Student Accommodation near Point Blank Music School

Musician and producer Robert Cowan founded Point Blank in London in 1994. The school began in Greenwich and developed into a specialist music education provider with programmes covering music production, sound engineering, DJ performance, songwriting, vocal performance, music business and other creative disciplines.

Point Blank now teaches from two buildings in Hoxton:

The buildings lie within roughly 400 metres of each other. Point Blank identifies Penn Street as its main building, while the Orsman Road site houses additional teaching facilities. Both campuses provide accessible facilities, although students with specific access requirements should speak to the school before arrival.

The campus now covers around 30,000 sq ft of studios and communal space. Facilities support courses in production, sound engineering, DJing, performance, songwriting, music business and radio or podcasting.

Point Blank graduates include Goldie, Patrick Topping, Nicole Moudaber and Leona Lewis.

Point Blank Music School London Results and Teaching Quality

A specialist music school does not fit neatly into a traditional university league table. Teaching data gives applicants a more useful view.

Point Blank received Gold in the 2023 Teaching Excellence Framework. The Office for Students award represents the highest TEF rating, and Point Blank remains the only specialist music-production institution listed with Gold in its subject area.

The 2025 National Student Survey gives another view of the student experience.

Point Blank reports:

The teaching figure updates the 87% score included in the earlier accommodation information.
Point Blank also offers courses with very different timetables. A Foundation Year normally has two classes each week during the first term and three during later terms. Some six-month certificates have four weekday evening classes, while three-month specialist courses can require only one class each week.

Your timetable matters when you choose where to live. Paying a large premium to walk to campus can make sense with four classes a week. Someone attending one evening class each week can often tolerate a longer journey and put the saving towards equipment, food or other London costs.

Point Blank gives music students something many specialist colleges cannot recreate artificially: they study in a part of London where music, nightlife and creative work already happen.

Hoxton and Shoreditch contain venues, record shops, bars, cafés, studios and creative businesses. Point Blank also hosts workshops, masterclasses and industry events through the school itself.

You do not need to spend money every evening to benefit from the location.

Music and Nightlife

Shoreditch has clubs, live venues and smaller music spaces within reach of campus.

For Point Blank students, those places can serve more than a social purpose. A DJ course, production degree or music business programme naturally makes you pay closer attention to promoters, venues, sound systems and the way events operate.

Keep the social budget separate from the professional one.

Buying a ticket to an event related to your course can make sense. Spending £60 because everyone went out after class is simply £60.

Broadway Market

Broadway Market gives students cafés, food traders and independent shops near London Fields.

It works well for an occasional weekend visit, but the market should not become your grocery plan if you want to keep costs down.

Use larger supermarkets for the weekly shop. Treat markets as somewhere to meet people or buy specific items.

Columbia Road

Columbia Road Flower Market changes the area on Sundays and attracts large crowds.

It gives students an easy local weekend plan without travelling into central London. The surrounding streets also have cafés and independent shops.

Go early when you prefer more space.

Shoreditch and Brick Lane

Brick Lane adds vintage shops, food, markets and nightlife within reach of campus.

The area becomes particularly busy at weekends.

Music students can also find record shops and independent creative businesses throughout Shoreditch and neighbouring areas. Spend some time walking the streets during your first few weeks rather than treating the Tube map as the whole city.

Parks and the Canal

Shoreditch Park lies near the Penn Street and Orsman Road buildings.

The Regent’s Canal also passes close to campus and continues towards Haggerston, London Fields and other parts of East London.

Both give you somewhere to spend an hour away from a bedroom, studio or café without paying for it.

That matters more than it sounds during project weeks.

Healthcare

Register with an NHS GP after moving into your term-time address.

Practices generally accept patients from a defined local area, so use the exact accommodation postcode when registering.

International students should keep copies of prescriptions, vaccination records and important medical letters.

Also check the nearest:

• Late-opening supermarket

Do it during your first week, not when you suddenly need one.

