About this property
Ask any student living in Lancaster what they end up valuing most after a few months, and the answer is rarely a cinema room or a fancy brochure. It's usually the practical stuff. Being able to grab groceries on the way back from class. Meeting friends without arranging a twenty-minute bus journey. Reaching the station when you're heading home for the weekend. Living somewhere that fits naturally into the rhythm of student life.
That's one reason 99 Penny Street Lancaster attracts students studying in the city. Sitting right in Lancaster's centre, the accommodation places shops, cafés, supermarkets, transport links, and university routes within easy reach. Days tend to feel less spent travelling from one place to another and more focused on the things that actually matter.
Address: 99 Penny Street, Lancaster, LA1 1XN, United Kingdom
After a few weeks in Lancaster, most students develop a familiar routine. 99 Penny Street Lancaster sits on one of the city's busiest central streets, surrounded by shops, restaurants, cafés, supermarkets, banks, and transport connections. Lancaster Railway Station is nearby, local bus services run throughout the day, and many students attending the University of Cumbria regularly walk to campus.
The location also works well for students at Lancaster University. Regular bus services connect the city centre with the campus, making it possible to attend lectures while still enjoying everything that comes with living in the heart of Lancaster rather than on the edge of it.
Every city has a few locations that students keep returning to throughout the year. A supermarket before heading home, a coffee shop between lectures, somewhere to grab dinner after an evening seminar, or a bus stop that becomes part of the daily routine. Living in the centre of Lancaster puts most of those places within easy reach.
That is one reason 99 Penny Street Lancaster continues to attract students studying across the city.
A few things residents appreciate about living here:
Living in the middle of Lancaster changes how you spend your day. Grocery shopping, meeting friends, picking up essentials, or heading into town usually takes minutes rather than requiring a dedicated trip.
University journeys stay manageable throughout the week. Students at the University of Cumbria often walk to campus, while regular bus services connect the city centre with Lancaster University.
Rent stays easier to keep track of. Electricity, heating, water, Wi-Fi, and contents insurance already form part of the accommodation cost.
There is more than one way to live here. Some residents enjoy the atmosphere that comes with shared kitchens and communal living, while others settle into a private studio and keep their own pace.
The building doesn't empty out once lectures finish. Shared spaces give residents somewhere else to spend time when they want a break from their room or fancy catching up with friends.
The practical side of student living has already been considered. Bike storage, laundry facilities, secure access systems, and on-site support all form part of everyday life at 99 Penny Street.
Accommodation starts to feel different once you've lived there for a while. A desk fills with lecture notes, the wardrobe somehow becomes too small, and certain corners of the room end up permanently occupied by books, laundry, or half-finished coursework.
At 99 Penny Street, students can choose between shared accommodation and fully self-contained studios.
| Room Type | Weekly Rent |
| En-suite Rooms | From £113 - £150 per week |
| Studio Rooms | From £150 - £171 per week |
En-suite Rooms: Residents have their own bedroom, study space, and bathroom while sharing kitchen and living areas with other students. For many first-year students, the kitchen often becomes the place where people get to know each other, particularly during the first few months in a new city.
Studio Rooms: A studio brings everything together within one private space, including the sleeping area, study zone, bathroom, and kitchenette. Students who enjoy having complete control over their surroundings often look at this option first.
Arriving in Lancaster is usually enough to think about without having to organise furniture and essentials at the same time.
Every room includes:
Bed and mattress
Study desk and chair

High-speed Wi-Fi
Contents insurance
Access to communal facilities
The weekly rent covers:
Electricity
Water

High-speed Wi-Fi
Contents Insurance
Residents can also use:

