I would give 0/5 if possible. Don't move in to these apartments if you have other options. Find a roommate and split rent somewhere else. The apartment units aren't well maintained. They have mice and roaches. A lot of the dishwashers don't work and they won't fix them. The windows don't maintain internal temperatures, so if it's cold outside, the cold will seep in through the windows. The water is turned off about three times per month for "emergency maintenance." Sometimes they'll turn the water off for two or three days straight. They will give you random utility overage charges, even when nobody is home to for a whole month like for Christmas break. They will screw you for money at every possible turn. They don't care about you, only your money. I lived in these apartments for four and a half years. I had to break my last year's lease early because I had finished classes at LSUS and I was moving. They did not have a six month lease option available for me to sign, so I was forced to sign a year long lease. They charged me almost $2000 for a lease termination fee. The fee was equal to about 95% of my remaining five months of rent that I terminated.

University Court is turning around. My friends who have lived here before warned me about this place and that I will need to move to another complex after my lease ended. However, it was not this way. The staff is very considerate and trained in what they do. If there are any maintenance issues, they will accommodate you for the time being. This place is changing for the better and is a great place for students to live!

I have been a loyal, cooperating tenant here at University Court for the past 3 years. I have lived here for so long because I had to get myself to a place where I can afford furniture to move somewhere else. Because this place is furnished and on campus, you will be taken advantage of. The price to live here with a roommate is $700 EACH. Find me another complex in the area where you have to pay even remotely that much to share with someone, because you won't. And the prices continue to rise every year. For all 3 years, I have never had a working ice machine, a non-twitching kitchen light, consistent internet, or consistent hot water. I also have a leaking fridge and must keep a container in there to catch the water. There is black mold in all apartments. I have received multiple fake utility bills and even a fake eviction letter claiming I didn't pay rent. Even though we've gotten new management last year, there is no improvement. There have been reports of multiple drug dealers living here. The only way you will get anything taken care of is if you call corporate, because the management here is garbage. The only 5 star ratings you see are RA's. If you have access to furniture and a car, DO NOT live here. I promise it is a mistake.

I'm writing for a friend because they don't want to be given a hard time if the front office sees this. The shower took two months to fix and for the first two weeks they weren't even offered another shower to use. The kitchen light sometimes works and sometimes doesn't. A maintenance man came out to fix it but after giving them an ambiguous answer on what the problem was he never came back to actually make it work. The ice machine didn't work and never has. The WiFi seems to work some days and then other days when you really need it to it won't. The pool and hot tub are both extremely nasty. Also, they just made the complex enforce a no pet policy because "some apartments were left in disrepair." It's just funny because it seems to me all the apartments are left in disrepair. This is not a good place to live and it would be best if you spent your money elsewhere.

I give these apartments zero stars. Things were always handle unprofessional. I was assaulted in these apartments two times and they never moved me to another apartment. It's unsafe and they don't care All they were worried about were payments to move alarmed. Also They have no understanding for any financial issues as college students. They are quick to evict not caring for your schooling or residents at all. This complex is covered with German roaches it's so disgusting and should be cleared out. Someone please report then. All the good reviews are sadly influenced by freebies from the office instead of bribing just do better as a college apartments 👎
