A DANGEROUS FALSE-ADVERTISING NIGHTMARE—Do Not Move to Found Study (Formerly University Centre)I had the unfortunate circumstance of spending over two years living here, and watching this building completely fall apart under the new profit-driven management has been infuriating. Whether under the old name, University Centre, or the current name, Found Study, management has been completely useless. Even after replacing staff, the attitude remains the same: they will look you right in the eye, promise to address a concern, and absolutely never follow through. They are only quick to act when weaponizing the lease to slap you with aggressive fines and late fees. If you have an actual maintenance disaster or safety emergency, you will be completely ignored.The building is an absolute hazard, and their website is a total legal scam. The pictures online and the physical large furniture placed in the showroom tour are a visual lie. They advertise modern student spaces, but the bedroom furniture is actually just the ancient, worn-down black wooden pieces left over from the previous company that didn't feel like putting any more money into this building. You will not get an updated wardrobe, desk, bed, or dresser. The actual living conditions are vile: All 13 hallways inconsistently have their own smell, and the HVAC units are ancient, completely clogged, and caked in dust. While they lie and claim to be a "smoke-free" community, tenants and their guests rip bongs and light up flower inside their units or in the lounges constantly. Because management refuses to enforce rules or police smoking areas, the fire alarms scream a couple of times every single month instead of just quarterly, destroying your sleep. Safety is completely nonexistent here. Severe cases of harassment and stalking have occurred on-site and are simply ignored, left entirely unresolved by management. Front desk security routinely ignores who enters or leaves the building. They only check for key fobs temporarily if management panics after a major local incident occurs. The building is so deeply short-staffed that you will regularly see student leasing managers exploited—forced to act as security, answer phones, and clean out dirty units all at once because the company refuses to hire actual professionals. Do not move here unless you already have a trusted group of friends to live with. Living with strangers here is a massive mistake. Any grown adult still residing in this student space is usually hunting for a cheap, fully furnished setup, and they will completely disrespect your boundaries, acting as if the entire apartment belongs to them. International students often choose this place because they aren’t forced to move out between semesters, but please do your research first. There is zero soundproofing from the levels above you at night, and community emails and important notices are so poorly handled that all updates go straight to spam. When you do finally get an email, it is either entirely untruthful or sent at the absolute last minute. If you want to have a non-distracting and successful academic experience, avoid looking for it in this building, save your money, protect your peace of mind, and stay far away from "Found Study".

No assistance was provided regarding the deposit, the elevator frequently broke down, the winter utility bill was excessively high, and there was a lack of transparency overall. Everything may seem appealing at first, since these issues are hidden by management. I also noticed a few comments from "Local Guides," which was interesting, considering that Local Guides rarely stay long-term in places that primarily function as dorm style apartments. Do not be misled by the positive reviews, many of them appear to exist solely to boost the rating.

I have had a very positive experience at University Centre by FOUND Study. The staff and management team consistently go above and beyond to support residents and create a welcoming environment. I would especially like to recognize Jarvis, Malissa, Kabrina, and Luis for their outstanding professionalism, kindness, and dedication. They are always approachable, responsive, and genuinely considerate of residents' needs and concerns. Their willingness to help and their positive attitude make a meaningful difference in the community. Thank you to the entire team for creating such a supportive and resident-focused environment. I truly appreciate all of your hard work and commitment.

Upon move out we thoroughly cleaned unit. Mopped, dusted, baseboards etc. spotless. We’re were never notified until I asked about security deposit and they stated there was a cleaning fee of 75.00 for my daughter and her roommate. They asked if I took pictures and I asked if they took pictures. Neither did. My account is closed out with them but they still insisted on the cleaning fee charge.

I have been living here for the past 3 years, and the best person I have met is the property manager, Kabrina. She is incredibly sweet and quickly resolves any issue, whether it involves rent payments, maintenance, or anything else. Luis is another gem, very friendly, listens carefully to any type of concerns, and is always understanding.
