University Of Leicester Accommodation

The University of Leicester began in 1921 as Leicester, Leicestershire and Rutland University College. It received its Royal Charter in 1957. The institution later became closely associated with two major research achievements: Professor Sir Alec Jeffreys developed DNA fingerprinting at Leicester in 1984, and university researchers helped discover and identify the remains of Richard III in 2012.

The main campus address is:

University of Leicester
 University Road
 Leicester LE1 7RH

The campus contains academic departments, the David Wilson Library, Percy Gee Students’ Union, the Danielle Brown Sports Centre and the medical school. Leicester railway station takes around 10 to 15 minutes to reach on foot, while the main city-centre shopping area lies roughly 20 minutes away.

Freemen’s Common extends university activity towards Welford Road. Brookfield, on Holmfield Road, supports the School of Business. Medical and healthcare courses may also involve Leicester Royal Infirmary, Glenfield Hospital, the General Hospital or external placement locations.

That geography means University of Leicester accommodation should be compared with the building used most often by your course. A room near Freemen’s Common may give an excellent route to the main campus but a different journey to a hospital placement.

University Accommodation Guarantee

New first-year undergraduates receive a guaranteed offer of university-managed accommodation when they apply before 1 September in their year of entry. Conditional firm, unconditional, insurance and Clearing applicants follow slightly different application timings, but the same deadline applies to the guarantee. New postgraduate applicants also receive a guaranteed offer when they apply by 1 September.

Applicants create an online accommodation account using the nine-digit University of Leicester identification number from their offer letter. The form accepts up to six room-and-location preferences, along with gender preferences and any accessibility requirements.

A guaranteed offer does not promise a particular residence, bedroom or price. Popular en-suite rooms near campus may fill before lower-priority applications receive an allocation.

The university divides University of Leicester student accommodation into two main groups:

Larger residential community with green space

Every university room includes utility bills, basic contents insurance and Wi-Fi. Residence Life staff provide support and organise activities. Applicants pay a £250 pre-payment after accepting a room, and the university deducts that amount from the final rent instalment.

The Students’ Union operates from the Percy Gee Building on campus. University guidance states that students can join more than 250 clubs and societies, covering academic interests, culture, sport, performance, politics, volunteering and faith.

Campus life remains concentrated around the library, Students’ Union, sports facilities and Victoria Park. A room near University Road makes returning home between lectures realistic. Village residents often remain on campus for the full day and use the shuttle once their timetable finishes.

Clarendon Park provides cafés and local restaurants around Queens Road. The city centre adds Highcross, Leicester Market, Curve theatre and the Cultural Quarter. The Golden Mile offers South Asian restaurants, shops and major community events.

Students who prefer sport can use university fitness facilities or join competitive and recreational teams. Campus leagues allow groups of friends, societies and departments to take part without joining a high-level club.

Freemen’s Common and Welford Road

Freemen’s Common gives the main campus one of its shortest residential routes. The university places its accommodation about five minutes from teaching buildings, with the city centre roughly 30 minutes away on foot.

The development contains townhouses, shared apartments, en-suite rooms, studios and one-bedroom flats. Communal facilities include study rooms, a cinema, games areas, outdoor space and a café-bar.

Clarendon Park, Morrison’s and several restaurants remain nearby. Leicester Tigers’ stadium also occupies this side of the city, so match days bring more people and traffic into the neighbourhood.

The location carries a higher university rent than most Village rooms. A standard townhouse bedroom costs £170 per week for 2026–27, while an en-suite begins at £224. The price difference pays for proximity and room format, not a longer contract. Both use 42 weeks.

New Walk and Regent Road

New Walk links the city centre with Victoria Park through a historic pedestrian promenade. It creates a convenient route towards the university without regular road traffic.

Regent Road, Salisbury Road and nearby streets contain studios, converted houses and private apartments. Current listings place Regent Road from £182 per week and Princess Road East from £206, with both properties close to the University of Leicester reference point.

The railway station, London Road and central shops remain accessible from this neighbourhood. Students who travel home frequently may appreciate the position more than someone who spends most weekends in Leicester.

