As a student, I was genuinely excited to live at Unity Point. The building was advertised so well, and I had high expectations for what I thought would be a great place to live while attending school. Unfortunately, my experience was nothing like what was advertised. From the beginning, there were constant issues. Things were broken all the time, the power would go out frequently, and there always seemed to be another problem. What was most frustrating was that even after multiple attempts to communicate these concerns to management, nothing changed. Very little care, understanding, or urgency was given to the issues residents were experiencing. The worst situation was when we began dealing with cockroaches in our unit the first day we moved in!!! Management did not seem to care about relocating us, and we essentially had to beg to be moved. Emails and calls went unanswered, and we were left feeling like our concerns were a complete inconvenience. I will never forget one particular interaction. I called the front desk because I wanted to speak directly with the manager about the cockroach situation. The staff member told me, “Give me one moment.” While I was waiting on the phone, I could actually hear the manager telling the front desk staff to just tell me to call back later because she did not want to deal with the situation. The manager couldn’t even take it upon herself to speak to me directly about a serious issue affecting my living conditions. I found this incredibly unprofessional and disrespectful. Eventually, we were relocated, but only after having to push for it. I was then forced to move into a room with no window and extremely poor airflow. The room became unbearably hot, and despite expressing how uncomfortable and unreasonable the situation was, I received no meaningful response or understanding. There was no price adjustment, no compensation, and no accommodation for being forced out of our original unit and into a room with these conditions. What makes this even more frustrating is that management is very quick to email residents when they need something from you, but when residents need help or have legitimate concerns, suddenly emails go unanswered. I gave multiple opportunities for management to address these issues and repeatedly expressed how unhappy and uncomfortable I was with the situation. Nothing changed. There was no sense that anyone genuinely cared about our experience as residents. Overall, this was honestly one of the worst living experiences I’ve ever had. The building may look good and be advertised well, but my experience behind the scenes was completely different. The constant maintenance issues, power outages, cockroach situation, poor communication, lack of accountability, and extremely unprofessional management made living here incredibly stressful. As a student who was genuinely excited to live here, I was extremely disappointed. Do not be fooled by how well this place is advertised. I would absolutely not recommend Unity Point to anyone. Do yourself a favour and live somewhere else.

A wonderful place I call home, especially for students! I've been living at Unity Point for over two years now, and while no place is perfect, I can honestly say this building stands out because of its incredible team. Like any residence, there have been occasional issues, but what truly makes the difference here is how professionally and promptly the staff handle everything. When I first moved in, my fridge wasn’t working, and my food spoiled. I was stressed, but the team acted quickly, they replaced the fridge and even compensated me for the food that went bad. That level of care and responsiveness really impressed me. The building is always clean, and the staff are genuinely kind, helpful, and welcoming. They go above and beyond to make this place feel like home, organizing fun events and maintaining a positive atmosphere. It’s clear they care about the residents. Maintenance is another highlight; every time I’ve submitted a work order, the issue has been resolved within 24 hours. That kind of efficiency is rare and deeply appreciated. If you're a student, I highly recommend this place. It’s a student-friendly building with a team that truly understands how to support its residents. I can’t thank the staff enough for making this such a great place to live!

My experience living at Unity Point was… educational. Not necessarily in the ways one would expect from student housing. When I first entered our three-bedroom, two-bathroom unit, I genuinely thought we had been assigned the wrong apartment. The floor plan shown online was not representative of what we received. You do not choose your unit, and layouts vary by location in the building. In ours, one bathroom was inside a bedroom, so only one bathroom was freely accessible to all three residents. Unfortunately, the unit was not designed with squad operations in mind. The apartment was not very clean when we moved in, so one of our first tasks was cleaning it ourselves. Perhaps this was intended as an exercise in discipline. Our refrigerator suddenly stopped working and some food spoiled. The replacement worked, but it also needed thorough cleaning first. The fridge is also remarkably small for three people. Preparing a meal requires an unskippable game of refrigerator Tetris. I eventually bought a second fridge for my room just to have enough grocery space. I suppose managing inadequate storage is also a form of training. Package security was another problem. I had packages stolen from the lobby multiple times. Parcel lockers exist, but drivers do not always use them even when instructed, and packages are sometimes left openly on a table. An excellent location for a parcel, assuming the objective is to test whether it will still exist when you return. I was told that accessing camera footage would require going through the police, and I received no compensation. At one point I began to suspect Nicole had relocated to Kingston and was financing the Cunning Hares through the Unity Point lobby. If so, I would advise her again not to touch my sword. The garbage-area door near the lobby also does not contain the smell well, and the lobby has occasionally smelled like trash. During exam season, the entire building was evacuated at approximately 3:45 a.m. because of a fire alarm. There was, fortunately, no fire. Standing outside in the middle of the night shortly before exams was not part of the training schedule I had prepared. Our bathroom also struggled with humidity. The ventilation fan did not seem strong enough, and at night I would occasionally find silverfish in the washroom. For a while, I wondered whether a new Hollow had opened behind the toilet. The Ethereals were smaller than expected. Still unwelcome. The thermostat is inside only one bedroom, so depending on your assignment, you may not have direct access to the controls. I was not there for most of the summer, so I cannot comment much on the AC. There are positives. The maintenance workers were consistently nice and responsive. For ordinary plumbing or repair issues, they usually came quickly and fixed them. The soundproofing was also quite good. The larger issue is the price. Unity Point is very expensive for the living experience provided. At this price point, I expected fewer headaches involving cleanliness, appliances, food storage, package security, pests, and layout surprises. High rent is understandable when the experience justifies it. When it does not, every inconvenience becomes more noticeable. Overall, Unity Point is livable, and the maintenance staff and soundproofing are genuine positives. But prospective tenants should know the advertised floor plan may not match their unit, package security can be a concern, and the experience does not feel proportional to the price. A residence should provide security, functioning equipment, adequate food storage, and ideally a bathroom free of nocturnal Ethereals. These are modest requirements. For the price, I did not expect them to become part of my training regimen.

I've lived at Unity for over a year now, and my experience has been incredibly disappointing. Shortly after moving in, I came back to my apartment with half of my belongings missing. Management entered my unit without notice, threw away my personal property after mistaking my apartment for another unit, and left without taking any responsibility. When I attempted to reach management in person and via email, I was repeatedly ignored. Each staff member gave me a different answer, and failed to follow through on their promises, demonstrating a total lack of accountability and urgency. The building itself is poorly maintained; the ground floor door to the stairwell has been broken for nearly a year, the air conditioning breaks multiple times a month, causing indoor temperatures to rise past 27+ degrees, and referral bonus posters were displayed around the building for months after the programs were discontinued. The building advertises amenities that are frequently out of order or inaccessible to residents. Two out of the three doors to the rooftop balcony are permanently out of order, and the remaining one routinely breaks. They added a new rooftop grill, but it has sat non-functional all summer simply because they haven't purchased a hose to connect it to the gas line. Front desk staff are routinely unable to answer questions regarding leases, referrals, and building upkeep, and do not show initiative to follow up or look into issues. They have also provided me with incorrect information in the past, and it appears that I am far from the only resident who has experienced this, as many other reviews mention this pattern as well. Unity falls far short of the convenient student life image that it advertises. Save yourself the stress and look elsewhere for housing. Update: it has been over a week and Unity has not reached out despite their claim to do so in their response. Just another example of their inability to follow through on their promises 🙃

Amber peak has been amazing and a great landlord! They replace appliances and fix anything that breaks right away! No excuses or half fixes, only complete solutions. The maintenance workers through Amber peak are incredibly friendly, nice and timely when work is requested!
