never ever move here, no matter how desperate you are. moving in, the room was already in not great condition and clearly hadn't been cleaned properly, and the bathroom had mold and mildew all over it, and the toilet roll holder was broken. the kitchen was way worse - it was oily, greasy and dirty, with dead flies on the window panes and in the ventilation. the oven hadn't been cleaned at all and was almost blacked out with grease, my and my flatmates ended up having to clean it out of our own pocket. every time I had a shower, it leaked into the room below me, and the bathroom floor was rotted through - the man that came to check it said I should just "stand away from the rotted bits and walls when showering." then my room flooded! water came through the ceiling of my bathroom and bedroom, taking out the lights and smoke alarm, then ruining the mattress and my bedding. X1 told me to "sleep around it." after some angrier phone calls they transferred me to a different building, but I was only allowed to gather my things within an hour and leave, and then the room was deemed unsafe, with most of my stuff still inside. my flatmates also had these issues. the whole building was without hot water for a month, and was promised compensation, which never came. they won't even pick up phone calls about it. eventually I decide to leave early (I usually stay till end of June, I left mid may) and asked for them to let me out of my lease as my room had been uninhabitable since January. they fought this, but eventually agreed, and X1 and I signed a contract letting me out of my lease, so I didn't need to pay the last two months. but then, I get my deposit report back. not only have they charged me nearly £300 for damages I reported at the start of the year as being there when I moved in, they've also tried to charge me the last two months as "rent arrears" of £1,500 and say I haven't paid my rent. I honestly wish I could give this place no stars, it was a terrible experience from start to end, and everyone who lived here hated it. honourable mentions for other terrible X1 moments: the lift being out of service for months, the electricity to our flat going out and not being repaired for days (had to throw out all our fridge food), door keys not working so we couldn't get in the building, the washing machines never being fixed so the whole building was using one machine, not being able to use the hob as all the electrics in the flat trip if you do, more flooding, even more flooding, and terrible landlords that spend months arguing over who's fault it is instead of looking after their tenants. never, ever move here.

Don't let the glossy website photos fool you the reality of living here is a complete nightmare. When I first moved in, I expected the clean, modern space promised in the brochure, but instead i was met with a wetroom covered in mold and mildew. Months later, the grime is still there because management is essentially a ghost town when it comes to hygiene and basic upkeep. It is genuinely disheartening to pay a premium for a room that feels neglected and unhealthy from day one. The maintenance situation is even worse than the cleanliness. I have had multiple requests for repairs sitting in their system since September, and despite it now being months later, they haven't lifted a finger to fix them. The lack of care for student safety is shocking for instance, my TV mount wasn't even properly attached to the wall, causing the TV to fall multiple times. It’s incredibly frustrating to live in a space where you can’t even trust the furniture to stay on the walls, and the staff clearly has no sense of urgency to resolve these hazards. Security and basic facilities are just as broken as the rooms. Parcel theft is a massive issue here, and the "solution" management provides is a joke. They outsource everything to a third-party company whose website is completely non-functional. When you try to report a stolen package, the "request" button literally does nothing when clicked, leaving you with zero recourse. If you move here, you’ll have to get your mail sent to a pickup point elsewhere if you actually want to receive it. On top of that, don't expect to have clean clothes; the laundry machines are constantly failing and leave your items soaking wet and smelling worse than when they went in. Overall, this accommodation is a disaster disguised as a luxury student home. Between the non-existent maintenance, the broken facilities, and the systemic parcel theft, it is not worth the money or the stress. I would strongly advise any student to look elsewhere anywhere else because this management team has no interest in providing a liveable environment once they have your deposit.

Do not move here. The whole building has been without hot water for a whole week now, and the building managers have done nothing to help. There has been no time frame as to when the hot water will be coming back and because of this many people are having to move home and endure long commutes while this problem subsides. In my opinion, it seems that the hot water will not return for weeks, and it feels as though because we are students we are treated as inferior and not a priority. The maintenance for this building is shocking, you will raise a complaint and nothing will get done about it. In the hallway of my flat we have had leaks in multiple places on MANY occasions, and having been reported each time they happened, we have still had no response or any form of maintenance. These leaks started for us in November 2024, and it is clear they have been happening for a while as when we moved in in September there was significant water marks on the roof. I have had friends in this building who have had worse problems that this this year, and I wish I would have done research about this accommodation before signing contracts and paying an absurd amount to stay here.