Studios dominate several New Walk properties. That gives residents a private bathroom and cooking area but raises the annual payment above many en-suite rooms.

Victoria Park and Clarendon Park

Victoria Park borders the southern side of the university. Clarendon Park begins beyond it, with Queens Road forming the neighbourhood’s main shopping street.

Queens Road has supermarkets, cafés, bakeries, restaurants and independent shops. Traditional terraced houses occupy many surrounding streets.

Brookland Road currently lists studios and private rooms from £135 per week. Bills form part of the advertised rent, and tenancy choices include 41, 44 and 51 weeks.

This part of Leicester appeals to established groups because a complete house often provides more communal room than a managed cluster flat. The exact street determines the university walk. Homes near Victoria Park may reach campus in 10 to 15 minutes, while those farther south add more time.

Inspect the heating, windows, bathroom ventilation and kitchen storage. Older houses differ greatly in condition, even when they appear almost identical from outside.

Highfields and Evington Road

Highfields lies east of the railway station and main campus. Evington Road provides supermarkets, restaurants, world-food shops and regular bus services.

The district often offers lower private rent than New Walk. University Road remains walkable from its western streets, though homes farther towards Evington need a bus or bicycle.

The route may suit healthcare students who need access to the General Hospital side of Leicester. Main-campus learners should time the complete walk before signing.

Highfields has a large stock of conventional flats and houses. Advertised rent frequently excludes gas, electricity and internet, so add these costs before comparing the room with an all-inclusive residence.

Leicester City Centre

The city centre places Highcross, Haymarket, Leicester Market, restaurants, shops and part-time work near home.

Applegate Place currently advertises private rooms and studios from £124 per week. Other central options include St Martins House from £119, Newarke Street from £133 and Collegiate Merlin Heights from £139. Contract lengths vary between properties.

The university usually takes 20 to 30 minutes to reach on foot from the western side of the centre. Properties closer to the railway station or New Walk reduce that time.

Central accommodation often serves both the University of Leicester and De Montfort University. Check which campus the displayed distance uses before relying on it.

Bede Island and the De Montfort Side

Bede Island, Oxford Street, Jarrom Street and the roads near De Montfort University contain some of Leicester’s lowest purpose-built room prices.

The Shoe and Boot Factory currently appears from about £94 per week, while Mintworks begins near £100 and The Hosiery near £99. These buildings offer a lower entry point than most University of Leicester residences, but they belong to the opposite side of the city.

The walk to University Road can take 25 to 40 minutes. A bicycle or bus reduces the journey, although the extra travel enters every weekday.

This district deserves consideration when the saving remains substantial after transport and contract length. A room that costs £30 less each week saves £1,320 over 44 weeks. A small saving may not justify the cross-city route.

Oadby and The Village

The Village occupies a green residential area in Oadby, around three miles from the main campus. University guidance gives a journey of about 20 minutes by shuttle, 15 to 20 minutes by bicycle and 40 to 45 minutes on foot. Village residents receive the university shuttle pass without an additional charge.

Residences range from converted houses with four bedrooms to larger en-suite blocks. Shared facilities include study areas, music rooms, a cinema, common rooms, bicycle storage and sports facilities.

Oadby creates a clear first-year community away from central Leicester. Residents normally plan their day around the shuttle, as returning home between two lectures may consume more time than staying on campus.

The lowest university prices appear here. A Beaumont House twin room costs £74 per person each week. Shirley Lodge offers small single rooms from £99, while Manorcroft Lodge begins at £115.

Knighton

Knighton lies between the university, Clarendon Park and Oadby. Residential streets, local shops and access to Victoria Park create a quieter routine than central Leicester.

University Village buildings occupy the Oadby side, while private houses appear nearer London Road and Welford Road.

A Knighton house can give a manageable walk or bicycle route without placing residents in the busiest student streets. Public transport becomes more important for addresses farther south.

The area often attracts postgraduate groups and returning students who already know the city and prefer a smaller household.

