I lived in peel park quarter RAN in 2020-2021. During my time living there a security guard named Joe used his master key to enter my flat in the middle of the night, the lights in the flat were out but luckily 2 of my flatmates were awake on their phones in the living room. I had just gone to my room to get ready to sleep. He entered the flat without knocking or making his presence known. Me and my flatmate at the time were part of the universities pole fitness society and we had a pole set up in our communal space. Joe entered our living room and upon hearing my flatmates (both girls) talking to a man I joined them in the living room to see what was happening. Joe said he’d seen the pole from the courtyard and wanted to come and look. He asked which of my housemates were the ones who used it and then requested that we invited him over the next time we were practicing. We asked him to leave as we all felt uncomfortable. We reported the incident to management who initially stated they would take it seriously. They later came back having conducted an “investigation” where they claimed joe had entered our flat based on a noise complaint some other residents had put in about our flat specifically. When we asked to see some evidence (cctv or otherwise) they could not provide it. Joe mentioned no noise complaint whatsoever and stated his reason for being there was the pole. They then interrogated me and my flatmates in separate interviews about our version of events and shifted the focus to our pole. When I claimed it was not a permanent structure and would cause no damage whatsoever to the flat they organised a maintenance visit to inspect it. Their outcome for this situation was that Joe had to undertake an online “ethics in the workplace” course and he still worked as security of the ppq buildings, I had to see him regularly even after he knew we reported him . My outcome is that 5 years later, at the age of 24 I cannot sleep if I am alone in my house. In hindsight I should have pushed harder with the police at the time of this incident. I wouldn’t recommend anyone living here on the basis that if something goes wrong they will protect their staff over the safety of the students.

Its not horrendous but it is soul crushing. Now its safe, but the grounds are very much rat infested, i love rats but if u dont take that into consideration (ive never seen them actually get into the buildings.) Laundry is around £5 per load but it does the job . Staff are either very helpful or useless. Our flat has drain issues which the day staff didnt care about and wont fix, however the lovely night staff came and cleared out the water which had flooded most the flat. Still having drain issues though. Now rooms are ok, kitchens arent terrible but, the walls are basically made of paper. you can hear everything and i mean everything. if you want a quiet evening your better off studying in the library than trying to relax in your room. good luck with this place its a real hit or miss.

This company doesn’t care about students whatsoever , I extended my stay here by a week (£140+) to be put in an absolutely vile flat, it was full of flies, bags of rubbish and food (will attach pictures). They lied to me about when my flat would be cleaned on two occasions and after no cleaners had been in there after 2 days of my 7 day stay, I asked to cancel and refund my stay. This was over a month ago and I’ve been in contact 7 times over the last month, through email and phone, constantly promised someone will ring me back or send me an email- nothing. It’s a genuinely disgusting place the way it’s run- not the first issue I had either. If you’re a student or a parent and considering going here please bare in mind I had male members of reception come into my flat at 3 am unannounced going into bedrooms when I was the only tenant living there- they give you no notice like they legally should. This happened to me and multiple of my female friends (one friend got locked out of her own bedroom multiple times because a member of staff had been in- however no email had been sent and no maintenance was being carried out?), despite writing formal complaints we’ve had our cases ‘closed’ with no solutions or investigations . Not a place I’d feel safe in and definitely wouldn’t let my daughter stay here if I had one- no consideration for welfare or giving me my money back

This accommodation is extremely neglectful towards its students. Throughout the semester, I was forced to live in the same flat as drug users. Despite repeatedly reporting this, my complaints were completely ignored. I was also subjected to bullying, and once again, no one seemed to care or take any action. The walls are extremely thin — you can hear everything from every direction, which makes it impossible to feel comfortable or safe. On top of that, the entire accommodation has a serious mouse infestation. After the semester ended, I extended my stay over the summer because, as an international student, I had no other option. Despite this, I was forcibly moved out of my room and relocated to another building simply because summer camp students from Saudi Arabia were arriving. During the summer, my room was constantly invaded by flies and insects. In the second flat I lived in, the sofa was completely burnt, leaving no proper seating area at all. Additionally, the summer camp students frequently subjected us to verbal harassment. Even after reporting this behaviour multiple times, the company chose to ignore our concerns, clearly prioritising profit — reportedly earning £2 million or maybe more from these students — over the safety and wellbeing of their residents. The harassment reached a point where I no longer felt safe. It was terrifying and severely impacted my mental health. The best investment you can make for yourself is to stay as far away from this accommodation as possible.
