University Apartments, waco-tx

I've had a great experience living at URSA. The apartments are spacious, the amenities are well maintained, and the location is convenient for getting to campus. The management team has been responsive whenever I've had questions, and maintenance requests have been handled quickly. Overall it's been a comfortable place to live, and I'd definitely recommend it to other students looking for housing in Waco.

Took a tour recently of URSA and the staff was great. They were very informative and answered all my questions. Will definitely be referring others to come and see.

Genuinely the most stressful place I have ever lived. They come in and leave the lights on over the summer when we are not home. They change the AC, even though the residents pay for the electric bill. To be clear they set our temperature to 68 and left all our lights on. Then claimed it was for the safety of the apartment? They charged our rent in two separate days so my automatic payment didn’t pay for all of it, this caused me to pay the service charge twice, and according to them they are not responsible for the payment processing that they set up and have us use. It is the property’s responsibility to make sure the rent is charged on time and in the correct amount, and if the third party they employ isn’t doing that, it is Ursa’s job to rectify that. Above all this, when we ask for help they tell us there is nothing they can do. We go to the office and the manager is never there. When I did speak to the manager, the conversation wasn’t focused on helping me at all, but making me feel like it was my fault for making my payment on time on the first and that if the lights were left on it was probably me that did that (it was not). They are condescending towards the residents and truly I just can’t wait to move out. Even if I email or call the office they won’t answer anyway, so don’t believe any review responses. If I could rate 0 stars I would. Really disappointed. It’s unfortunate that the residents have to fight to be charged fairly and be heard.

I absolutely love living here. The staff is amazing. The amenities are great. I have a wonderful cozy open space that is great. I love the floorplan and layout of my home. The maintenance of the property is always upkept. I just love it all the way around. I am so glad I chose to make this home for the rest of year.
