I have had a very positive experience at University Centre by FOUND Study. The staff and management team consistently go above and beyond to support residents and create a welcoming environment. I would especially like to recognize Jarvis, Malissa, Kabrina, and Luis for their outstanding professionalism, kindness, and dedication. They are always approachable, responsive, and genuinely considerate of residents' needs and concerns. Their willingness to help and their positive attitude make a meaningful difference in the community. Thank you to the entire team for creating such a supportive and resident-focused environment. I truly appreciate all of your hard work and commitment.

No assistance was provided regarding the deposit, the elevator frequently broke down, the winter utility bill was excessively high, and there was a lack of transparency overall. Everything may seem appealing at first, since these issues are hidden by management. I also noticed a few comments from "Local Guides," which was interesting, considering that Local Guides rarely stay long-term in places that primarily function as dorm style apartments. Do not be misled by the positive reviews, many of them appear to exist solely to boost the rating.

Great student accommodation. The rooms are spacious. Access to gym, study spaces, indoor games, laundry and proximity to NJIT. All boxes checked. Yes, there have been issues from time to time, but were rare and for understandable reasons. More importantly, the staff are great! Jarvis, Kabrina and Ms. Lisa, super helpful staff. Also, an awesome team at the desk. Thank you for your support.

I never leave comments on anything on Google, as you can see, I don't even take the time to make an account. But I wanted to share my experience at UC Newark as an NJIT student after moving out. I lived here for over a year and moved out at the end of the semester. Everything is awesome until you sign the lease. After that, if you have problems, which I had many of, they are not considered, especially by management, who does not care whether there is a minimum standard to live in your room or not. Most of the good reviews are left before signing, or they run giveaways where leaving a good review enters you to win. If that's not the case, most positive reviews seem suspiciously similar and appear inauthentic. The rating is 3.1 (the actual rating is below 1.5, partially covered by misleading comments). Let me quickly go through the problems. They charge too much compared to normal places. If you have a problem in your room such as heating, they genuinely don't care. I spent all winter with my own heating system. They say renovation, but they change very basic things (for example, look at your AC unit in the room and you will see what I am talking about). If you report an issue, they give temporary solutions just to say "we solved it." Please read the entire lease agreement before signing; you will realize it is all protection of the company against students, while universities put much less in their contracts to stay on the side of students, not even a normal lease agreement does this. I have no idea about other FOUND Study locations, but this branch is damaging the company's own reputation by itself. They will comment under this review asking you to send an email, to solve a problem that existed for a year only at the moment you leave? BTW, after reading other reviews, I can already predict their response: "Thank you for your feedback, we will use this to improve ourselves" for what feels like the 100th time. If this is the improved version, God knows what previous residents experienced. In one word: I would like to leave 0 starts but unfortunately I cant. Avoid this place.

Very disappointing experience with the current management at FOUND Study University Centre!! I was charged $175 for lost keys, despite having clear written confirmation from the staff before my move-out that the cost would be $100. I accepted and acknowledged that amount in advance. Only after I checked out — when it was no longer possible to discuss anything in person — did they silently raise the charge to $175 and post it on my portal. When I asked for clarification, they replied days later stating that $25 was for the mailbox key (not previously mentioned), and $50 was for a Blue fob. I accept responsibility for the mailbox key, even if the cost was never disclosed up front. But I strongly dispute the $50 fob charge: I was never issued a Blue fob. That fob was provided only under the previous management to students whose mobile app didn't work for room and building access. In my case, the app worked perfectly from day one, so there was no reason to issue me a fob — and I never received one. Yet they insisted it was “on record” and refused to provide any proof. I ultimately paid the full amount — not because I believed it was fair, but because I am a responsible person and did not want to risk late fees or further complications. Sadly, I cannot say the same for their approach to transparency and accountability. On top of this, fire alarms were going off constantly, often in the middle of the night making it nearly impossible to sleep during finals. The problem was never resolved, and management simply deflected responsibility. Most frustratingly, this building was once well-run and professional. But everything changed when FOUND Study took over. The previous ownership was responsive, organized, and respectful. Since the change, the experience has been the exact opposite: unjustified charges, poor communication, and a clear priority on profit over people. I strongly advise NJIT students, especially international ones, to seek housing elsewhere. My case was not unique — recent reviews show a clear pattern.