One of the reasons students notice 99 Penny Street Lancaster quickly is its location right in the middle of the city. Step outside the building and Lancaster feels active from morning until late evening. Coffee shops open early, supermarkets stay busy throughout the day, and the streets around Penny Street rarely feel disconnected from student life.
Lunch between lectures, dinner with flatmates, a quick coffee before heading to the library, or a late-night takeaway after coursework all become easy when there are plenty of options nearby.
Penny Street, Church Street, Market Street, and the surrounding city-centre roads are filled with cafés, bakeries, restaurants, and independent food spots. Residents quickly discover their own favourites, whether that means a quiet corner for studying, somewhere to catch up with friends, or a reliable takeaway during deadline season.
A room can feel small after several hours spent revising.
Williamson Park gives students somewhere completely different to spend an afternoon. Open lawns, walking paths, mature woodland, and views across Lancaster create a welcome contrast to lecture theatres and study spaces.
The Lancaster Canal is another popular part of the city. A walk along the towpath provides a quieter side of Lancaster that many students come to appreciate throughout the academic year.
Running out of groceries, printer paper, toiletries, or household items rarely turns into a major task when everything sits nearby.
Marketgate Shopping Centre and St Nics remain popular shopping destinations, while supermarkets and convenience stores are spread across the city centre. Many residents find themselves picking things up on the way back from lectures rather than setting aside time specifically for shopping.
Lancaster has enough going on to keep weekends interesting throughout the year.
Lancaster Castle remains one of the city's best-known landmarks, while independent shops, cafés, local markets, pubs, restaurants, and cultural events bring plenty of activity into the centre. Lancaster Railway Station also sits nearby, giving residents the option of spending a day in Manchester, Liverpool, Preston, or the Lake District whenever they feel like a change of scenery.
After a few weeks in Lancaster, most students develop their own shortcuts, favourite walking routes, and preferred ways of getting around. Some walk almost everywhere, others rely on buses for lectures, while train journeys become useful whenever it's time to head home for a long weekend.
Students living at 99 Penny Street Lancaster have several transport options close by.

One advantage of living in a central location is that not every journey requires planning. A trip to the supermarket, a meeting on campus, lunch with friends, or an evening in town can often fit into the same walk. For students spending most of their time around Lancaster, that convenience becomes noticeable surprisingly quickly.
Accommodation starts to feel very different once lectures begin. A place that looked good on move-in day suddenly gets judged by a much simpler question: how long does it take to get to class on a Monday morning?

Enjoy having cafés, supermarkets, shops, restaurants, and other essentials within a short walk.
Study at the University of Cumbria and want a straightforward journey to campus.
Attend Lancaster University but prefer living in the city rather than on campus.

Avoid Hello Student/Empiric accommodation at all costs. We will not use them again. My son has just finished staying in their Lancaster accommodation for two years. The flat was filthy when he moved in - black mold on the fridges/freezer awful smell, cupboard doors hanging off, broken kitchen equipment, broken chairs, dirty, mold on his bathroom ceiling and grease up the walls. His bedroom hadn’t been cleaned, even condoms left by the bed. He had a month recently with no electricity in his bedroom so couldn’t use his bedroom to study, no working power sockets. It took them a MONTH after much chasing to fix it. There was no water at all on graduation day morning in his block for students to wash or even flush the toilet before going to their ceremony on a hot day. No apologises from Hello Student for that. He has had written confirmation/approval to get some rent refunded for having a non functioning bedroom for a month having no working sockets but Central Operations are now ignoring that and he’s had no refund even after Area Manager approval. They are ignoring my messages chasing them even though they are supposed to respond within 48 hours in their complaints procedure. Once they have your money they really don’t care. Please use another accommodation provider.

City block is great! The staff are so friendly and so quick to help out with anything. I love my room, the shower is great and the heating will make you very very warm. My bed is so comfortable sometimes I don't want to get up for uni lol. I recently won £100 Amazon voucher from city block too :)

It's a really great way to get a taste of living in town while still getting the best of student accommodation. The staff are fantastic, the cleaning service is ace and the location is probably the most convenient one in Lancaster. Wish there was a bit more storage space inside the rooms but that's about the only downside.

The living experience is wonderful! The staff are really helpful, the location is by far the most convenient and the rooms are very well maintained
