Colorado Carolina
This is the worst place ever. Rats, roaches, dog waste in the hallways, literal trash bags under the stairs. They turn the utilities off without notice they close tickets without doing repairs. They lock the office even during office hours so you can't use the gym or the "business center" they poured concrete in the pool filter so the tenants can't use it. It went from the police were afraid to come to the police live in the parking lot. They don't clear the ice in front of the door and it's super dangerous and there's no way around it. Don't recommend to anyone not even an enemy.

Would rate 0 or negative stars if it were allowed. Day after moving in, there was a literal brick thrown thru our window from the kids that are always playing in the parking lot. That window didn't get fixed for almost a month and a half despite being reported same day before office closing and repeated check ins. Water leaks constantly happening in ground floor hallway. Leaky ceilings, even on GROUND FLOOR which means water is leaking from other people's tubs and sinks above. Mold. Trash and dog poop EVERYWHERE. Literally inside and outside the complex. BEDBUGSBEDBUGSBEDBUGS and people will literally just put the nasty furniture in the hallway or stairwells. The leasing office will send bug sprayers but will only do the hallways if they want to keep it quiet which just chases bugs from hallways to inside apartments, as the seals under the front doors practically don't exist and let in lots of light and cold air. If they do tell you they're spraying, they only spray the units people let them into. I was told several times by 3 different people in the leasing office that they had a "good idea of the problem unit" but the people "wouldn't allow entry and pushed the situation to the point of needing a formal notice and police presence to force entry and bedbug treatment". No cold water from our kitchen faucet for over 2 months. Broken AC unit which we told them about before summer and didn't get fixed till several weeks into summer (then got replaced with faulty unit that took 2 days to power on due to improper storage and settling of internal liquids). The list could go on and on and on. My partner ended up in the ER twice for the bites, one of those times he ended up with cellulitis and needed IV antibiotics plus a take home prescription for 2 weeks. I know a woman who got fired from her job because she worked at a daycare, had just moved into this place and got bedbugs from them, and got fired because they wouldn't allow her out of her lease so she couldn't afford to leave. They don't care. They don't fix anything, just paint the walls again and again and sometimes replace some carpet (which they'll vacuum loudly at 6-7am sharp so make sure to thank them for their premium wake-up-call service) The maintenence men are nice but are few. To my knowledge there was 3 of them total for the whole complex, and they also had to service sister properties. Needless to say, 3 guys aren't enough for the amount of bs they have to deal with and it gets exponentially worse if one of them can't show up for the day or get sick for several days. It doesn't matter what you say, what you do, how nice you are, how patient you are, how many times you call or even go physically to the office to check on things. They have too much on their plate and management is a revolving door, laughably so. They need to stop accepting more people until they get this place under control or get this place shut down. I cannot believe this place is just across the street from such a nice school, too. The management take such advantage of low-income families looking for somewhere to go quickly. That's what they do. They take in people moving from out of state that can't come see in person and only provide 12 month or longer leases. Or take in people desperate for a place before they become homeless, when honestly if I'd known what I was moving into, I would've paid for a hotel as long as needed or went to a shelter. It would've been equal in quality and less money out of my pocket. No matter how desperate, how far away, how low-income you are, AVIATOR APARTMENTS ARE SLUMS and it's about time the word gets out for real.

Evidently having water drip from your ceiling is not an emergency when it is the weekend. The ai answering service does list running water as an emergency but when the maintenance person shows up they will inform you that it is Sunday so they won't fix it until Monday.

Been here about two years, When we first moved in, we had plumbing issues, Along with doors breaking and coming off hinges, they never came and fixed anything Until I started getting rude and demanding and it’s just gotten worse my kitchen floods when I go to do dishes or run the dishwasher, maintenance doesn’t care nor do the people that you pay to be staying here, it’s just not worth $1100. I could be in something much more better where we’re treated 2x better than here.

They place was infested with roaches and mice when we looked at the apartment. I would highly recommend not signing a lease here. I would stay away the management is god awful.
