Excellent student residence, very well located in a quiet area and in close proximity to the city center, the Garonne river, and the university. I highly recommend it.

I am truly grateful to Les Belles Années for their responsiveness and warm welcome. The year and a half I spent in this residence were exceptional. It is without a doubt the best choice for a student looking for comfortable accommodation conducive to concentrating on their studies. I spent a year at the Les Belles Années residence in Orléans, and it was truly a wonderful year. I felt safe, everything was clean and well-maintained, and the location was ideal, with easy access to public transportation. When I moved to Toulouse, I didn't hesitate to request a transfer, and it was very quick. I was fortunate enough to be offered accommodation in a quiet, residential neighborhood, close to everything: supermarkets, public transport, and near my school.

I have very serious problems with this residence. Repairs were never carried out in my apartment despite several reports. And they are acting in bad faith, especially regarding the security deposit. I was very careful when I moved in, taking photos of everything, and yet they kept €200. Furthermore, the courtyard-facing unit is very noisy, particularly because of the door.

What can I say... I lived at Les Belles Années for five years. And what a finale! Last December, the ventilation system in my apartment broke down. Despite several reminders, they only decided to repair it after I announced I was leaving in May (and I don't know if they actually did it in May). I lived for six or seven months with a black ceiling, both in the bathroom and the living room. My cough worsened. The residence manager dragged things out by asking me for photos every month, supposedly to speed things up... Before I left, I was told that all the affected apartments would be completely repainted (at no cost). But at the time of the move-out inspection, they acted in bad faith: they charged me for painting the entire apartment (except for the two spots with huge mold stains). However, when it came to showing the mold-ridden apartment right after I left, they were quick to respond. They even called me two weeks later to ask me to justify the condition of a cushion that was already listed on the move-out inspection report. They charged me for things they hadn't included on the move-in inspection report. I stayed for five years, and they didn't take wear and tear into account, assuming they'd find the apartment in the same condition. I've never seen such bad faith and indifference. They kept the €1200 security deposit and even added the housing benefit for the last month. No goodwill gesture whatsoever, despite my complaint emails. Their only goal is to cash your deposit; they don't care about the tenants. Apparently, there are supposed to be student parties organized, but only one took place in the five years I was there. The residence manager is NEVER there during the stated hours (you really have to be lucky to see him). The entrance to the residence is completely unsecured. The parking lot gate is open almost 24/7, the lock on the entrance gates was ripped off about two years ago and has never been repaired, resulting in people loitering outside the building. There are even people who don't live there sleeping in the common room. The common room itself is very often locked. The list goes on. Above all, stay away.

The residence is well located in the center of Toulouse and convenient for students. The manager is very attentive and responsive.