The university uses 42-week contracts for the residences below. Bills, Wi-Fi and basic contents insurance form part of the fee. A £250 pre-payment applies after room acceptance and comes off the final rent instalment.

The private totals above show what the rent would cost when the entry category remains available for 44 weeks. Providers may attach the lowest rate to another tenancy length, so read the room table before making a payment.

A 51-week contract can help postgraduates, placement students and anyone staying for summer employment. An undergraduate who leaves Leicester in June may pay for weeks that bring little practical benefit.

Twin Bedroom

A twin bedroom places two residents in the same room.

Beaumont House offers this category from £74 per person each week. Both occupants receive furniture and share the bathroom, kitchen and communal facilities with other residents.

The lower price requires agreement over sleep, alarms, guests, phone calls and study routines. Confirm that the room has enough wardrobe and desk space for both people.

Private Bedroom with a Shared Bathroom

This room gives one resident a lockable bedroom. Flatmates share showers, toilets and the kitchen.

Shirley Lodge, Manorcroft Lodge, Beaumont Lodges and several converted Village houses provide this arrangement. Conventional homes in Clarendon Park, Highfields and Knighton use the same model.

Ask how many people share each bathroom. Four residents with one shower create a different morning from ten residents using several facilities.

En-suite Room

An en-suite room includes a private shower, toilet and washbasin. Residents continue to share the kitchen.

The Pavilions, Bowder Court, Ashcroft House and Freemen’s Common offer university en-suites. Brookland Road, Applegate Place and numerous city residences provide private alternatives.

The kitchen needs the same attention as the bathroom. Freemen’s Common standard en-suite residents may share one kitchen between ten people, while the premium flats use smaller groups of four to six.

Studio

A studio combines the bedroom, study space and kitchenette within one private unit, with a separate bathroom.

Students sometimes use the compressed phrase Leicester student accommodation University of Leicester studio when they mean this self-contained format. University studios appear at Ashcroft House and Freemen’s Common, while Regent Road, Princess Road East and several New Walk properties provide private examples.

A studio gives control over cooking, noise and cleaning. It also removes the ordinary flatmate contact that happens in a shared kitchen.

Check the actual equipment. A kitchenette may include two hob rings, a microwave and a compact refrigerator without a full oven.

One-Bedroom Flat

A one-bedroom flat separates the bedroom from the kitchen and lounge.

Freemen’s Common charges £278 per week for this category in 2026–27, giving a full 42-week rent of £11,676. The Pavilions charges £219, or £9,198 for the year.

This format gives more separation than a studio and may support a couple, subject to occupancy rules.

Private Room in a Shared House

A shared house normally gives each tenant a bedroom and keeps the bathroom, kitchen and lounge communal.

Clarendon Park, Highfields, Knighton, Evington Road and the streets near Victoria Park contain much of this stock.

The household may arrange its own gas, electricity, internet and water accounts. Read the joint-liability clause carefully because one person’s missed payment can become the group’s responsibility.

What Furnished Accommodation Should Include

Most managed rooms provide a bed, wardrobe, desk, chair, shelves, bedside storage and drawers. University rooms also include basic contents insurance and 100 Mbps Wi-Fi. Kitchens provide an oven, hob, sink, microwave, kettle, storage and an allocated refrigerator or freezer shelf.

The phrase fully furnished student accommodation near university of leicester can create unrealistic expectations. “Fully furnished” rarely includes bedding, plates, pans, cutlery, a television or small appliances unless the inventory states otherwise.

A private listing labelled furnished student accommodation near University of Leicester should provide a written inventory before the tenancy begins. Check these items:

The rates above come from live or recently updated property pages. Each provider controls its own contract lengths, guarantor rules and cancellation conditions.

Regents Court

Regents Court currently begins at £109 per week for a private bedroom.

The Rawson Street development uses four-, five- and six-bedroom shared flats. Residents share the kitchen and communal room, while utility bills and Wi-Fi form part of the advertised payment. Contracts include 44 and 51 weeks alongside selected shorter stays.