East London gives you several sensible places to start. Hoxton provides the shortest journey. Shoreditch adds nightlife and transport. Haggerston keeps you close to the campus without placing you directly beside Old Street. Bethnal Green usually gives you more accommodation choices. Hackney can work when the property has a useful Overground or bus connection.

The original accommodation data concentrated mainly on Hoxton, Shoreditch, Bethnal Green and Hackney. Those areas still make practical sense because of Point Blank’s location between Haggerston and Old Street.

Hoxton

Hoxton keeps university and daily life in the same part of East London.

The main advantage becomes obvious on a class day. You can walk rather than plan around Tube delays, interchange times or peak fares. That matters even more on courses with evening studio sessions.

Flora Building occupies Long Street in Hoxton and remains one of the closest large private student residences to Point Blank. Current House of Student data places it around half a mile from the campus.

Hoxton also gives you local supermarkets, cafés and easy access to Shoreditch, Haggerston and the Regent’s Canal.

Rent creates the main drawback. Rooms close to the campus tend to cost more than options farther east or south.

Check the exact street before paying. Hoxton includes quiet residential roads, busy main routes and streets near late-opening venues. A five-minute difference in location can change how the area feels at midnight.

Shoreditch and Old Street

Shoreditch works well for students who want their academic and social lives close together.

Old Street gives you the Northern line, while nearby buses cover several parts of East and Central London. Point Blank places the walk from Old Street Underground station at around 15 minutes.

Chapter Old Street offers one of the larger private student buildings in this part of London. Its location on Paul Street also keeps Shoreditch, Liverpool Street and Old Street within easy reach.

The area has plenty happening after class, which can become either the reason you choose it or the reason you avoid it.

Visit the street at night. Check how close the room lies to bars, delivery routes, railway lines and major roads. Music students already spend plenty of time around sound. Your bedroom does not need to add more.

Haggerston

Haggerston deserves more attention than it received in the original article.

Point Blank identifies Haggerston as the closest rail station and places the walk to campus at about five minutes. The station serves London Overground.

This makes Haggerston useful for students who want a short route but do not need the heavier nightlife around central Shoreditch.

The Regent’s Canal passes nearby, and local shops cover everyday essentials. Dalston lies farther north and gives you more restaurants, supermarkets and evening options.

Large purpose-built student residences appear less frequently here than around Old Street or other university districts. Private rooms and conventional flats can therefore form a larger part of the local rental market.

Check whether the rent includes bills. A private room advertised below PBSA prices can become less competitive once you add electricity, heating, water and internet.

Bethnal Green

Bethnal Green gives you more room to compromise.

You remain in East London, but properties can cost less than equivalent rooms close to Old Street. Blithehale Court provides one example. Current House of Student listings start at £279 per week for certain private room categories.

The area connects with central London through the Central line, Overground services nearby and several bus routes.

Bethnal Green also gives you access to Victoria Park, local supermarkets and the restaurants around Cambridge Heath and Roman Road.

Check the route to campus before treating the area as one neighbourhood. A room near Cambridge Heath station produces a different journey from a property much farther east.

Hackney

Hackney covers a large part of East London, so the postcode matters more than the borough name.

Accommodation around Haggerston, London Fields or southern Hackney can work well for Point Blank. A room farther north can require another bus or Overground journey.

The area has independent cafés, music venues, markets and parks. Broadway Market and London Fields can become useful weekend options when you live nearby.

For student accommodation London, focus on the route to Haggerston or the direct bus connection to Hoxton. A cheaper room with one simple journey often works better than a seemingly closer room that requires two changes.

Mile End and Stepney

Mile End and Stepney add another option when Hoxton prices stretch the budget.

The Central, District and Hammersmith & City lines provide several ways into central and east London. Student housing also appears more frequently around Queen Mary University.

The distance increases, but some journeys remain practical.

This area makes more sense when the weekly saving is large enough to justify regular public transport. Compare the difference over the full tenancy rather than reacting to £20 or £30 per week.

London requires a larger student budget than most UK cities, and Hoxton does not rank among its cheapest districts.

