Parents and students, please be cautious. Our experience with University Crossing of Ruston has been heartbreaking. We arrived on August 1 expecting to move into a clean, livable unit for my daughter. What we found was filth, mold, mildew, broken appliances, and an uninhabitable apartment. We weren’t able to actually move in until over 24 hours later, after cleaning it ourselves with volunteers and staff help. Despite verbal promises, most things never got fixed. I lost $1,000 in business revenue since I had to stay overnight unexpectedly without toiletries. Left feeling humiliated and helpless watching my daughter settle into unsafe conditions. Staff like Christian, Kristina, and the volunteers Caiden and Heath were kind, but management failed us completely. This property is not move-in ready, management is not honest about fees, and not properly equipped/trained to support students or families of this magnitude. I will be pursuing further action to make sure no other parent goes through this. This is not just poor service—it’s a breach of trust. I would’ve preferred open, honest communication about the condition of the property whereas adjustments for a hotel stay until the unit became habitable would have been more suffice and understandable. They’ve lost my trust! Although she was kind and respectful I don’t believe the company equipped Marissa to handle a crisis of this magnitude as I could see the stress in her during the lengthy meeting Friday from 1 pm - 9 pm. I hate she was the face of promises made she could not deliver on as this didn’t not help the trust issues. I overheard tenants come in and state the G unit building had not been lived in in over 2 years which makes me question the safety operations of this entire building. Is it up to code? What were the reasons it was abandoned? The office staff all talked about new ownership? Were the old owners worse or better managers? I will be emailing the corporate office for resolves in hopes of being able to update this post positively. Has anyone in G building had similar occurrences? Additionally looking at the reviews I have to believe this to be a strategic marketing strategy as this is the first sign you see when entering the property. “Leave a Google Review”. Then I read where it seems to have no bad reviews?????????? That’s not at all honest. So here’s my video of my assessment upon entering for the first time.

I attended the “Blooms & Bites” and have to say it was an amazing time. Building my own bouquet was so fun! Definitely something I would love to do again! And who doesn’t love a Carmel apple! Kristina did a great job putting this event on and made it so much fun! Getting to chat with her about her ideas and visions to bring a little more for the tenants was great to hear. Keep up the good work!

Terrible experience. I do not recommend living here. The property itself is nice, but the management is extremely poor and overpriced considering how badly the place is run. Common areas and the pool are often dirty. While the staff is generally polite, the management only seems to care about money and finding ways to charge tenants. We had repeated issues with incorrect bills and utility charges, including items added to the online portal that should not have been there. Resolving these mistakes was time-consuming and stressful. Maintenance is also unreliable. We requested a replacement couch because the one provided was dirty and smelled bad, but after seven months, it was never replaced. We also spent several days without air conditioning due to unresolved issues. This place is particularly difficult for international students who are not familiar with local systems. Asking for help rarely leads to timely solutions. Overall, living here caused unnecessary stress and financial loss. I strongly do not recommend it!!

READ ALL REVIEWS----- DO NOT BE FOOLED BY STARS!!!!!!!!!!!! Parents and students considering University Crossing in Ruston should do thorough research before relying on the 4.2 star rating displayed online. Based on our experience this rating does not accurately reflect the reality of living conditions and management response when serious issues occur. Our family has now experienced two major incidents within one lease year. When my daughter first arrived in August 2025, the apartment was dirty, mold-affected, and not move-in ready. We had to delay move-in and clean the unit ourselves after traveling over four hours. We were told the property was under new ownership and that improvements were coming. Unfortunately, in March 2026, a far more serious incident occurred. Maintenance placed a portable plug-in heater in a locked bedroom during the winter freeze. The heater was never turned off or removed by maintenance. Residents had no knowledge that it was still running. That heater ultimately sparked a fire contained by the activated sprinkler system causing the unit to flood with 2–4 inches of standing water. The Ruston Fire Department had to respond to the apartment to shut off the sprinkler system. While we are grateful the sprinkler system worked, this situation could have easily resulted in a much more serious and possible tragic fire which could have affected the lives of three young college students. Unfortunately, the response afterward was extremely concerning. • Residents were left to manage the flooded apartment by themselves as maintenance did not return after the assessment with the fire department that evening as promised • Repairs were performed while residents were away the following weekend without proper communication • During the beginning of the delayed cleaning process the apartment was left covered in dust, debris, and construction materials • Students had to clean until 2:00 AM just to make the space livable again • My daughter who suffers severely from environmental allergies experienced breathing complications and had to miss class and work Additional concerns during this process included: • Maintenance crews using the students’ cleaning supplies, a broom, and dustpan, and their beds to cut wood pieces • Personal household items missing including cleaning supplies, a broom, and dustpan • Food items removed from the refrigerator (possibly eaten by workers) • Multiple unfamiliar male workers entering and exiting the unit throughout the day without clear notice, identification As a result, my daughter was forced to nap in her car between classes because the apartment was not suitable to rest in during the ongoing work. • The washer and dryer being disconnected, preventing residents from washing clothes and bedding after the flooding • Water pressure being turned down after the flood preventing showers and baths for 3 days. This is extremely concerning for parents whose children live hours away from home. There have also been ongoing issues during the lease including: • A dryer outage lasting two months • A promised credit that was never issued • A persistent gnat infestation believed to be coming from the plumbing system • The security gate not properly operating since move in Our family has always paid rent on time and treated the lease responsibly, but unfortunately we have not experienced the same level of professionalism from ownership and management. I am also concerned about the high turnover of employees, which appears to contribute to inconsistent communication and unresolved issues. Students deserve safe housing and responsible management Deemed even more important to parents when living away from home for the first time. I hope corporate leadership will address these issues seriously for the safety of current and future residents. Videos will be added soon.

Ms Kristina in accounting is always so awesome to deal with. She has been super helpful to me if I'm having trouble with making my ends meet or if I need any help with questions about my account. I have especially taken to her budgeting one-on-ones and utilized the more than once. She's always very genuine and seems to keep an open door to anyone who may need her assistance.