The house-style layout creates a smaller household than a large tower. The entry rate requires a live room check because promotional prices and category availability can change.

Brookland Road

Brookland Road lies in Clarendon Park near Queens Road and Victoria Park.

Private rooms and studios currently begin at £135 per week, with 41-, 44- and 51-week options. The rent includes bills.

The address gives a useful university route while keeping Clarendon Park’s shops nearby. Resident reviews praise the location and room size but disagree about management and maintenance, so inspect the particular building before booking.

Regent Road

Regent Road currently offers studios from £182 per week under 44- and 50-week agreements.

The New Walk side of Leicester gives residents a short campus route and quick access to the railway station. Bills form part of the listing.

This building belongs in a higher-budget comparison because every resident pays for a self-contained kitchen and bathroom.

Applegate Place

Applegate Place occupies Peacock Lane in central Leicester.

Private rooms and studios begin at £124 per week. Contracts include 42, 44 and 51 weeks, with bills included.

The location lies between Leicester’s two main universities. University of Leicester learners should test the full route to University Road rather than relying on a general city-centre description.

Princess Road East

Princess Road East lies within the university quarter and currently begins at £206 per week for a studio.

Its short academic route explains part of the premium. Current agreements include 44, 51 and longer specialist tenancies.

The private kitchenette may help someone who studies irregular hours or wants full control over meals. A shared-bathroom university room can cost less than half the annual amount.

A £74 room produces the lowest clear annual rent, but two people share the bedroom. The least expensive private single rooms lie farther from University Road.

The lower-cost options on the DMU side may require a regular bus or a walk of more than 30 minutes. Compare that routine with the free Village shuttle before ranking them by price.

Private Houses and Landlord Checks

Most University of Leicester private accommodation outside managed buildings appears through landlords and letting agencies.

A conventional house can provide more communal room and lower rent per person. It also transfers more responsibility to the tenants.

Before signing, request:

  • The complete tenancy dates

  • Rent per person

  • Deposit amount and protection scheme

  • Utility bills included or excluded

  • Guarantor requirements

  • Gas-safety documentation

  • Energy Performance Certificate

  • Property licence where required

  • Repair-reporting process

  • Inventory procedure

  • Cancellation clauses

  • Joint-liability terms

The Students’ Union accommodation service, SULETS, helps students find private rentals and states that it does not charge agency, registration or reservation fees.

Walking

The university lies around 10 to 15 minutes from Leicester railway station and approximately 20 minutes from the city centre.

New Walk provides a pedestrian connection between central Leicester and the university side of the city. Clarendon Park, Highfields and the Victoria Park edge also give realistic walking routes.

Avoid judging the journey by straight-line distance. Railway tracks, major roads and campus entrances can add time.

University Shuttle

The university shuttle connects The Village with the main campus during term.

Buses operate regularly, and residents of Village accommodation travel without paying an additional fare. The usual journey takes about 20 minutes.

Check the final evening departure before making late library sessions part of the weekly routine.

Local Buses

Services 47 and 48 connect the city centre with University Road. The U1 also serves the campus corridor.

Bus travel becomes more useful from Highfields, Oadby, Knighton and the De Montfort side of the centre.

Traffic can alter arrival times, so allow extra time for examinations, placements and assessed presentations.

Cycling

The university provides bicycle storage, including a large facility beneath the library plaza. The Village journey takes around 15 to 20 minutes by bicycle.

Clarendon Park, Highfields and central Leicester also give manageable cycling routes.

New Walk remains a pedestrian route where cycling is prohibited, so use the designated road and cycle network nearby.

Rail Travel

Leicester railway station provides intercity services towards London, Nottingham, Sheffield and Birmingham.

The short station-to-campus walk helps learners who travel home regularly or attend placements outside the city.

Check weekend engineering works before relying on the same route during term breaks.

Airport Travel

East Midlands Airport lies approximately 20 miles from campus. Birmingham Airport provides another option through rail connections.

Early flights require a separate timetable check because the first public service may not reach the terminal before check-in.
