I honestly don’t know where to start with iQ Student Accommodation… When I first viewed the property, I was shown a showroom that was absolutely spotless — modern, clean, and well-presented. Unfortunately, this did not reflect the actual room I was given at all. When I moved in, the condition was poor: there were burn marks on the desk, dirty walls, sticky floors, paint cracking down the walls, no sealant in the shower, cracked tiles and planks of wood covering holes in the flooring. A major issue was the environment. The flat opposite regularly had people smoking weed, and the smell would drift into our flat, making it really unpleasant to live in. This was raised, but nothing was properly resolved. The staff were also a mixed experience. The two men on reception were genuinely helpful, supportive, and did their best to assist me — I can’t fault them at all. However, beyond that, the wider management team (marta + Amana) came across as rude and unwilling to take responsibility for issues. Concerns were brushed off rather than properly addressed. Living with my flatmates only made things worse. They were dirty, inconsiderate, and often rude, (they waited in the kitchen for me like I was prey, or knocking on my door for hours at 2am) and despite raising this with staff, nothing was done. It felt like there was no support system in place for dealing with shared living problems (apart from a email). There’s effectively no way to leave the contract without continuing to pay, even in these conditions. It felt like once you’ve signed, you’re stuck — regardless of the reality of what you’re dealing with. Ironically, it also felt like they didn’t particularly want residents who raise issues, as I was never hesitant to point out when something wasn’t right. Overall, my experience has been far from what was advertised, and I wouldn’t recommend it based on the lack of accountability, poor room conditions, and inadequate support.

IQ Fiveways has been my home for years and there’s plenty of reasons I kept coming back every year. The communal spaces such as the laundry room, reception, social space, lifts and the courtyard have always been kept clean and maintained by the lovely housekeepers we have Jane & Wendy. The staff have always been there for me such as Amana, Marta & Raf. They’re always very helpful and supportive and know how to resolve any problems I may have. Amana specifically has been a great support system for me and dealt with all of my issues efficiently and respectfully. She is one of the main reasons I kept booking year after year. Paul our handy man has always come to fix anything I requested on the app very quickly and with no complaints, he’s been so helpful and efficient too, knows his stuff indefinitely. I enjoy the social events IQ offers here and through them I got to meet new friends which made it easier to live alone far away from my family. I’ve felt nothing but supported and safe whilst living here. IQ Fiveways is genuinely the best accommodation in Wolverhampton and I’d recommend it to any university student coming to this city!

The accommodation was clean, secure, and well-maintained, creating a comfortable environment to live and study in. The location was also very convenient, with easy access to the university, local shops, and public transport. Over the years, I made many great memories here and felt supported throughout my university journey. I would highly recommend this accommodation to any student looking for a safe, welcoming, and enjoyable place to live during their studies.

This place is one of the worst student accommodations I’ve ever lived in! It looks nothing like the pictures at all! The place constantly smells of cannabis! Students are left to be partying until late hours. Screaming and shouting constantly all through night, with security never doing nothing about it! Some of the staff are really rude especially marta the manager! Speaks to people with no respect! If I was you I’d stay clear of this accommodation unless that’s what you want to be involved in!

Once you check in your booking fee will be converted to a refundable damage deposit.
You need to pay a booking fee of £250 at the time of making your booking. If you have a UK guarantor you can pay in three installments; the first due 10 days before arrival, the second in January and the last in April. Alternatively the full payment is due 10 days before arrival.
We require a copy of your passport, visa, photo and proof of address. These documents must be uploaded to the Student Portal within 10 days of receiving your accommodation offer. Failure to do this will mean that your check-in could be severely delayed and could possibly result in you not being able to check in.
The on-site team will email you closer to your contract start date to advise the check-in time, this will either be from 10am or 3pm. The check-out time is 10am on your contract end date
