About this property
University accommodation becomes part of your routine much faster than you expect. It isn't only about the room you'll sleep in. It's also the walk to campus, where you buy groceries, where you revise before deadlines, and how easy it feels to get around the city. Clifford House Exeter puts you close to the University of Exeter, local shops and the city centre, making day-to-day student life much easier to manage.
Clifford House Exeter accommodation offers a mix of en-suite rooms and private studios, so you can choose the setup that matches both your budget and the amount of privacy you want. Shared kitchens work well if you enjoy meeting new people, while studios give you your own kitchen and living space. Whatever you choose, you'll have a fully furnished room, bills included in your rent, and communal spaces that make it easy to study or take a break after lectures.
The Clifford House Exeter address places you close to the University of Exeter's Streatham Campus, local supermarkets and Exeter city centre. Regular buses run through the area, while cafés, restaurants and everyday shops are all within easy reach, making it simple to settle into student life without relying on long journeys.
Choosing accommodation is usually about balancing location, budget and the facilities you'll actually use throughout the year. Clifford House Exeter brings those together in one place.
Clifford House Exeter student accommodation offers both shared and independent living options.

Study rooms provide another place to work when your room feels too distracting. The lounge, games room and cinema room give residents somewhere to spend time together after classes, while the garden offers a quieter outdoor space. Secure bike storage, CCTV and an on-site maintenance team help keep everyday life running smoothly throughout the academic year.
If your course is based at St Luke's Campus, you can walk there in around 15 minutes. Streatham Campus takes a little longer, but buses run regularly throughout the day. The University of Law and the Academy of Music and Sounds are also straightforward to reach, so you won't spend a large part of the day travelling across Exeter.
Your timetable won't end after lectures. You'll probably stop for groceries on the way back, grab a coffee before heading to the library, or meet friends in town after classes. Most of those places are already nearby, which saves an extra trip across Exeter.
Food shopping is easy around Clifford House Exeter.
Some days you'll only want a quick coffee. Other days turn into a proper catch-up over dinner. There are enough cafés and restaurants nearby for both.
A walk outdoors can be a nice break after spending hours in lectures or the library.
Sometimes a different study space helps you focus better than your room.
If you like keeping to a workout routine, there are several gyms nearby, including one inside the building.
These are the main healthcare facilities close to Clifford House Exeter.
After a while, you stop thinking about the route to university because it becomes part of your day. The same happens with the supermarket you use, the café where you meet friends, and the library where you finish assignments. Clifford House Exeter puts all of those within a practical distance, which explains why many Clifford House Exeter reviews mention the location alongside the accommodation.

The living environment is clean and comfortable, and the rooms are well-designed, making it easy to feel at home😊 I also love the weekly events, they’re fun and a great way to meet new people. The gym and study space are excellent. Having a 24-hour reception makes me feel safe and supported at all times. I would definitely recommend living here to other students.❤️

I really enjoy living at Clifford House. I love the weekly events, they’re a great way to meet people and feel part of the community. My studio room is comfortable and private, and the study room is perfect for getting work done. It’s a great place to live as a student!

I'm absolutely delighted with this flat. The surroundings are particularly pleasant, and the rooms are very spacious. The reception service is also excellent; any queries are promptly addressed, and they even take care of receiving parcels for us. The large windows offer splendid views, and the wooden flooring—rather than carpet—makes cleaning a breeze.

My honest experience – very small room, hygiene issues, and questionable practices Room size My room is genuinely very small. For me, living in such a cramped space has started to feel oppressive, and I've noticed it affecting my mental health over time. Given the high rent, I personally don't think it's fair value. Cleanliness & maintenance There have been ongoing issues with flies and a bad smell from the drainage. I've reported this, but the problems keep coming back. WiFi & gym The WiFi has been too slow for me to rely on for online work. The gym is often so busy that I've had to wait every time I try to use it — there simply aren't enough machines for the number of residents. 5-star reviews & lucky draws I've noticed that staff run lucky draws where students are encouraged to leave a 5-star review to enter. Because of this, I personally find it hard to trust the high ratings I see online. Summer storage fee This is the part that frustrated me the most. Previously, summer storage was free. This year, they introduced a fee to keep belongings in the room over summer — even though no water or electricity is used during that time. I already paid a deposit, and the explanation given was that the fee "secures your room so others don't book it." To me, that feels like an unfair way to charge students extra money when we have limited options. Final thought I'm sharing my honest experience so other students can make an informed decision. I wish I had known these things before signing.

I had an amazing experience at Clifford House. From the moment I arrived, everything felt welcoming, clean, and well-organized. The atmosphere is lovely, and you can tell a lot of care goes into maintaining the place. The staff were incredibly friendly and helpful, always ready to assist with a smile, which really made the experience even better. Everything was handled smoothly, and I genuinely felt comfortable throughout my time there.

Common questions
Deposits vary by property and your deposit is placed into a deposit protection scheme, where it is held safely throughout the academic year and will be returned to you at the end of your contract subject to the contract terms. The deposit you pay when making the application cannot be used towards a rent instalment as this is secured with a deposit protection scheme for the duration of your tenancy.
Our full termination policy is within your online account. You can cancel your tenancy agreement for up to 7 days after the date of your booking (the Initial Cancellation Period). We will refund the full security deposit. Please note, £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks. If you wish to cancel your tenancy agreement after the initial cancellation period or after your tenancy has started, you will be responsible for paying the rent and any applicable fees for the full tenancy period. However, if you find a replacement tenant who is approved by the landlord and has paid both the deposit and rent, your liability will be limited to the time until the replacement tenant takes over payment. The tenancy termination will only be confirmed once the replacement tenant has completed these payments. If a replacement tenant is found, there will be a £50 fee for updating the contract, which you’ll need to pay within 14 days or it will be taken from your deposit. Once the new tenancy begins, the landlord will release you from your tenancy agreement.
Prestige Student Living do not charge a booking fee. When you accept your room offer, you’ll be asked to pay a deposit to secure your room which is secured with a deposit protection service and refunded at the end of your tenancy.