The original guide used £30 to £60 per week for groceries, £12 to £25 for a casual meal and around £5 to £6 for a mobile plan. It also noted that many private student buildings include electricity, heating, water and internet in the weekly rent.

Those figures still give you a useful starting point.

London property pages naturally draw your eye towards the weekly figure. The contract length tells you what the room actually costs.

Before comparing two properties, use:

Cashback can reduce the final cost, but only after you meet every condition attached to the offer. Read those terms before counting the money in your budget.

Transport Budget

Haggerston, Hoxton and nearby parts of Shoreditch can make walking realistic. A student based farther away needs to include travel in the housing comparison.

The 18+ Student Oyster photocard gives eligible students a 30% discount on adult-rate Travelcards and Bus & Tram season tickets. It does not simply reduce every pay-as-you-go Tube journey by 30%.

A room £40 cheaper each week saves £2,040 over 51 weeks. If it also requires a £141 monthly Travelcard, much of that advantage disappears.

Time has a cost as well. Forty extra minutes on each class day becomes more noticeable during deadlines, studio sessions and evening lectures.

Student Visa Maintenance Funds

Student visa applicants studying in London currently need to show £1,529 for each month of the course, up to nine months. The maximum maintenance requirement reaches £13,761, alongside any unpaid course fees shown on the CAS.

The government uses this amount for immigration purposes. It does not represent the rent or spending level of a typical Point Blank student.

Someone paying £400 per week for a studio would spend more than £1,700 per month on rent alone.

Build your own budget from the actual tenancy before deciding how much money you need for the year.

London property pages use similar labels for rooms that can feel very different once you move in.

The original accommodation information includes studios, en-suite rooms, shared cluster flats, private rooms in houses and complete flats.

Look beyond the label.

Shared Room

A shared room normally means two people sleep in the same bedroom or studio.

It can reduce the weekly rent considerably. Flora Building, for example, currently lists a Standard Twin from £299 per person per week. The room includes two beds, an en-suite bathroom and a kitchenette.

Sharing the sleeping area changes the experience completely.

Ask yourself whether you can study, take calls and maintain different sleep schedules in the same room. Music students sometimes have late classes, gigs or practice sessions. Your roommate may not follow the same timetable.

Meet the other person before move-in where possible.

Private Room with Shared Bathroom

You keep your bedroom to yourself but share the bathroom and kitchen.

These rooms often give you one of the lowest prices without asking you to share your bedroom.

Check how many people use each bathroom. Five students sharing two bathrooms works very differently from ten people sharing two.

Also ask about kitchen storage. A large house can have enough bedrooms for eight people and only one small fridge.

En-suite Room

An en-suite gives you a private bathroom while the kitchen remains communal.

This tends to work well for students who want some privacy without paying studio prices.

Blithehale Court currently lists en-suite categories from around £279 per week. Creek Court lists Classic En Suite rooms from £245 per week, though its journey to Point Blank takes longer.

The kitchen still deserves a proper look.

• Cupboards

A polished photograph cannot tell you whether eight people can cook dinner at the same time.

Studio

A studio gives you a private bathroom and kitchen within your room.

For music students, the privacy can help when you work irregular hours or spend long periods editing with headphones.

It does not give you permission to turn the room into a rehearsal space.

Accommodation contracts often contain noise rules, and speakers or instruments can disturb neighbours quickly. Ask about quiet hours before moving in with studio monitors, guitars, keyboards or DJ equipment.

Price also changes sharply.

Hayloft Point currently lists en-suite rooms from about £319.55, while its private studios begin above £500 for several available categories. Student Living Heights lists studios around £432 to £439 for many 51-week contracts.

Private Room in a Shared House

A room in a conventional house or flat can save money and give you more independence from a large student building.

The household takes on more responsibility.

Someone needs to:

• Pay or divide utilities
• Report repairs
• Organise broadband
• Deal with the landlord
• Put bins out
• Replace household items
• Keep communal areas usable

A joint tenancy can make every tenant responsible when one housemate fails to pay. Read the liability clause carefully.

