I rarely leave negative reviews, but my move-in experience at URSA was extremely disappointing. My room was not move-in ready. I found used tissues, a used Q-tip, false eyelashes, hair, and other personal debris left underneath the mattress from the previous resident. The carpet was dirty, the window tracks were covered in dirt and grime, the window screen was torn, and there were dead insects in the room. I ended up spending part of my move-in day cleaning someone else’s mess because I needed a place to sleep that night. The bedroom window is also leaking water onto the floor. After moving in, I learned from another current resident that this leak had already been reported weeks ago but still had not been repaired. When I went to the leasing office around 5:00 PM to ask for help, I was told that no one could assist because the manager had already left for the day. Another issue is the noise. Although the pool is supposed to close at 10:00 PM, people continue making loud noise well after the posted closing time, making it difficult to enjoy a quiet living environment. I hope management takes these concerns seriously and improves the move-in process for future residents. No one should receive a room in this condition after paying rent.

I've had a great experience living at URSA. The apartments are spacious, the amenities are well maintained, and the location is convenient for getting to campus. The management team has been responsive whenever I've had questions, and maintenance requests have been handled quickly. Overall it's been a comfortable place to live, and I'd definitely recommend it to other students looking for housing in Waco.

They push so much for college kids to renew the lease and threaten that there may not be room for them if they don't renew quickly. My daughter was worried, she wouldn't have a space to live and renewed. She then decided to switch colleges. URSA charged her a full year of rent that she never used and also made her pay water, sewer, trash, electricity for a unit she never stepped foot in. After talking to URSA, they basically told me that they are in their full rights to do this. This is a $12,0000 mistake, mostly on us for signing early. But warning to everyone else, DON'T feel pressured from URSA to sign before you are ready. There is plenty of rooms available in Waco.

Took a tour recently of URSA and the staff was great. They were very informative and answered all my questions. Will definitely be referring others to come and see.
