Absolute waste of momey, do not live here. I am currently living here in a studio unit, other renters have no awareness of noice control and respect to other people. I emailed the office and ask if they can do something about it but the respond I got was they can send out another "notice email" to let other renters know. They dont care about you. If you are going to live with bunch of party people, then you might find this place good because they dont care how loud you are during whenever. But if you are someone seeking for quiet place, you deserve a better place than this(my rent is $1100 not include electricity).

If I could give this place zero stars, I would in a heartbeat. University Terrace Apartments is by far the worst apartment experience I have ever had. From the day I moved in to the day I left, it was a complete disaster. The apartment was absolutely filthy on move-in day. It was clear that no real cleaning had been done. On top of that, my unit had rats the entire year. I reported this repeatedly to the leasing office, but they never took any meaningful action. Their suggested “solution” was trail cams. What exactly would trail cams do besides confirm that rats were there? Nothing... Right! The level of incompetence was unbelievable. Later in the year, they promised me an “as-is” since I had no other place to stay during turnover. I counted on that promise. Then, only two weeks before my lease was ending, they told me that it placed "undue burden" upon them to allow it. I explained to them that this meant I would be homeless for two weeks, and their response was cold and dismissive. Not once did they consider that being homeless for two weeks would be undue burden on me. They told me to try homeless and domestic violence shelters, in the same breath as they suggested I book a hotel for over $1,500. I was paying $635 a month for a bedroom without a cosigner while working full time as an undergraduate student. Did they really think I could afford $1,500 on top of that? Their complete lack of understanding or empathy for a tenant’s situation was shocking. As if all of this was not enough, when I moved out they charged me $510.85 for “cleaning and maintenance.” They claimed they pay $55 an hour for cleaning. That number is absurd on its own, but it is even worse when I think back to how disgusting the place was when I moved in. Not only did they take my security deposit, but have also charged me for obscure "damages" that never even existed. It is nothing more than a money grab. This complex is on the same level of abhorrent conditions and shockingly unsatisfactory service as Parkway Plaza and Alight. This complex is predatory, unprofessional, and negligent. The apartments are dirty and pest-infested, the staff is unhelpful, incompetent, and dismissive. They clearly exploit students who have few other options. Save yourself the misery. DO NOT RENT HERE. You’re better off literally ANYWHERE else.

Our apartment wasn't bad. It was pretty dirty and definitely not deep cleaned when we moved it. We wrote in our move-in checklist about this and it was never taken care of. During our stay at University Terrace it wasn't bad. However moving out was awful. We got WAY overcharged for the cleaning when we spend 7+ hours cleaning everything. They charged us $800 for carpet cleaning and made up random charges just so we couldn't get our security deposit back. On top of that, we somehow owed them money.

Disgustingly filthy and run downed when my daughter moved in and they have the nerve to take part of the security deposit for so called paint touch ups after move out. Parking fees are also outrageous! Definitely don’t recommend!

I've lived at University Terrace for about a year now and will be renewing in the fall. The staff is unbelievably helpful and nice. Maintenance responds timely and doesn't over charge for work. The location is an easy walk to campus and downtown. Compared to the insane prices offered by a lot of apartment buildings at Penn State, the pricing at UT is very cheap for the amenities provided. I live in a split story 3 bedroom and have more than enough space for myself and my 2 roommates. The building is old but the apartments are modern and very spacious and comfortable. 10/10 recommend!
