimal drama.
Joseph Stones House plants you right in the middle of Leeds' most dynamic area—the Quarry Hill Cultural Quarter—meaning your lifestyle balance is already winning.
You are living in a true cultural hot spot. The property is surrounded by major arts venues including the Leeds Playhouse, the Northern Ballet, and the BBC Yorkshire studios. Your local vibe is less standard student hub and more artsy, creative energy. This isn’t just great for conservatoire students; it offers a unique, inspiring backdrop for all students in Leeds.
Despite the cultural focus, the rest of the Leeds city centre is a short walk away. The main shopping districts, bars, and restaurants are easily accessible, blending the artsy scene with mainstream convenience. For essentials, there’s a Sainsbury’s Local nearby for quick grabs, and you're close to the major Leeds Bus Station and the Cultural D/E bus stops for trips further afield. Dining out is easy, with popular spots like the Bundobust (for unreal Indian street food) and various pubs and cafes within a stone's throw. Living here means you get the best of both worlds: a distinct, creative neighbourhood feel coupled with unbeatable city centre convenience. Your social life and essential errands are handled on foot.

Very old terrible quality furniture and appliances. Unbearably hot in warm weather with no ventilation.. Lift always broken. Totally unacceptable standard of accommodation. Extortionate cost would never recommend - avoid avoid avoid.

Perhaps the worst place I've ever been... Unbearable conditions, many entirely sleepless nights. Ridiculously hot all year round, slept without covers on the bed through December. Kitchen was filthy when we arrived, as well as nearly all the surfaces being broken in one way or another. Kitchen cupboards full of mold and rot. The door for the sink came away due to rotten wood (and shoddy repairmanship). I personally had to fix several things around the flat for myself and others, following absolute radio silence from the maintenance team. The Kitchen tap leaked dramatically throughout the year, and was still broken when we left due to the parts brought in to repair the piping being of poor plastic quality which would break under the heat of the tap. Simple repairs were simply ignored. Fire alarm tests every Tuesday morning (except from when they forgot and did it on random days) which lead to lots of confusion. I can't begin to imagine how somebody with anxiety issues would have felt when these "tests" were carried out. Useless Keycards. Many people were constantly trapped outside of the flat/ building, and your room would sometimes just lock itself whenever it fancied. Staff would also let themselves into your flat without asking for consent, leading to various problematic scenarios that were akin to the Carry On films. Wifi never worked properly. My wireless devices never connected to the WiFi, which was never fixed despite my best efforts. Laundry cost £10 for a wash, and would not actually wash your clothes at all. Sometimes I had to run my clothes through the washing machine four separate times before they would even be considered "clean". Unhelpful staff. Lifts constantly broken, and when they did work were painfully slow and microscopic in nature (which is especially relevant in a building full of musicians with large instruments). I'd give it zero stars if I could. Absolutely outrageous...

Extortionate, filthy and dishonest. Nothing will get fixed during your stay (I had no bathroom light for 4 months!) and the building itself is falling apart, our kitchen cupboards literally fell off. Our oven caught fire and the building had to be evacuated as we learned that the building is clad similarly to grenfell, so personally I'd think twice before booking in here. If anyone from unite happens to read this, clean your disgusting hovel.
