One star is too much for this place. The location is the only positive, and everything else is overpriced and poorly managed. Rent is high for the quality, utilities are often overcharged with no real explanation, and the water pressure is extremely weak—likely due to cost-cutting during construction. The apartment was dirty on move-in and required a full clean before use. Maintenance is slow and unreliable; work orders can take weeks and staff turnover is constant. Management is inaccessible, only replying to emails and taking no responsibility for normal wear and tear. Move-out was equally frustrating, with unjustified charges for me and my roommates. You can find far better housing—cleaner, cheaper, and with more responsive service. Even if you value proximity, it’s smarter to spend on transportation than to overpay here. Stay away from this complex. P.S. "University Commons" and "Melbourne Commons" are under the same management.

My son moved in for college. It will serve the purpose. But his room was not cleaned very well before him moving in. Also, his drain is not draining in the shower. He sent an email today. I'm waiting to see how long he has to wait for it to be fixed. Now out of college and he just received his deposit back after they took out not 1 but 2 cleaning fee's!! Shame, shame!! Seeing as how my first review was!! We had to clean to move him in! Beware!!!

We had this old microwave that broke in a way that was not our fault, they charged us 400$ to replace it and gave us no opportunity to dispute saying their contract spells it out. They also took an unreasonable amount out of our security deposits

Be very Leary of this place. My daughter was bullied to severity that she needed to move out. They had another spot potentially for her, but it may take a couple of weeks. The bullying had intensified so much that the office response (instead of letting her move into another available spot) was call the police, and my response was if she did that, would the bullies be allowed to stay, and the answer was yes. So my daughter would be subject to probably worse bullying. And the office reply to that is well as a mother I should move her out for her own safety. But of course we are still responsible for the lease. So the bullies get to stay where they are with no ramification, my daughter has to move out and she is expected to find someone else to live with these two bullies. BTW, the alcohol consumption of the bullies is very high, and one of them repeatedly mentioned she has a gun! Office has been told this too, but they can do nothing. Basically the office response is, as long as they pay their rent, anyone can stay. As a follow up to their comment, the ridiculousness of them suggesting this was all do to a boyfriend, when the ones bullying and threatening had their boy friends living there, unlike my daughter. And to suggest it’s fine to bully people for any reason whatsoever and suggest it is the victims fault🙄. Basically, the bullies retaliated, and the office believed whatever came out of their mouths, even after I sent them an audio file of one of them screaming at my daughter and threatening to arrest her boyfriend because she wasn’t being ‘loyal’ to these bullies, and then the office still believing the bullies were afraid of the boyfriend, when the audio file clearly showed they were not. Basically, everything was all hunky dory until Cinderella started to refuse to pick up after the ugly step sisters.

Very cheaply built buildings. Literally nothing was lined up in my apartment, from the vents to the lights to tv being off center to the walls and baseboards being slightly curved. Gaps everywhere. Couldn’t use a freaking hair dryer plugged into my bathroom outlet or it would trip the fuse! Poorly insulated so electric bills were ridiculous. Pretty expensive for what you get honestly. WiFi is atrocious, laggy and random disconnections frequently if you’re on the top or bottom floor. Too cheap to run an Ethernet port to every room and if you have the will to run a 100ft cord from the laundry closet to your room you still have to call spectrum to make it actually work. Also no access to port forwarding even by calling them so your NAT type for online games WILL be strict or moderate. Staff is also fairly non-responsive if you have anything more pressing than a simple question. Lived here for a year and a half and somehow never got access to the maintenance request page as far as I know. Closest thing to it was a permission to enter page but I tried using it multiple times without ANYTHING happening. Lightbulbs constantly out if you don’t change them yourself or badger them about it basically. They also charged me pet fees for my ESA as well as the deposit and all before I knew ESA meant they couldn’t do that. Never got that money back and they never stopped the pet fees. Someone on the Melbourne Commons reviews said it perfectly: style over substance
