University Courtyards Apartments, nacogdoches-tx

These apartments are the worst I have even been in. The staff are just terrible at their job. Absolutely no communication between each other. Their maintenance is also completely trash. There are roaches everywhere! Even after I requested pest control, they came days later with only a tiny can to spray around. Completely disgusting apartments. We had plumbing issues and they took forever to fix even though water was leaking from upstairs. Upon move out, they will find every reason to charge extra. They told me to pay extra for not returning keys, meanwhile I did return them. But I guess they cannot communicate effectively with each other. Grotesque incompetence. PLEASE PLEASE, do not even attempt to live there. You will regret it!

RUN! These people will lie to you repeatedly, blame you for things that were out of your control, will NOT fix anything no matter how many times you call, and the office staff are extremely RUDE and unapologetic. They will bully you into renewing your lease or else they will raise the rent. There are constantly people fighting outside and there’s been at least one shooting that I’m aware of. Water leaking through the walls, water dripping from the AC by the bucket load, floors coming up.

My apartment along with others on my side were RAT infested !! My entire time there and is still infested as of 2025 !! I have many more pictures and videos

The staff are unhelpful, if you can find them. Any maintenance issue is usually “fixed” a few times before any progress is actually made and even then it’s just good enough to deal with. Issues dealing with management are a nightmare. They go through so many people and no one communicates before they leave. We gave a few closet doors to the management office because they were of no use in the unit and they have somehow gone missing and we are being charged for them. There is zero security and feels unsafe after dark. My truck was vandalized during my time there, I saw one unit have a tree branch thrown into a window. The unit above us used their window as a trash chute to the ground below. There is still probably a large pile of garbage behind the building. If you’re looking for an apartment look literally anywhere else. Even as cheap as they are they are not worth it. I wish I could give less stars.

I would compare them to any cities lower income projects. you can expect appliance malfunctions, and freshly remodel to them is fresh paint and an OK cleaning job. Its normal to hear loud noises and music at night time. They offer pet owners a place to live and a place where your pet can poop but no trash cans to throw poop away and if caught not picking up you poop a $25 dollar fee can be expected. No trash cans anywhere on property except large dumpster in back. Maintenance guy's usually a dime a dozen they run through different unlicensed people all the time. If you every had a real emergency your better of contacting local emergency provider because the landlord is not not going to respond. This is a good place to live vs. living under a bridge. I would not recommend it to any decent family, or college students. Unless your ready to play games and gamble your credit, on a place where its companies agents look out for one thing, and one thing only their best interest which I doubt shares any relations with investors interests or else they wouldn't scramble and panic every time an inspector visits. One advantage is if you every loose track of when rents due they tack your account balance on your door the day before rent is due to let you and all your neighbors know how much you pay on rent or if your pass due.
