My honest experience – very small room, hygiene issues, and questionable practices Room size My room is genuinely very small. For me, living in such a cramped space has started to feel oppressive, and I've noticed it affecting my mental health over time. Given the high rent, I personally don't think it's fair value. Cleanliness & maintenance There have been ongoing issues with flies and a bad smell from the drainage. I've reported this, but the problems keep coming back. WiFi & gym The WiFi has been too slow for me to rely on for online work. The gym is often so busy that I've had to wait every time I try to use it — there simply aren't enough machines for the number of residents. 5-star reviews & lucky draws I've noticed that staff run lucky draws where students are encouraged to leave a 5-star review to enter. Because of this, I personally find it hard to trust the high ratings I see online. Summer storage fee This is the part that frustrated me the most. Previously, summer storage was free. This year, they introduced a fee to keep belongings in the room over summer — even though no water or electricity is used during that time. I already paid a deposit, and the explanation given was that the fee "secures your room so others don't book it." To me, that feels like an unfair way to charge students extra money when we have limited options. Final thought I'm sharing my honest experience so other students can make an informed decision. I wish I had known these things before signing.

I’ve lived here for two years and really enjoyed my time. I would strongly recommend Clifford House to others. It’s very close to the city centre, and only a 20-minute walk to the university, which is really convenient for students!!