Entire Flat

A one-bedroom flat or complete apartment gives you more control over your home.

It also brings the highest level of responsibility and usually demands a larger upfront payment.

Check the council tax position. Qualifying full-time students can normally claim exemption, but the local council will require evidence of student status.

Couples also need to check occupancy terms and council tax rules before assuming that a student exemption removes the whole bill.

House of Student currently lists more than 120 London properties against the Point Blank campus, with prices starting from around £228 per week at the lower end of the wider London list.

The properties below preserve the key residences from the original guide while using current advertised prices where available. Availability can change quickly during the 2026/27 booking period.

The difference matters.

A Standard Twin costs £15,249 over 51 weeks. A £409 studio reaches £20,859.

That £5,610 difference pays for a lot of food, transport and music equipment.

The property includes utilities and Wi-Fi, which helps keep monthly bills predictable.

Chapter Old Street

Chapter Old Street gives you an Old Street address with easy access to Shoreditch and the Northern line.

Facilities include study areas, a gym, social rooms, a cinema and a rooftop terrace.

Check whether you will use them.

A gym only saves money when it replaces a gym membership. A cinema room adds no financial value when you rarely enter it.

The location will matter more on most weekdays.

Blithehale Court

Blithehale Court currently gives you one of the lower entry prices among the East London residences on this list.

A Large Standard Double En-suite at £279 over 51 weeks costs £14,229. Studio categories can rise above £430 per week.

That makes the room category far more important than the building name.

Bethnal Green also gives you supermarkets, cafés and transport without pushing you to the opposite side of London.

Check the exact journey to Orsman Road during class hours before booking.

Hayloft Point

Hayloft Point offers en-suite rooms and private studios.

Current listed en-suite categories begin around £319.55 per week. Several studios start above £530.

A student who simply wants a private bathroom could save thousands over the year by taking an en-suite and sharing the kitchen.

For example:

£532 × 51 weeks = £27,132

That difference reaches £10,812.

A private kitchen needs to matter a great deal before the studio becomes the sensible budget choice.

Student Living Heights

Student Living Heights currently focuses heavily on studios, with several 51-week options around £432 to £439 per week.

At £432 per week, a 51-week contract costs £22,032.

That can work for someone who values complete privacy and has the budget. It makes less sense for a student who spends most days in Point Blank’s studios and mainly uses the room to sleep.

Ask how often you genuinely expect to cook, study and socialise inside the room before paying the studio premium.

Drapery Place

Drapery Place currently gives students several tenancy lengths and room categories. The property has shared rooms, en-suite options and self-contained studios.

A lower-priced twin or shared arrangement can keep the rent down. Private studio categories climb considerably higher.

Its location around Aldgate increases the Point Blank journey compared with Hoxton, but the trip remains far more practical than a commute from West London.

The cheapest room does not always create the cheapest year.

The original list included AXO Waterloo, Chelsea Lightfoot Hall, Townhall Camberwell, The Cube Ealing, Romano Court, Surrey Quays Landale House, Creek Court, Grand Felda House, Ewen Henderson Court and Portobello Garrow House.

Those properties cover almost every side of London.

Some remain genuinely useful budget alternatives. Others only make sense when the rent saving outweighs a long commute.

Chelsea Lightfoot Hall

Chelsea Lightfoot Hall currently advertises from £228 per week, making it look considerably cheaper than Hoxton.

The lowest price relates to a twin room.

A 51-week Twin En-suite costs £11,628. A private Silver Studio in the same property reaches around £450 per week, or £22,950 over 51 weeks.

The property also lies in Chelsea, on the opposite side of central London from Point Blank.

The £228 figure therefore compares a shared bedroom with private rooms nearer campus. Treat it accordingly.

The Cube Ealing

The Cube Ealing currently advertises from £235 per week, with studio options starting higher.

Ealing lies in West London.

The commute to Hoxton can become tiring when your course requires several weekly classes. The saving looks better for someone who attends campus once or twice each week.

Calculate the journey during the exact time of your class. Evening music courses can finish late, and a cross-London trip feels much longer at the end of a studio session.

