BEWARE!!! If youre looking to rent here, I would recommend you dont. They refuse to pay a deposit back for an application where it was impossible to be approve for a guarantor.

I lived in Park House, which is also Urban Evolution property in Luton, for almost a year. Honestly, their staff’s attitude, fire safety and management are TERRIBLE. Read these, and you can decide for yourself whether to rent their property or not: 1. I cleaned my room before moved out and I did no harm on the walls and furnitures. They charge me over £138 for decoration and over £75 for room cleaning from the deposit. The receptionist refused to check my room’s hygiene before I moved out, and £75 is way too high for a cleaning fee for a studio. Please compare the hourly salary of cleaners. 2. The day time manager replied my email with exactly ‘what are you talking about?’, very rude and disrespectful. My question was just to ask if I can move out early and what I can do with my tenancy. 3. They have silverfish all over the building. The maintenance staff only spray some pesticides, which I can buy from Amazon, and told me it cannot completely eliminate them. Everyday you see silver fish on your walls, floor and in your bathroom. 4. They do not have trolleys for luggage. When I moved in, I had to carry my moving boxes and luggage one by one to my room on my own. My room was very far from the lift. The receptionist didn’t offer a single help, even if just to help with my suitcase. 5. They can only collect parcel from 6pm - 6am. The first time I tried to collect my parcel during day time, the manager rudely replied that he had told me the parcel collection time on the day I moved in. Firstly, how can you expect me to remember everything you say on the first day when I was so helpless carrying my luggage. Secondly, you could have replied me more politely! 6. The receptionist told me that neither they nor the fire station can get the notice of my fire alarm is triggered, and I can turn it off myself. 7. No security cameras on many of their hallways. 8. About the weekend day time manager, even when I ask politely, she always interrupts me quickly and in a very bad manner Thank you if any of you read this comment.

The accommodation itself is nice,with great facilities and well maintained. However,the management is nothing short of thieves. They will do everything possible to hold onto your deposit,including delay tactics and outright lies! They delayed in paying back my deposit for months only for them to say they were taking over £600 from a deposit of £923 because according to them,I didn't clean the room before I left(a lie). Luckily I made a video of how I left the place when I left and I intend to present that as evidence as the case is still pending,however my advice to anyone still there is to make sure you take as many videos and pictures of the room when you leave as you can. And also be prepared to wait as much as six months for your deposit because I think they so that intentionally to wear the tenants down. They are well known for that practice,so..beware!

I am making this post literally in tears. I moved into Opto Village at Luton in July 2023. When I was moving in I had Thelma and the workers removed everything from the room as I was moving to Luton for work and already had my own furniture. Now fast forward to 2025. I moved out from July 26, 2025 after effectively completing my tenancy and they have refused to return my deposit. From £853.84 they are claiming £587 with the justification being: £119 for cleaning even though a tenant moved in the same week I left which is proof the studio apartment was left cleaned. £ 426 for Redecoration and the justification being that repainting is required! My question is how cld it need to be repainted if a tenant moved in days after I left? And where in England does it cost £427 to repaint a studio apartment????? £42 for missing items and the justification being that kettle being replaced. Even though I reminded these people that all furnishing were removed from the room when I moved in? This is beyond ridiculous and unfair and I think also illegal. Where is the justice and why is Urban Evolution has the power to do this to tenants?