Surrey Quays Landale House

Surrey Quays Landale House currently starts from £245 per week. It offers en-suite and non-en-suite private rooms, with bills included.

Current examples include:

A £245 room over 51 weeks costs £12,495.

Surrey Quays and Canada Water give residents Overground and Jubilee line options. That makes the journey more manageable than some cheaper West London properties.

Creek Court

Creek Court in Greenwich currently starts from £245 per week for a Classic En-suite. A private studio starts from about £295.

The £50 weekly difference between the en-suite and studio adds £2,550 across a 51-week contract.

Greenwich gives you a calmer residential base, though the commute to Hoxton takes longer than Bethnal Green or Shoreditch.

The property makes more sense when lower rent matters more than walking to class.

Grand Felda House

Grand Felda House currently advertises rooms from £246 per week.

The property lies in Wembley.

That makes it difficult to recommend purely for Point Blank when East London options fall within a similar price range. A £30 weekly saving rarely compensates for several hours of additional travel each week.

It becomes more logical when the student has another reason to live in Wembley, such as work, family or a partner nearby.

Portobello Garrow House

Portobello Garrow House currently advertises from £263 per week. Its lower categories include shared twin studios, while private studios rise from roughly £279 into the £400s.

Again, compare like with like.

A shared twin room in West London should not compete directly with a private en-suite in East London unless you would genuinely accept both.

A Better Way to Compare Cheap and Close

Take two hypothetical rooms.

Most of the rent saving has disappeared before you count the additional travel time.

This does not mean you should always live beside campus. It means rent and transport belong on the same page.

These figures show why room type deserves more attention than extras such as cinema rooms or roof terraces.

The difference between an en-suite and studio can reach several hundred pounds every month.

Point Blank’s own travel information gives a clearer picture than the earlier accommodation guide. The school recommends Haggerston and Old Street as its main rail connections.

Haggerston

Haggerston Overground station lies around five minutes from Point Blank.

For many students, this provides the most useful station.

The Overground connects Haggerston with areas such as:

• Dalston
• Canonbury
• Highbury & Islington
• Shoreditch High Street
• Canada Water
• New Cross

That makes housing along the line worth checking even when the property does not look particularly close on a map.

A direct 20-minute journey can work better than a 12-minute route requiring two changes.

Old Street

Old Street serves the Northern line.

Point Blank places the walk from the station at approximately 15 minutes.

The Northern line gives direct connections towards:

• Euston
• London Bridge
• Waterloo

Students based elsewhere in London can change onto other Underground lines at these stations.

The walk from Old Street also matters in bad weather. Do not describe a property as “next to the Tube” and forget the final 15 minutes to class.

Buses

Point Blank lists buses 21, 76, 141 and 271 from around Old Street towards the campus area.

Buses can help when you carry equipment or finish late.

Check the night route separately. A reliable 2 pm journey does not guarantee the same service after an evening class.

Walking

Students based in Hoxton, Haggerston and parts of Shoreditch can often walk.

Test the route before booking.

Check:

• Busy crossings
• Canal paths after dark
• Roadworks
• Construction
• Quiet side streets
• Late-night footfall
• Step-free access

The shortest map route does not automatically produce the best evening walk.

Cycling

Hoxton and Shoreditch have several cycle routes, and cycling can work well from nearby parts of Hackney, Bethnal Green or Islington.

Ask the accommodation provider about secure bike storage.

Do not rely on a cycle room simply because the property page lists one. Check whether residents need to register the bike, whether spaces remain available and whether CCTV covers the area.

Point Blank has limited parking near both campuses, so driving is rarely the easiest daily option.

Liverpool Street

Liverpool Street gives students National Rail, Underground and Elizabeth line connections within reach of Shoreditch.

It helps with journeys to several parts of London and the South East.

The Elizabeth line also provides a route towards Heathrow.

Do not assume that living near Liverpool Street means you need to use the station every day. Haggerston will often provide the simpler route to Point Blank.

Stansted Airport
